What Celebration is known for
Celebration is known as the town Disney built. The company began it in 1994, planned it in an early 20th-century style and brought in architects including Michael Graves, Philip Johnson and Robert A. M. Stern. Disney then divested most of its control, although several Disney business units still occupy offices there.
The Town Center sits on Lake Rianhard, with shops and restaurants along Market Street, a lakeside fountain and 106 residences above and around the commercial space. Experience Kissimmee lists three annual events: Now Snowing Nightly, when soap-flake snow falls in the Town Center each holiday season, the Celebration Exotic Car Festival and Rocktoberfest. Forbes once named it one of America's prettiest neighborhoods.
Is Celebration, FL a good place to live?
It suits buyers who want a walkable town center, a set architectural style and parks and pools run by an association, near Walt Disney World. The trade-offs are cost and rules. Home values sit well above the rest of the area: Zillow's typical value for the City of Kissimmee was $355,971 in August 2026, while every Celebration village it tracks was above $448,000. The Census Bureau's 2020 to 2024 survey puts the median owner-occupied value in the Celebration census area at $635,000.

What happened to Celebration after Disney?
Disney followed its plan to step back. Today the town is run by several bodies rather than a city government. The Celebration Residential Owners Association (CROA) handles dues, covenants, active parks and pools. The Celebration Community Development District looks after streetlights, waterways, mosquito control, medians and alleys. The Enterprise Community Development District runs potable, sewer and reclaimed water service and bills for it. For downtown shops, events and restaurants, the Celebration CDD points residents to Lexin.
Knowing who does what saves time: a pool question goes to CROA, a streetlight to the Celebration CDD, a water bill to Enterprise.

Detached houses in the town's revival styles make up most of the stock, from cottages to estate homes. Each village has its own mix of lot sizes. Ask for sales from the same village rather than town-wide averages.
Townhomes, duplexes and triplexes
Many attached homes sit in CROA service areas, which cover extra services such as roofing, exterior cleaning, painting, landscaping and irrigation. Service-area owners pay a supplemental assessment on top of the base fee. Ask which service area the home is in and what that assessment is.
Condos and downtown residences

Living in Celebration
Shops and dining
The Town Center has boutiques, cafes and restaurants on Market Street and along the Lake Rianhard promenade, and a bike rental shop that points visitors to an 8 to 10 mile ride around town.
Parks, pools and recreation
CROA runs resident pools, parks, playgrounds, a dog park and an athletic and recreation complex. Ask which facilities your fee covers and whether any need a separate membership or card.
Schools
Public schools are run by the School District of Osceola County. Celebration School teaches kindergarten to grade 8 and Celebration High School grades 9 to 12. Osceola is a choice district and assigns schools by address, so check the address in the district's school locator before relying on a listing.
Healthcare
AdventHealth Celebration, a non-profit hospital, is inside the town.
Getting around
U.S. 192, Interstate 4 and State Road 417 all serve Celebration. It is a car-based location for most commutes, although many daily errands can be walked or biked from homes near the Town Center.
HOA, CDD and tax costs in Celebration
CROA base and service-area assessments
Every residential owner pays CROA's annual base assessment, and service-area homes pay more. CROA does not publish the amount on its homepage, so ask the seller for the current base and service-area figures, any special assessment and an estoppel certificate. CROA's office is at Town Hall, 851 Celebration Avenue (407-566-1200).
The capital contribution when you buy
A charter amendment adopted on December 2, 2024 requires each new owner to pay CROA a one-time initial capital contribution equal to the greater of one year's base assessment or 0.5% of the gross sale price. On a $600,000 home that is at least $3,000, due at closing and not credited against future dues. Negotiate who pays it in your contract.
CDD charges and utilities

Property tax

Look up the address on FEMA's flood map and get a quote during your inspection period. Florida sellers must now give a flood disclosure at or before contract, covering known flooding, flood claims and federal aid.
