Lakewood Ranch neighborhoods: a profile of each area
Lakewood Ranch calls its neighborhoods villages. The developer counts more than 40 of them, ranging from 250 to 1,500 homes, with 21 still selling new homes. Zillow does not publish values for individual villages here, so the table above uses ZIP-level values where a village's addresses fall in ZIP 34202 or 34211, and shows n/a otherwise. Prices below are the developer's July 2026 starting bands for new homes.
Star Farms
A gated village of about 1,300 acres, with its sales office in ZIP 34211 and a lifestyle director and homes from about 1,500 to over 5,000 square feet. Three builders, D.R. Horton, Homes by WestBay and Perry Homes, sell townhomes from the $300s, villas from the high $300s and single-family homes up to $3 million-plus. A new neighborhood, Saddlestone, extends the original footprint. Stewardship district assessments on one bond series came to $1,065.02 net for FY2026.
Esplanade at Azario
Taylor Morrison's resort-style village has a lifestyle director and a full amenity program. Villas start in the high $400s and single-family homes run from the $600s to over $1 million. Azario lots carry more than one stewardship district bond; one series listed $795.99 of debt service plus $393.71 of maintenance, net, in FY2026, so ask the builder for the total on your lot.
Cresswind (55+)
A gated 55+ single-family village by Kolter Homes, from the high $400s to over $1 million. The residents-only clubhouse has a SmartFIT training center, fitness studio and arts room, and outdoor space includes tennis, pickleball, bocce, a resort pool, a dog park and an event lawn. Kolter runs its award-winning "Set Yourself F.R.E.E." program (fitness, relationships, education and entertainment) through a full-time lifestyle director. Cresswind lots pay two district bonds.
Del Webb Catalina (55+)
The newer of the two Del Webb villages, with its sales office on Starlight Beach Lane. Amenities center on a 15-acre campus on a 70-acre lake with 12 pickleball courts, 8 covered. Villas start in the $350s and single-family homes run from the $400s to over $1 million across four home series, and Del Webb advertised incentives of up to $50,000 on select move-in-ready homes in September 2026.
Del Webb Lakewood Ranch (55+)
The original Del Webb village: 1,286 homes built by Pulte from 2015, gated, with a clubhouse of about 21,000 square feet. Calusa Country Club
Lennar's golf village includes a bundled membership for an 18-hole championship course and a 12-hole short course designed by Gordon Lewis, along with a clubhouse with a restaurant and pool. Condos start in the high $200s, the lowest new-home entry price on the developer's sheet, and single-family homes run from the $500s to the $900s.
Stillwater
A gated Lennar village south of State Road 70 on Bourneside Boulevard, with two- to four-bedroom single-family homes from the $500s. Lennar includes tile roofs, paver driveways, hurricane protection and a full appliance package in the base price. The village is set among preserves, with up to three-car garages on larger plans, and shopping and dining a short drive away. The Isles
Toll Brothers' luxury enclave, with two collections of homes from the $800s to over $1 million and resort-style amenities. The district schedule lists a 2019 bond for The Isles at $1,359.86 net plus $645.30 of maintenance for a 60-foot lot.
The Concession
A private, gated golf community built around the course Jack Nicklaus and Tony Jacklin designed, opened in 2006 and host of the Senior PGA Championship from 2026 to 2028. Palm Grove
Neal Communities' village, in ZIP 34212, mixes townhomes from the $300s, paired villas from the high $300s and single-family homes from the high $400s, all in a Florida modern style. A clubhouse and resort pool are planned, with an on-site lifestyle director, so ask the builder for the expected opening date and whether HOA dues will rise when they open.
Waterside
Waterside wraps around Kingfisher Lake and the Waterside Place town center, home to the Lakewood Ranch farmers' market. Its villages span a wide range: Dream Finders' Bungalow Walk from the $400s, David Weekley's Emerald Landing with a boat dock for the water taxi, Shellstone with the 13-acre Midway Sports Complex, Wild Blue estates from the high $900s to over $4 million, and 13 lakefront homesites at Kingfisher Estates. Most addresses use Sarasota ZIP 34240, whose Zillow typical value was $744,115 in August 2026.
Windward
Neal Communities built Windward around a British West Indies design theme with colonial Dutch touches and island palms. A residents-only clubhouse has a fitness center and a lifestyle director, and outdoor amenities include a resort-style pool, a separate children's pool, pickleball and tennis courts, a playground, sports fields and a dog park. Villas run from the $400s to the $600s and single-family homes from the $500s to over $1 million, with a Sarasota 34240 address.
Monterey
A gated Toll Brothers enclave of single- and two-story homes set among ponds and lakes, from the $700s to over $1 million, with its own planned amenities on top of the wider Lakewood Ranch parks and town centers. Like Windward, its sales address is in ZIP 34240, so confirm the county for tax purposes.
Summerfield and Greenbrook
These are among the established, resale villages on the developer's community map, which places them near State Road 70 with community and nature parks close by. The developer's parks guide describes a 110-acre nature retreat around 12-acre Heron Lake and 27-acre Summerfield Lake, with trails and fishing. Homes here are resales, so ask each seller for the HOA and district figures.
University Park
Not part of Lakewood Ranch, but often compared with it: a gated, resident-owned golf community west of I-75 with 1,202 lots in 32 neighborhoods and 27 holes of semi-private golf. Best for walking to shops and dining
Waterside villages near Waterside Place, and homes close to Main Street, put restaurants and events within walking or cycling distance. The Green, a 37-acre walkable center, serves the northern villages.
Best for golf
Calusa Country Club bundles membership into home ownership. The Concession and University Park have their own clubs with separate membership, and Lakewood Ranch Golf and Country Club, owned by Heritage Golf Group, has members-only courses. Six more courses sit inside villages with access through HOA fees, per the developer.
Best for a newer home

Best for a lower entry price
Calusa Country Club condos from the high $200s, Ryan Homes' Amber Creek townhomes from the $300s and Avalon Woods single-family homes from the high $300s are the lowest new-home prices on the developer's list. Among resale areas, ZIP 34211 had the lower Zillow typical value, $546,120.
Best for age-restricted (55+) living

Best for sports and recreation
The 75-acre Premier Sports Campus hosts tournaments, Shellstone at Waterside includes the 13-acre Midway Sports Complex, and the developer counts 13 parks with sports fields, courts, disc golf and dog parks across the ranch.
Best for low-maintenance living
Attached villa collections are offered at Del Webb Catalina, Sweetwater, Esplanade at Azario and Windward, Del Webb tags its Catalina homes as maintenance-free, and Bungalow Walk markets low-maintenance two-story homes. Ask exactly which lawn, irrigation, roof and exterior paint items the HOA covers.
Best for a country club without a new build
Lakewood Ranch Golf and Country Club is owned and operated by Heritage Golf Group, which gives members reciprocal play at its other clubs nationwide. The Country Club community park, behind the club's athletic center, has a basketball court, pickleball court, pavilion and tot lot. Homes in the surrounding established villages are resales, and club membership is separate from the HOA.
Best for large lots
The Concession's homesites run from half an acre to over an acre, Monarch Acres has 8 lots over three-quarters of an acre, and Wild Blue offers lots up to an acre.
Best for lake views
Kingfisher Estates and Emerald Landing sit on Kingfisher Lake at Waterside, and Waterbury Park, by Neal Signature Homes, is built around lakeside homesites.
HOA and district fees by neighborhood
Every village has an HOA. The developer says dues range from $100 to $800 a month, with most between $200 and $300. Newer villages also pay the Lakewood Ranch Stewardship District: a bond assessment fixed for about 30 years and a maintenance charge that can change each year, both on the tax bill.

Most sales offices on the developer's list use Manatee ZIPs 34202, 34211 and 34212, while Waterside, Windward and Monterey use Sarasota ZIP 34240. The county decides your millage, school district and which appraiser handles homestead, so check the parcel record before comparing tax estimates.
New village or established village
New villages give you builder incentives, a warranty and current construction, but district bond assessments that vary widely by phase and lot, and often a construction zone next door for a few years. Established villages have mature trees, settled fees and a sales history you can check.

Narrow by county and ZIP first, since Manatee and Sarasota parcels are taxed differently.
