What Solivita is known for
Solivita is a large age-restricted community known for its amenity complexes and golf. The 55places directory lists eight amenity complexes, including the 19,000-square-foot Palms complex, the 32,000-square-foot Riviera Spa and Fitness Center and the 17,000-square-foot Starlite Ballroom, as well as indoor and outdoor heated pools, two 18-hole championship courses at Stonegate Golf Club, lighted pickleball, bocce and Har-Tru tennis courts, art studios, a pet park and more than 150 social clubs with a full-time activities director.
Building started in 2000 under Avatar, later AV Homes, and Taylor Morrison finished the community. Taylor Morrison's site now marks Solivita as sold out.
Is Solivita a good place to live?
It suits buyers aged 55 and over who want a gated community with a full activity calendar, golf on site and single-level homes, and who are comfortable with a large association and two CDDs. Outside the gates, most errands and appointments mean a drive.
Price is one draw. Zillow does not publish a figure for Solivita itself, but the surrounding Poinciana area had a typical value of $279,614 in August 2026, down 4.2% over the year, against $355,971 for the City of Kissimmee. Expect Solivita homes to vary widely with size, golf or lake views and age, so price each one from recent sales inside the gates.
How many homes are in Solivita?
The 55places directory lists about 5,900 homes. District records tell a similar story in two parts: the Poinciana CDD's fiscal 2027 budget assesses 3,820 platted residential units, and the Poinciana West CDD describes 1,650 residential units planned in its area. The Solivita association assigns each neighborhood to one district. Bella Viana, Candlewood and Flora Vista are in the Poinciana CDD; Alta Vista, Mira Vista and Valencia are in Poinciana West.

The community was built over more than two decades, so floor plans and finishes change a lot from one neighborhood to the next.
Single-family homes
Most homes are detached, one-story houses with one to four bedrooms, some with a den. Golf-course and pond-view lots usually carry a premium, so compare only against similar lots.

55places also lists attached homes, which tend to sit at the smaller end of the 891 to 2,545 square foot range. Ask which exterior items the association maintains for each attached plan.

Amenities and clubs
The amenity complexes, pools, courts and clubs are the core of daily life. Ask the association for the current club list, room booking rules and any guest fees.
Golf
Stonegate Golf Club has two 18-hole courses inside the community. Check whether play is included in your fees or charged separately, and what cart and trail fees apply.
Getting around
The Poinciana SunRail station at 5025 S. Rail Ave. is the nearest rail stop, though SunRail runs only on weekdays. Most trips are by car.

Solivita is a 55+ community under the federal housing-for-older-persons rules. Read the association's occupancy and rental rules, including how it handles younger residents and minimum lease terms, before you buy a home to rent out.
Solivita HOA, CDD and tax costs
Association fees
The Solivita Community Association handles the gated community's common areas and grounds, while the two CDDs own and maintain most of the stormwater ponds. 55places lists dues of $155 to $420 a month. Ask for the current figure for the specific neighborhood and any club or amenity fee billed separately.
CDD assessments
The Poinciana CDD's fiscal 2027 budget sets a gross operations and maintenance assessment of $244.74 per unit and a gross debt assessment of $374 per residential unit for its Series 2022 refunding bonds. It lists 221 residential units that have prepaid the debt. These appear on the property tax bill. Poinciana West CDD sets its own figures, so check the bill for a home in that district.
Club fees
A 2018 district Q&A described a Club Plan under which owners paid Avatar monthly membership and operations fees, and set out a proposal for the two CDDs to buy the amenities. Ask the seller and the association how amenity costs are billed today and whether any club membership fee still applies.
Property tax
Solivita's CDDs are in Polk County, so Polk sets your tax. For 2025 the unincorporated rate in the South Florida Water Management District area was 12.9761 mills. Polk also lists a residential fire assessment of $393 per single-family home and garbage and yard trash charges totalling $346.05, so confirm which apply on the parcel's bill. How much does it cost to live in Solivita?
Add four pieces together: the mortgage or opportunity cost of the price, the association dues, the two CDD lines on the tax bill and Polk property tax. On a $300,000 assessed value with homestead, 12.9761 mills works out to about $3,370 a year (school tax on $275,000 plus other levies on $249,278) before flat charges, and then dues of $155 to $420 a month and CDD assessments.
