Where new homes are being built around Delray Beach
Delray Beach has little vacant land left. Census Building Permits Survey data for 2025 shows about 100 single-family units and 191 units in buildings of five or more permitted in the city (the Census imputed these figures because the city did not report monthly). Palm Beach County as a whole permitted 2,495 single-family units that year, most of them further west.
Inside the city, new houses tend to be small infill projects or teardowns on existing lots. Larger master-planned communities with Delray Beach addresses sit west toward and beyond Florida's Turnpike, and some of them are in unincorporated Palm Beach County rather than the city. That changes your tax rate, permits and services, so check the taxing district on the Property Appraiser record for any lot.
What are the current new construction projects in Delray Beach?
Prices below come from builder websites in September 2026 and change often. Always confirm the current price sheet and what is included.
Layton Pointe (Toll Brothers)
Single-family homes with four or five bedrooms, one or two stories, from 2,643 to 4,187 square feet. Toll lists the community from $1,544,995. When it opened, Toll's announcement described 31 homesites from $1.35 million, so prices have moved up since launch; use the current site.
Delray Ridge (Toll Brothers)
A gated enclave of five homesites with two-story homes from 4,197 to 4,605 square feet. The current price is not on Toll's city page; its grand-opening announcement said from $3 million. Ask the sales office which lots remain.
Delray Trails (Lennar)
Lennar markets Delray Trails as a 55+ master-planned community with a Delray Beach address. It is age-restricted, so at least one occupant must meet the association's age rule under the federal Housing for Older Persons Act. We could not verify current prices or which homes remain; ask Lennar for the price sheet, HOA budget and any CDD.
Casa Avenida Townhomes and Bella Homes
Both appear in local search results for new homes in Delray Beach. We could not verify the builder, home types or prices, so contact them directly and check the builder's license on the DBPR lookup before you visit.
Resale in GL Homes' Valencia communities
GL Homes' Valencia Falls and Valencia Palms, both age-restricted, are sold out, so homes there are resale only. GL still sells two 55+ communities with Boynton Beach addresses, Valencia Grand from $1.3 million and Valencia Del Mar from $1.2 million to $2.5 million; see new construction in Boynton Beach.
Seven Bridges and west of the Turnpike

Impact fees on a new Delray Beach home
Palm Beach County charges impact fees on new homes to pay for roads, parks, schools and public buildings. Builders fold them into the price, but they explain why a new home costs more than a similar resale.
Single-family homes
The county's 2026 schedule for the Delray Beach area, effective January 1, 2026, sets the square-footage portion at $8,423.92 for a 1,400 to 1,999 square foot house, $8,719.98 for 2,000 to 3,599 square feet and $6,898.62 for 3,600 square feet and up. A road impact fee of $5,597.40 per detached house comes on top, so a 2,500 square foot house pays about $14,317 in county-collected fees.
Age-restricted housing
Senior adult housing pays no school impact fee. On the same schedule, the square-footage portion for a 2,000 to 3,599 square foot senior home is $814.27, which is one reason 55+ communities can price differently.
How Delray compares with Boynton Beach
The county publishes a separate 2026 schedule for the Boynton Beach area. For a 2,000 to 3,599 square foot house, the square-footage portion is $8,880.84 there against $8,719.98 in the Delray schedule, mainly because Delray's parks portion is lower. The $5,597.40 road fee is the same in both. The difference is small next to the price of a new home, but it shows up in the builder's cost and so in the price.
City fees
Cities can add their own fees and utility connection charges. Ask the builder for a list of every government fee in the contract price.
CDD and HOA fees on Delray Beach new homes
What the builder must tell you
Under Florida Statute 190.048, the first sale contract for a home in a community development district must carry a bold disclosure that the district can levy taxes and assessments. Section 720.401 requires an HOA disclosure summary before you sign. Read both.
Where the charges appear

In Delray Beach the gap is wide. Zillow's typical home value was $343,049 in August 2026, a figure that includes many condos, while the cheapest current Toll Brothers home starts at $1,544,995. At Freddie Mac's 7.03% rate, 20% down on that base price is $308,999 and principal and interest come to about $8,248 a month, before tax, insurance and fees.
A new build brings a builder warranty, current wind and energy codes and possibly lower insurance. A resale often comes with a lower price, an established lot and room to negotiate: across the metro, homes sold for about 95.7% of list price in July 2026. First-year property tax
Florida values property on January 1. If your home was unfinished then, the first bill may cover land only, and the next one jumps. File for homestead by March 1 after you move in. The 2025 city rate was 18.4500 mills.
