Where new homes are being built in Lakewood Ranch
Lakewood Ranch covers more than 35,000 acres across Manatee and Sarasota counties, and the developer, Schroeder-Manatee Ranch, says 21 of its 40-plus villages are actively selling new construction. The research firms RCLCO and Zonda ranked it the top-selling multigenerational master-planned community in the US for the eighth year in a row in January 2026, averaging more than 2,000 new home sales a year since first reaching the top spot.
By sales-office address, the active villages fall into four ZIP codes: 34211 in the northeast (Star Farms, Esplanade at Azario, Cresswind, Del Webb Catalina and Shellstone), 34202 in the middle (Calusa Country Club, Stillwater, The Isles, Waterbury Park and Monarch Acres), 34212 to the north (Palm Grove) and 34240, a Sarasota ZIP (Monterey, Windward, Bungalow Walk, Emerald Landing, Kingfisher Estates and Wild Blue). Lakewood Ranch straddles the county line, so confirm whether a lot is in Manatee or Sarasota County before you estimate taxes.
Lakewood Ranch villages selling new homes

Star Farms (D.R. Horton, Homes by WestBay, Perry Homes)
A gated 1,300-acre village with a lifestyle director and homes from about 1,500 to over 5,000 square feet, from townhomes in the $300s to single-family homes up to $3 million-plus. It is expanding with a new neighborhood called Saddlestone. Builder offers posted in September 2026 included closing cost help, a special 5.50% rate and up to $50,000 of flex cash on select Perry homes.
Esplanade at Azario (Taylor Morrison)
A resort-style village with a lifestyle director, sales at 15616 Derna Terrace in ZIP 34211. Villas start in the high $400s and single-family homes run from the $600s to over $1 million.
Cresswind Lakewood Ranch (Kolter Homes, 55+)
A gated 55+ single-family village with a residents-only clubhouse, a SmartFIT training center, tennis, pickleball, bocce, a resort pool and a dog park. Homes run from the high $400s to over $1 million.
Del Webb Catalina (Del Webb, 55+)
A 55+ village with a 15-acre amenity campus on a 70-acre lake, 12 pickleball courts (8 covered) and four home series. Villas start in the $350s and single-family homes in the $400s. Del Webb advertised incentives of up to $50,000 on select move-in-ready homes through September 28, 2026.
Calusa Country Club (Lennar)
A golf village with a bundled membership covering an 18-hole championship course and a 12-hole short course, both by Gordon Lewis, plus a clubhouse, pool and courts. Condos start in the high $200s, the lowest entry point on the developer's sheet, and single-family homes run from the $500s to the $900s.
Palm Grove (Neal Communities)
Townhomes, paired villas and single-family homes in a Florida modern style, with a clubhouse and resort pool planned. Prices start in the $300s for townhomes and the high $400s for single-family homes.
Stillwater (Lennar)
A gated village south of State Road 70 on Bourneside Boulevard with two- to four-bedroom single-family homes from the $500s. Lennar's included package lists tile roofs, paver driveways, hurricane protection and appliances including a washer and dryer.
The Isles and Monterey (Toll Brothers)
Two Toll Brothers enclaves: The Isles, with two collections from the $800s, and gated Monterey, with single- and two-story designs from the $700s, in ZIP 34240.
Waterside villages (several builders)
Waterside surrounds Kingfisher Lake and the Waterside Place town center. Dream Finders' Bungalow Walk offers two-story homes of 1,696 to 2,557 square feet from the $400s; David Weekley's Emerald Landing has city homes, townhomes and single-family homes with a boat dock for the water taxi to Waterside Place; Shellstone includes the 13-acre Midway Sports Complex; Wild Blue has lots up to an acre from the high $900s; and Kingfisher Estates is 13 lakefront homesites.
Windward and Sweetwater
Windward, by Neal Communities, has a British West Indies theme, a residents-only clubhouse and villas from the $400s. Sweetwater, by M/I Homes, is a villa village from the $400s.
Amber Creek and Avalon Woods (Ryan Homes)
The lowest-priced new single-family and townhome options on the sheet: Amber Creek townhomes from the $300s and Avalon Woods single-family homes from the high $300s.
Waterbury Park and Monarch Acres (custom)
Waterbury Park, by Neal Signature Homes, has lakeside homes from $1.3 million. Monarch Acres is a gated enclave of 8 custom John Cannon homes on lots over three-quarters of an acre, from $3 million.

Stewardship district and HOA fees on new homes
What the stewardship district is
The Lakewood Ranch Stewardship District is a special district created by the Legislature in 2005, covering over 25,000 acres in Manatee and Sarasota counties. It issues bonds for roads, stormwater, utilities and landscaping, and maintains community parks, more than 150 miles of trails and about 3,000 acres of conservation land. Each lot pays a fixed bond assessment for about 30 years plus an operations and maintenance assessment that can change yearly, both on the property tax bill.
What it costs by village
The FY2026 schedule shows the range. Net figures, before the early-payment adjustment, include $671.30 debt plus $393.71 O&M for a Star Farms lot in one series; $795.99 plus $393.71 for Azario in another; $692.40 plus $393.71 for Cresswind's 2018 bond, with a second Cresswind bond on top; and $1,678.87 to $2,953.81 of debt plus $678.04 O&M for Wild Blue lots from 64 feet to an acre. The district says bond assessments may be paid off at closing, and builders disclose them up front.
HOA dues
Every village has an HOA. The developer puts the range at $100 to $800 a month, with most between $200 and $300, generally covering village amenities, common areas and some lawn care and irrigation. - The exact bond and O&M assessment for your lot width and phase.
- The HOA budget, what it covers and whether a capital contribution is due at closing.
- Whether any club membership is bundled or optional.
New build or resale in Lakewood Ranch: the real cost
Price
Zillow's typical Lakewood Ranch home value was $585,199 in August 2026, down 3.7% over the year. Many new single-family homes start in the $400s to $600s before options and lot premiums, so a resale in an established village can compete once upgrades are added.
Taxes and assessments
A new home is assessed at its completed value, and the stewardship bond assessment is often higher in the newest phases. At the 2025 East Manatee Fire Rescue total of 14.1600 mills, each $100,000 of taxable value costs about $1,416 a year before exemptions; see Manatee County property tax, or Sarasota County property tax for Waterside.
Incentives
Builders were advertising rate buydowns, closing cost help and cash toward options in September 2026. Compare the incentive's value with a lower price, which also lowers your taxes.
Insurance and storms
Insurers price by roof age, construction and wind-resistance features, so get quotes on the exact plan and lot before your contract deadlines, and keep the builder's wind mitigation details; see the Florida wind mitigation guide.
Inspections and warranties on a new Lakewood Ranch home
Pre-drywall and final inspections
Hire your own inspector before the drywall goes up and again before closing, and write both into the contract. City and county permit inspections check code minimums, not workmanship.
Builder warranty
Read the builder's written warranty for its workmanship, systems and structural terms. Florida law limits implied warranty claims for offsite improvements such as streets, drainage and utilities not directly supporting the home (section 553.835).
If something goes wrong
Under Chapter 558, you must give the builder written notice of a construction defect at least 60 days before suing. The builder can inspect within 30 days and must respond within 45 days with an offer to repair, pay, or dispute the claim.
Buying new in Lakewood Ranch with a local agent
The developer notes you can buy directly from a builder, and that many buyers use a real estate agent, especially when buying from out of state. The builder's sales staff work for the builder. A local agent can compare villages on total monthly cost, read the purchase contract and district disclosures, and check resale competition. Since August 2024, buyers sign a written agreement with their agent that states compensation; ask each builder how it handles buyer-agent pay. Among villages selling new homes, Wild Blue at Waterside runs up to $4 million-plus, and Monarch Acres and Kingfisher Estates start at $3 million, per the developer. Among resale areas, The Concession's estate packages are quoted at $1 million to over $5 million. By ZIP, 34202 ($660,569) outranked 34211 ($546,120) in Zillow's August 2026 values.
Are there CDD fees on new homes in Lakewood Ranch?+
Most new villages pay Lakewood Ranch Stewardship District assessments, which work like CDD fees: a fixed bond payment for about 30 years plus a yearly maintenance charge, both on the tax bill. In FY2026, for example, a Star Farms lot in one series paid $671.30 plus $393.71.
Is it cheaper to buy new or resale in Lakewood Ranch?+
