Because the original Del Webb sales are finished, you choose from resales, which means you can see the actual lot, landscaping and neighbors before you buy. Weigh the recurring costs: HOA dues and the stewardship district's bond and maintenance assessments together can run to several thousand dollars a year.

The same directory lists one attached collection in two models of about 1,542 to 1,579 square feet, with two or three bedrooms and two-car garages. Villas usually come with more exterior maintenance included, so compare what each fee covers.

What homes sell for

Zillow does not publish a separate index for the village. ZIP 34202 had a typical value of $660,569 in August 2026 and Lakewood Ranch overall $585,199, both down on the year. Use recent sales of the same collection and lot width inside the gates.

Activities and clubs

A lifestyle director runs the calendar. Directory listings mention group fitness, book and card clubs, arts and crafts, day trips, themed dinners and lectures, plus a bar and fire pit by the pool.

Shops, parks and town centers

Lakewood Ranch has three town centers, Main Street, Waterside Place and The Green, and the developer counts 150-plus miles of trails. The Lakewood Ranch Medical Center is by Main Street.

Getting around

Lakewood Ranch has four I-75 interchanges, and the developer puts Sarasota-Bradenton International Airport about 9 miles from the community. Golf carts may be driven within a village and on some roads under 35 mph, but not on main roads.

55+ rules

The association does not publish its dues on its public site. 55places quotes an approximate range of $274 to $535 a month drawn from current listings, varying by home and section. Treat that as a starting point and get the current figure, any special assessment and the estoppel amount from the association.

Stewardship district assessment

The Lakewood Ranch Stewardship District's FY2026 schedule lists a "Del Webb 2017 Bond" with net annual debt service of $583.14 for a 42-foot lot, $721.99 for a 52-foot lot and $916.37 for a 66-foot lot, plus a net operations and maintenance assessment of $645.30. Property tax

The East Manatee Fire Rescue district, which covers most of the Manatee side of Lakewood Ranch, totaled 14.1600 mills in 2025. After a sale the assessed value resets, so estimate from your price and file for homestead by March 1. The Manatee County property tax guide has a worked example.

Look up the address on FEMA's flood map and ask for an elevation certificate, especially for homes backing onto ponds.

Del Webb Lakewood Ranch vs Del Webb Catalina

Del Webb Catalina is a separate 55+ village in Lakewood Ranch, with its sales office at 4844 Starlight Beach Lane in ZIP 34211. The developer lists attached villas from the $350s and single-family homes from the $400s to over $1 million, with a 15-acre amenity campus on a 70-acre lake and 12 pickleball courts, 8 of them covered.
