What is the Delray Beach housing market doing now?

It is flat overall and moving in two directions underneath. The typical value of $343,049 is about 8% below the August 2023 peak of $374,304, but still 72% above August 2016. Typical rent was $2,841 in August 2026, up 3.8% in a year, so renting got dearer while buying prices held still.

The citywide figure mixes very different housing. Delray Beach has single-family streets near the beach worth seven figures and large condo and villa communities west of I-95 worth under $200,000. Read any headline number with that mix in mind.

What the ten-year trend shows

2016 to 2020: steady single-digit growth

The typical value rose from $199,465 to $239,499, between 3.9% and 5.9% a year. This was the slow, predictable market many long-time owners bought in.

2020 to 2022: a 54% jump in two years

Values climbed 18.3% to August 2021 and another 30.4% to August 2022, reaching $369,352. This matched the statewide pandemic-era surge, when record-low mortgage rates lifted what buyers could pay.

2022 to 2024: the plateau

Prices barely moved, rising 1.3% to the 2023 peak and slipping 0.6% in 2024. Higher mortgage rates capped what buyers could pay.

2024 to 2026: a correction, then a pause

The typical value fell 7.9% to $342,443 in August 2025, the largest drop in the decade, then edged up 0.2%. Much of the fall came from condo-heavy areas, covered below.

Sale speed, price cuts and inventory across the metro

Zillow reports these four indicators for the Miami-Fort Lauderdale-West Palm Beach metro, not for Delray Beach alone. They set the pace for sellers across south Palm Beach County.

About 98 days to pending

Homes took about 98 days on average to go under contract in August 2026, against 97 a year before. Because it is a mean, stale listings pull it up. Plan on roughly three months from listing to contract, then closing.

Sellers accept about 95.7% of list

In July 2026 homes sold for about 95.7% of their final list price, up from 95.3% a year earlier. On a $343,049 home, that 4.3% gap is about $14,751.

Fewer price cuts

18.9% of metro listings had a price cut in August 2026, down from 21.5% a year earlier, a sign that sellers are pricing closer to the market at the start.

Inventory down 14.3%

There were 48,328 homes for sale across the metro in August 2026, against 56,417 a year earlier. Buyers still have choice, but supply is no longer growing. The metro median sale price was $491,667 in July 2026, up about 2.8% on a year earlier.

The two rising ZIPs

33483 and 33444 both gained more than 5%. They are also the two most expensive ZIPs, which fits the wider pattern in this market: higher-priced single-family homes have held value better than condos, and their buyers are less sensitive to mortgage rates.

The flat middle

33445 and 33446 each slipped 0.4%. Both sit close to the citywide typical value, and both include addresses outside city limits, so check the taxing district on the Property Appraiser record before you compare tax bills.

The weakest ZIP

33484 fell 6.4% to $200,469. A typical value that low points to a housing stock led by condos and villas, the segment hit hardest by rising insurance and association costs. Several of the falling neighborhoods in the next section use Delray Beach addresses in the west of the area.

What is the most expensive neighborhood in Delray Beach?

Among Zillow-defined neighborhoods, Palm Trail had the highest typical value in August 2026 at $3,031,663, followed by Tropic Isle at $2,686,583, Del-Aire at $2,173,330 and Lake Ida Park at $2,081,769. The fastest gains were in Del-Aire (18.7%), Del Ida Park (16.6%), Delray Lakes (13.0%) and West Settlers (12.9%).

The largest falls were in Kings Point (down 11.8% to $91,446), Villages of Oriole (down 10.9% to $156,441) and Lakes of Delray (down 8.5% to $162,582). Kings Point is an unincorporated area west of the city, and several of these communities are age-restricted, so their prices reflect condo and association economics rather than the city as a whole.

Condos, single-family homes and new builds

Condos and villas carry the market's weakness.
