Typical rent was $2,549 in August 2026, up 1.7% on the year. The Census median gross rent for 2020 to 2024 was $1,862 across Collier County and $2,305 in the city. Census medians include leases signed years ago, so expect new leases to price closer to Zillow's figure.

Collier has some of the lowest millage in Florida: about 9.0076 mills in the City of Naples and 10.4020 in unincorporated Greater Naples Fire areas on the 2026 preliminary roll. Homeowners and flood insurance

Citizens Property Insurance's 2026 rate filing put its average HO-3 homeowners premium in Collier at $4,531 a year, recommended to fall 3.1% to $4,391, against a statewide HO-3 average of $3,506. Flood insurance is a separate policy. Unincorporated Collier's Class 5 rating in FEMA's Community Rating System gives eligible NFIP policies a 25% discount. Most Naples homes are in an association, and 36% of Collier housing units are in buildings of five or more units, according to the Census, so condo fees are part of many budgets. Newer communities in eastern Collier can add CDD or stewardship district charges on the tax bill. Ask for the budget, reserves and any planned special assessment.

Everyday costs in Naples

Electricity

Florida Power & Light serves most of the Naples area. FPL listed its typical 1,000-kWh residential bill at $136.64 in August 2026 and $128.45 in September, which included a one-time storm cost refund. From the October 2026 rate sheet, the same usage works out to about $133 before taxes and fees. LCEC, a cooperative, serves Marco Island, Immokalee, Ave Maria and Everglades City. Summer air conditioning pushes usage well above 1,000 kWh in many homes.

Water, sewer and trash

Depending on the address, water and sewer come from the Collier County Water-Sewer District or from a city or private utility; check the provider for the address and ask the seller for a year of bills. In unincorporated Collier, trash is usually a non-ad valorem charge on the property tax bill: the county levied about $39.0 million of solid waste assessments for 2025-26.

Groceries and food

MIT budgets $4,977 a year for food for one adult in Collier and $9,125 for two adults, about $415 and $760 a month.

Transportation and gas

Collier County has no discretionary sales surtax in 2026, according to the Department of Revenue, so the rate is Florida's 6% state rate. Lee County adds 0.5%, making Fort Myers and Cape Coral 6.5%.
