A single master developer means roads, school sites and parks are planned ahead of homes.

2. Parks, trails and conservation land

The developer counts 13 parks and a 150-plus-mile network of trails, sidewalks and bike lanes. One nature park covers 110 acres around the 12-acre Heron Lake and 27-acre Summerfield Lake, and the stewardship district manages about 3,000 acres of wetlands and preserves.

3. Three town centers

Main Street has the cinema, restaurants and the information center; Waterside Place sits on Kingfisher Lake and hosts the farmers' market and Ranch Nite Wednesdays; and The Green is a 37-acre walkable center near the northern villages.

4. Newer homes

The Census Bureau's 2020-2024 survey puts the median year built for homes in the Lakewood Ranch census area at 2014, against 1991 for Manatee County. Newer construction usually means current wind codes and fewer system replacements in the first years.

5. A wide range of home types and prices

The developer's July 2026 sheet runs from condos in the high $200s and townhomes in the $300s to custom estates above $3 million, with 55+ villages in between.

6. Schools planned into the community

The developer set aside school sites before building homes and lists several public schools that earned an A from the Florida Department of Education, including B.D. Gullett Elementary, Gilbert W. McNeal Elementary and R. Dan Nolan Middle. Rangeland High School is due to open in August 2027. Always check zoning for the exact address.

7. Healthcare on site

Lakewood Ranch Medical Center is by Main Street, and the developer notes medical offices for most visit types across the community.

8. Local employers

The developer counts 2,645 businesses in five business parks and more than 22,000 people employed in the community, with a focus on healthcare, finance, retail, biotech and technology.

9. Airport and beaches within reach

Sarasota-Bradenton International Airport is about 9 miles away and Tampa International about 55, according to the developer, which puts Siesta Key, Lido Key, Longboat Key and Anna Maria Island about 15 to 18 miles away.

10. No state income tax

Florida has no personal income tax. Sales tax is 7% on both sides of the county line: the 6% state rate plus a 1% surtax in Manatee and in Sarasota County.

Cons of living in Lakewood Ranch

1. Prices well above the county

At $585,199, the typical home costs about $177,000 more than the Manatee County figure and about $233,000 more than in Bradenton ($352,501). Rent, at $2,355, is also above Bradenton's $1,782.

2. Fees on top of the mortgage

Every village has an HOA, from $100 to $800 a month with most at $200 to $300, per the developer. Most newer villages add stewardship district bond and maintenance assessments: for example $1,065.02 a year net for a Star Farms lot in one bond series, and $2,356.91 or more for a 64-foot Wild Blue lot in FY2026.

3. Hurricane exposure

Hurricane Milton made landfall on Siesta Key as a category 3 storm on the evening of October 9, 2024, and the National Hurricane Center's report lists an observer's pressure reading of 960.4 millibars in Lakewood Ranch that night. Inland location limits surge risk but not wind and rain.

4. Flooding near rivers and ponds

5. Long, wet summers

At Sarasota-Bradenton airport, NOAA's 1991-2020 normals show average highs of 90 to 91.5°F from June through September and 29.55 inches of rain in those four months, about 60% of the 49.05-inch annual total.

6. You need a car

Villages are spread over about 53 square miles. Golf carts are allowed inside villages and on some roads under 35 mph, but not on main roads, so most trips mean driving.

7. Constant construction and growth

With 21 villages building and Manatee County's population up about 17% since 2020 to 468,200, expect construction traffic and changing views near active phases.

8. A softer resale market

Values fell 3.7% over the year. In the wider North Port-Sarasota-Bradenton metro, homes took about 91 days on average to go under contract in August 2026 and about 25% of listings had a price cut. Buyers have leverage; sellers need realistic pricing.

Highs sit around 90°F, lows around 75°F, and August is the wettest month at 9.11 inches. Hurricane season runs through November, so have a plan and check your evacuation zone each year.

Fall (October and November)

The rains drop off quickly: October averages 2.76 inches and November 1.81, with November highs near 80°F and lows near 60°F. Seasonal residents start returning, and community calendars fill up again with events at the town centers.

Getting around

Lakewood Ranch has four I-75 interchanges, and the developer puts Tampa less than an hour north and downtown Sarasota about 20 minutes away. Main arteries include State Roads 64 and 70, Lakewood Ranch Boulevard and Lorraine Road.

Things to do

The 75-acre Premier Sports Campus, the Sarasota Polo Club, the farmers' market at Waterside Place and live music on Main Street are local draws. Lakewood Ranch Golf and Country Club, owned by Heritage Golf Group, has members-only courses, and several villages include golf in HOA fees.

What salary do you need to live in Lakewood Ranch?

MIT's Living Wage Calculator for Manatee County, updated February 2026, puts the pre-tax income needed for basic costs at $47,321 for a single adult, $66,121 for two adults with one working, and $110,466 for two working adults with two children. Those figures assume county-average housing, well below Lakewood Ranch prices.
