What the ten-year trend shows
Zillow's typical Kissimmee value was $186,943 in August 2016. It climbed steadily to $254,091 by August 2020, then jumped 16.9% in the next year and 29.9% in the year after that, reaching $385,877 in August 2022. Over those two years the value rose 51.9%.
The next two Augusts were flat, at $385,436 in 2023 and $387,444 in 2024, the high point. Since then the figure has fallen two years in a row: 5.1% to $367,709 in 2025 and 3.2% to $355,971 in 2026. That leaves Kissimmee 90.4% above its 2016 level but below where it stood in August 2022.
Kissimmee is falling faster than the region. Over the same year Orlando's typical value slipped 1.4% to $371,120 and Orange County's 1.2% to $400,602, while Osceola County as a whole fell 3.2% to $359,490. None of this is a forecast; it describes what has already happened.

Homes took an average of 70 days to go under contract in August 2026, one day quicker than the 71 days a year earlier. It is a mean, so a few stale listings pull it up; well-priced homes can go faster.
Sale-to-list ratio
0.973 in July 2026, a touch above 0.972 a year earlier. The typical home closed about 2.7% under its final asking price, so most of the negotiation shows up as price cuts before an offer rather than at the table.
Price cuts
28.0% of listings had a price cut, down from 29.6% a year earlier. More than a quarter of sellers are still adjusting, which tells you list prices are often a starting point.
Inventory
16,599 homes were for sale across the metro, 4.2% fewer than the 17,325 a year earlier. A shrinking supply can slow price falls even while homes sit for weeks.
Median sale price
$395,500 across the metro in July 2026, against $393,333 in July 2025. The median sale price reflects which homes happened to close, so it can rise while the typical value, which covers all homes, falls.
How the market differs by ZIP code and neighborhood
Every Kissimmee ZIP code fell over the year, but by different amounts. Zillow's August 2026 typical values:

The lowest-priced ZIP, 34741, fell the most. At neighborhood level the split was sharper. The Celebration villages mostly rose: South Village gained 3.4% to $523,721, East Village 2.3% to $802,072 and Artisan Park 1.9% to $540,065. Several areas fell hard, including Plantation (down 7.9% to $273,278), Shadow Bay (down 6.9% to $204,264), Bella Vida (down 5.9% to $492,509) and Eagle Pointe (down 5.4% to $366,913). Small neighborhoods can swing on a few sales, so use these figures as a reason to pull recent comparable sales for the street.
Condos, resort homes, luxury and new builds
Kissimmee is really several markets that share a mailing address. Zillow's neighborhood values blend home types, so treat them as direction only.
Entry-level homes and condos
Several of the cheapest areas lost the most value this year, from Shadow Bay at $204,264 to Flora Ridge at $272,036 (down 4.4%). A few held up, such as Osceola Park Estates, up 1.1% to $294,838, and Pebble Creek, up 0.3% to $310,627. Short-term rental and resort homes
Osceola County allows short-term rentals only in certain places, through its short-term rental planned development zoning and an overlay map. Prices for these homes follow tourist demand and rental rules, not only local wages, so confirm the parcel's zoning with the county's planning office (407-742-0200) before you pay a premium for rental potential.
Luxury homes
