Where new homes are being built around Boynton Beach
Inside the city, most new housing is apartments and condos rather than houses. Census building permit data for 2025 show the City of Boynton Beach approved 64 single-family homes and 392 units in buildings with five or more units. Palm Beach County as a whole permitted 2,495 single-family homes, so the city accounts for a small share.
New single-family communities are mostly in the western part of the Boynton area, in ZIPs such as 33473. Many of these homes have a Boynton Beach mailing address but sit in unincorporated Palm Beach County. Check each parcel's taxing district on the Property Appraiser site, since that sets your millage and who provides services.
What are the current construction projects in Boynton Beach?
The City of Boynton Beach keeps an official Development page listing projects under review and under way inside city limits. Use it for in-city apartments, mixed-use and infill projects. For the western unincorporated area, Palm Beach County's planning records cover approvals.

Impact fees on new Boynton Beach homes
Palm Beach County charges impact fees on new homes to pay for roads, parks, public buildings and schools. The county's schedule for Boynton Beach, effective January 1, 2026, sets the fees by home size.
Single-family homes
The square-footage portion (parks, public buildings and schools) is $6,975.07 for 801 to 1,399 sq ft, $8,571.35 for 1,400 to 1,999 sq ft, $8,880.84 for 2,000 to 3,599 sq ft and $7,051.69 for 3,600 sq ft or more. A road impact fee of $5,597.40 applies per detached home. A 2,500 sq ft home therefore pays about $14,478 in county fees.
Senior adult housing
Age-restricted homes pay no school impact fee, so the square-footage portion falls to $975.13 for a 2,000 to 3,599 sq ft home. The City of Boynton Beach may add its own fees inside city limits.
Who pays
The builder pays at permit and prices the fee into the home. If you are building on your own lot, you pay it directly, so include it in your budget.
CDD and HOA fees on Boynton Beach new homes
What Florida law requires
If a new home is in a community development district, Florida Statute 190.048 requires the first sale contract to carry a bold disclosure that the district can levy taxes and assessments. Separately, Statute 720.401 requires an HOA disclosure summary before you sign.
Where the charges appear
CDD debt and maintenance assessments usually show on your property tax bill as non-ad valorem charges, while HOA dues are billed by the association. Ask for both figures in writing, along with how many years any CDD bond has left. Our Florida CDD fees guide explains how they work.
Questions for the sales office
- Is the community in a CDD, and what are this lot's yearly assessments?
- What are HOA dues now, and what did the builder's budget assume?
- Is the parcel inside Boynton Beach city limits or unincorporated county?
- For 55+ communities, what are the age and occupancy rules?
New build or resale in Boynton Beach: what costs more?
Price
New homes in the verified communities start at $1.2 million, while Zillow's typical Boynton value is $403,510 and 33437 averages $433,511. For most budgets, a resale is the realistic route.
Insurance
A new home built to current Florida code, with impact-rated windows and a new roof, usually qualifies for lower wind premiums than an older home. Ask for the wind mitigation report and get a quote early. See our wind mitigation guide.
Property tax in the first years
Florida values property on January 1. If the home was unfinished then, the first bill may be for land only, and the next one jumps once the house is assessed. File for homestead by March 1 after you move in.
Inspections, warranties and flood checks
Hire your own inspector
Book inspections before drywall and before closing, even on a new home. City or county permit inspections check code minimums, not finish quality.
Read the warranty
Builder warranties differ in length and in what counts as a structural defect. Ask for the warranty document before you sign.
Flood zone and elevation
Check the lot on the FEMA flood map and ask for the elevation certificate. Boynton Beach's Class 5 CRS rating gives a 25% flood premium discount in high-risk zones inside the city; unincorporated lots fall under the county's rating instead.
Licenses
Check the builder's contractor license on the Florida DBPR license search.
Buying new in Boynton Beach with your own agent
The sales office represents the builder. Your own agent can compare the builder's price with recent resales, review the contract's deposit and delay terms, and check the parcel's CDD and tax status. Register your agent on your first visit, since many builders won't pay a buyer's agent who wasn't there from the start. Read more in our Florida new construction guide, and see the Boynton Beach housing market page for resale prices by ZIP.
Common questions
Where can I find new construction homes in Boynton Beach, FL?+
Mostly west of Florida's Turnpike, in ZIPs such as 33473, where GL Homes sells Valencia Grand and Valencia Del Mar. Both are age-restricted. Inside city limits, new building is mostly apartments and condos, which the city lists on its Development page. Toll Brothers' nearest communities are in Delray Beach and Boca Raton.
Are there new homes in Boynton Beach that are not 55+?+
Lennar's Estates of Boynton Waters is a single-family community not listed as 55+, but it showed no homes available in September 2026. Check builder sites for new phases.
