What is the Boynton Beach housing market doing right now?
Prices have stopped falling but haven't turned up. The typical value slipped from $404,790 in August 2025 to $403,510 in August 2026, a change of 0.3%, after a 7.6% drop the year before. Palm Beach County as a whole rose 1.2% over the same year, to a typical $474,416, so Boynton is lagging its county.
The wider metro is giving buyers more choice than in 2022. Inventory was down from July, price cuts became less common and the sale-to-list ratio edged up, which points to a market settling rather than sliding. The numbers above the page show each figure; the sections below explain what they mean for you.
What the ten-year trend shows
Zillow's August readings since 2016 show four clear phases. Over the full ten years, the typical value is up about 69.5%, from $238,051 to $403,510.
2016 to 2020: steady single-digit gains
The typical value rose from $238,051 to $280,174, about 17.7% over four years. Yearly gains ranged from about 3% to 6%.
2020 to 2022: the pandemic jump
Values climbed 54.4% in two years, to $432,577 by August 2022. This was the period of record-low mortgage rates, and it accounts for most of the ten-year gain.
2022 to 2024: a plateau
Once rates rose, the typical value barely moved, reaching $437,958 in August 2024, about 1.2% above 2022. That was the peak.
2024 to 2026: a correction, then a pause
The typical value fell 7.6% to $404,790 by August 2025, then held almost flat at $403,510 in August 2026. Owners who bought at the top are down on paper, but anyone who bought before 2021 is still well ahead.
Sale speed, price cuts and inventory across the metro
Zillow publishes these figures for the whole Miami-Fort Lauderdale-West Palm Beach metro, not for Boynton Beach alone, so treat them as the regional backdrop.
Days to pending
Homes took about 98 days on average to go under contract in August 2026, up from 97 in July. That's a slow market by historical standards, and it means a new listing has months, not days, to find a buyer.
Sale-to-list ratio
Homes sold for about 95.7% of their last list price in July 2026, up from 95.3% in June. On a $400,000 list price, that's a typical gap of roughly $17,000.
Price cuts
About 18.9% of listings had a price cut in August 2026, down from 21.5% in July. Fewer cuts usually means sellers are pricing closer to what buyers will pay.
Inventory
Metro inventory was 48,328 listings in August, 14.3% fewer than the 56,417 in July. A drop like that can be seasonal, so watch whether it holds into the winter buying season.
Median sale price
The metro median sale price was $491,667 in July 2026, up from $478,333 in June. It runs above Boynton's typical value because the metro includes costlier parts of Miami-Dade and Broward.
Boynton Beach home prices by ZIP and neighborhood
Price direction splits by area. The August 2026 ZIP figures show the east and west ends rising while the middle-west slipped.
| ZIP | Zillow typical value | 1-year change |
|---|---|---|
| 33435 | $308,335 | +1.7% |
| 33426 | $336,945 | +0.5% |
| 33436 | $410,837 | +0.6% |
| 33437 | $433,511 | -0.6% |
| 33472 | $458,674 | -1.1% |
| 33473 | $978,831 | +4.4% |
The coast and the far west gained
33435, the lowest-priced ZIP, rose 1.7%, and 33473, the highest-priced, rose 4.4%. Buyers paid up at both ends of the price range.
The western suburbs softened
33437 fell 0.6% and 33472 fell 1.1%. If you are selling here, price against recent sales in your own community rather than the ZIP figure.
Neighborhoods moving against the trend
Among Zillow's named neighborhoods, Chapel Hill rose 10.1% to $855,136 and Seacrest Estates 9.0% to $508,209, while Hunters Run fell 12.1% to $230,326. Big moves in small neighborhoods can reflect just a few sales, so check recent comparable sales before you rely on them.
What is the best neighborhood to live in Boynton Beach?
That depends on your budget and priorities, not a ranking. By price, Diane Drive ($1,385,750) and Mission Hills ($1,340,219) had the highest typical values; Pinepoint Villas ($131,177) and The Crossings ($141,128) the lowest. Our Boynton Beach hub maps the broad areas, and the Boynton Beach living guide covers day-to-day trade-offs.
Condos, single-family homes and new builds
Condos and villas
Several Zillow neighborhoods, including Pinepoint Villas, The Crossings and Sterling Village, have typical values under $150,000, the entry point for Boynton ownership. Florida's post-Surfside condo safety law has raised reserve and inspection costs for older buildings, so check reserves and special assessments. Our milestone inspections guide explains the rules.
Age-restricted resale
West of the city, sold-out GL Homes Valencia communities such as Valencia Bay, Cove, Isles and Reserve trade as resales. They are legally age-restricted, so check each association's approval rules before you make an offer.
New construction
The City of Boynton Beach permitted only 64 single-family homes in 2025, against 392 units in larger apartment and condo buildings, according to the Census. Most new single-family building sits in unincorporated county land to the west. See our Boynton Beach new construction guide.
Insurance and property tax: the costs behind the prices
Carrying costs shape what buyers can pay. Palm Beach County's average homeowners premium was $6,614 in state data as of September 30, 2024, and the state said in January 2026 that about 26,000 Citizens policyholders in the county would see an average 11.9% cut.
The 2025 total millage was 20.0080 mills inside the city and a base of 16.2652 mills in unincorporated Palm Beach County. On a $403,510 home with a full homestead exemption, that works out to roughly $7,200 a year inside the city and $5,900 in the unincorporated area, before non-ad valorem charges. Our Palm Beach County property tax guide shows how to estimate your own bill.
Rent vs buy in Boynton Beach
Zillow's typical rent was $2,371 in August 2026. At the 7.03% average 30-year rate, principal and interest on a $403,510 home is about $2,423 a month with 10% down and $2,154 with 20% down. Add property tax, insurance and any HOA fee, and owning costs well over $3,000 a month for the typical home. Renting is cheaper month to month; buying makes more sense if you plan to stay long enough to recover closing costs.
What is driving demand
Population is steady
The Census estimated 82,396 residents on July 1, 2025, up 2.7% since the 2020 base but slightly below the 2024 estimate of 82,730.
Jobs keep growing
The metro had 2,967,100 nonfarm jobs in August 2026 (preliminary) and a 3.7% unemployment rate in July, per the Bureau of Labor Statistics.
Prices are high next to incomes
Boynton's median household income was $70,074 in the 2020-2024 Census survey, below Palm Beach County's $83,581. The typical home costs about 5.8 times that income, which limits how fast prices can climb.
Boynton Beach vs nearby cities
| City | Typical value, Aug 2026 | 1-year change | Typical rent |
|---|---|---|---|
| Boynton Beach | $403,510 | -0.3% | $2,371 |
| Delray Beach | $343,049 | +0.2% | $2,841 |
| Boca Raton | $576,824 | +3.7% | $2,949 |
| West Palm Beach | $404,294 | +1.4% | $2,377 |
| Coral Springs | $523,439 | -1.9% | $2,330 |
Boynton and West Palm Beach have nearly identical typical values and rents, but West Palm gained 1.4% while Boynton slipped. Boca Raton had the strongest year of the group.
Is now a good time to buy a house in Boynton Beach?
For buyers who plan to stay, conditions are better than in 2022. Prices are below peak, the metro average wait to pending is about 98 days, and nearly one listing in five has cut its price. The catch is the 7.03% rate. Get insurance quotes and the tax district before you commit, and offer below list on homes that have sat. Our statewide buying-timing guide covers the Florida picture.
Is now a good time to sell a house in Boynton Beach?
If you bought before 2021, you likely still have large gains to take. If you bought in 2022 to 2024, you may sell for less than you paid. Price from 2026 comparable sales, fix what an inspector or insurer will flag, and expect a longer wait than in the boom years.
Boynton Beach housing market outlook
We don't forecast prices. These are the factors to watch.
Amendment 3 on the November 2026 ballot
If approved, it would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028, and cut the cap on yearly assessment increases for non-homestead property from 10% to 5%. That would lower carrying costs for many owners.
Mortgage rates and insurance
A lower rate or further insurance relief would bring buyers back faster than any local factor. Watch the weekly Freddie Mac survey and your renewal notices.
