NAPLES MOVING GUIDE

Moving to Naples, FL: costs, timeline, utilities and the first-month checklist

Moving to Naples means budgeting for high housing costs, with Zillow's typical rent at $2,549 a month in August 2026, and planning around two local rules: Collier County only takes homestead applications in person, by March 1, and hurricane season runs through the summer and fall. This guide covers the logistics in order, from moving costs to utilities, your Florida license and tags, voter registration, school enrollment and storm preparation.

What moving to Naples costs

The table on this page shows monthly rent and mortgage payments at the current rate. These are the one-off costs to plan for on top.

Movers and written estimates

Get at least three written estimates based on an in-home or video survey, and ask each company whether the price is binding. For a move within Florida, check that the company is registered with the Florida Department of Agriculture and Consumer Services, which Chapter 507 of the Florida Statutes requires of intrastate movers.

Pick your moving month carefully

Naples is busiest in winter and spring, when seasonal residents are in town; federal data show about 6,500 more jobs in the metro in April 2026 than in July. Summer is quieter but falls in hurricane season and brings the heaviest rain, with August averaging 8.89 inches at Naples Municipal Airport. Build a few spare days into any summer schedule.

Deposits and upfront housing costs

For a rental, ask exactly what is due at signing. If a landlord asks for first month, last month and a deposit equal to a month's rent, the typical $2,549 rent means $7,647 before you move in. For a purchase, Florida charges documentary stamp tax of 35 cents per $100 on the mortgage note, and your lender will tell you whether the first year's insurance premium must be paid at closing.

Vehicle and license fees

Florida charges a one-time $225 fee on the first registration of a vehicle that has not been registered in the state before. The Collier County Tax Collector adds a $6.25 service fee to each driver license transaction on top of state fees.

Renting first or buying straight away

Renting for a year lets you learn the seasons and the storm risk of different areas before you commit. The numbers are close enough to make it a real choice: the typical Naples rent was $2,549, while principal and interest on a home at the typical $544,120 value with 10% down comes to about $3,268 a month at 7.03%, before tax, insurance and dues. Prices were also down 2.4% over the year, so waiting carries less risk than it did in 2021 or 2022.

Temporary housing

If you plan to rent before buying, ask landlords for 12-month rates rather than seasonal ones, and check that the lease does not overlap with the months when you would rather be house hunting.

Your Naples moving timeline

Two to three months before

Visit in summer if you can, not only in winter. Shortlist areas with the Naples neighborhoods guide, and for each address you are considering, look up the flood zone and evacuation zone and get an insurance quote. Citizens' average HO-3 premium in Collier was $4,531 in its 2026 filing.

Four to six weeks before

Book movers, gather school records and medical records, and set start dates for electricity and water. If you are buying, lock in insurance before the inspection period ends.

Moving week

Confirm utility connections, take meter readings on move-in day, and keep your closing or lease documents in a waterproof folder, as they prove your Collier address later.

First 30 days

Get your Florida driver license, register your vehicles, register to vote, enroll children in school and sign up for county emergency alerts. The details are below.

Before January 1 and March 1

To claim homestead for a year, you must own and live in the home on January 1, and your license, registration and voter card should be dated before then. File in person with the property appraiser by March 1.

Setting up utilities in Naples

Electricity: FPL

Florida Power & Light serves most of the Naples area. Its typical 1,000-kWh residential bill was $136.64 in August 2026, and the October 2026 rate sheet works out to about $133 at the same usage before taxes and fees. Start service online with your address and move-in date.

Electricity: LCEC

LCEC, a member-owned cooperative with more than 240,000 customers, serves Marco Island, Immokalee, Ave Maria and Everglades City, among other places. If you are moving to one of those, set up service with LCEC rather than FPL.

Water and sewer

Depending on the address, water and sewer come from the Collier County Water-Sewer District or from a city or private utility. Ask the seller or landlord which utility serves the home and for a year of bills, because lawn irrigation can push usage up.

Trash and recycling

In unincorporated Collier, curbside collection is typically billed as a non-ad valorem assessment on the property tax bill rather than a monthly utility bill; Collier County government levied about $39.0 million of solid waste assessments for 2025-26. Renters should ask the landlord who pays.

Internet and phone

Provider choice varies from street to street. Check which companies serve the exact address before you sign a lease or close. MIT's budget for internet and a mobile phone in Collier is $1,903 a year for one adult.

Florida license, tags and voter registration in Collier County

Driver license within 30 days

Florida law requires a new resident who takes a job or enrolls children in public school to get a Florida driver license within 30 days. The Collier County Tax Collector gives full driver license service, including road tests, at 725 Airport Road South, and full service except road tests at its Heritage Bay and Orange Blossom offices. Bring proof of identity (such as a birth certificate or passport), proof of your Social Security number and two proofs of your Collier residential address.

Vehicle title and registration

Your registration application must show your permanent Florida address. Budget for the $225 initial registration fee on each vehicle new to Florida, plus title and tag fees. The tax collector offers two-year registrations and a fast-title service for an extra $10 at its main, Golden Gate, Orange Blossom and Heritage Bay offices.

Voter registration

Register or update your address with the Collier County Supervisor of Elections, 3750 Enterprise Avenue, Naples, or online. Florida closes registration 29 days before each election, which makes October 5, 2026 the deadline for the November 3, 2026 general election.

Beach parking sticker

Once you have a Collier vehicle registration and driver license, pick up a free beach parking sticker at the tax collector's main office on Tamiami Trail East or the Orange Blossom branch. Collier residents pay for beach parking through their property taxes.

Filing for homestead in Collier County

In person only

The Collier County Property Appraiser accepts new homestead applications in person, at its offices or at select locations during the filing period, before March 1. You cannot file a new application online. If you buy after January 1, you can pre-file for the next year any time after March 1.

What to bring

Evidence of ownership, Social Security numbers for every applicant and spouse, a Florida driver license, Florida vehicle registration and, if you vote, a Collier voter registration, all dated before January 1. Bring a full copy of the trust if the home is in one, and proof that any residency-based exemption in another state has been removed.

Portability and senior exemption

If you are moving from another Florida homestead, apply for portability at the same time to carry up to $500,000 of your Save Our Homes benefit. Owners 65 or older with 2025 household income of $38,686 or less may qualify for up to $50,000 more from Collier County and the City of Naples. The Collier County property tax guide shows what homestead is worth on a typical bill.

Hurricane preparation for new Naples residents

Know your evacuation zone

Collier County publishes an online evacuation zone map; look up your address as soon as you have it. Check your FEMA flood zone as well; the two come from different maps and answer different questions. During Hurricane Ian, the National Hurricane Center recorded 6 to 9 feet of inundation in Naples.

Sign up for alerts

AlertCollier is the county's free emergency notification service. You can register up to five addresses and choose text or phone alerts. The county also offers the Collier Cares app.

Insurance before the season

A new flood policy usually takes 30 days to start,. Put both in place before the peak months of August and September. Unincorporated Collier's CRS Class 5 rating gives eligible NFIP policies a 25% discount; see the Florida hurricane insurance guide.

Shelters, special needs and pets

Collier's special needs shelter program requires registration in advance through county emergency management, and the county runs pet-friendly shelters. Register early if anyone in your household may need help evacuating.

Supplies

The Collier Clerk's preparedness checklist includes a gallon of water per person per day, non-perishable food, flashlights, batteries, a weather radio, cash and documents in a waterproof container.

Enrolling in Collier County Public Schools

Register online

Collier County Public Schools uses a central online registration system, which the district says takes 15 to 30 minutes. You will need a parent ID, birth certificate, proof of address, Social Security card, previous school records, a physical exam and immunization records.

Health forms

The physical exam must be completed in the US within 12 months before the child's first day in a Collier school, and immunizations must be on Florida form DH 680. Book a pediatric appointment early, because out-of-state records have to be transferred to the Florida form. The district's registration office answers questions at (239) 377-0547 on weekdays.

Check the assigned school by address

Use the district's Find My School map for any address before you rent or buy. We do not state school zones, because boundaries change; confirm directly with the district.

Your first tax bill and insurance paperwork

The first November tax bill

The Collier County Tax Collector mails bills on the last working day of October for the whole calendar year. If you bought mid-year, the taxes were usually prorated at closing, but the tax collector expects the bill to be paid in full, so check your closing statement. Pay in November for a 4% discount.

The August TRIM notice

In mid-August the property appraiser mails a notice of proposed taxes. If you think the value is wrong, you have 25 days from the mailing date to file a petition with the value adjustment board; the Collier Clerk charges $50 per petition for most types.

Wind mitigation and My Safe Florida Home

Once you own the home, ask your insurer what a wind mitigation inspection could save. The state's My Safe Florida Home program offers free inspections and grants of up to $10,000 for approved upgrades such as roofs and impact windows, and was accepting applications in September 2026. See our wind mitigation guide.

Getting around and staying connected after the move

Driving and transit

Most Collier workers drive: Census data for 2020 to 2024 show 69.0% driving alone and 0.5% using transit, with an average commute of 26.1 minutes. Collier Area Transit runs buses seven days a week, and its CATConnect paratransit service can be reached at 239-252-7272.

Flights

Naples Airport handles more than 100,000 general aviation takeoffs and landings a year but has no scheduled airline service. Commercial flights leave from Southwest Florida International Airport in Lee County, which handled 11.15 million passengers in 2025.

Doctors and hospitals

Transfer prescriptions and records before you arrive. The NCH Healthcare System runs two hospitals and Physicians Regional two more. MIT's basic medical budget for one adult in Collier is $3,328 a year, so price health insurance early if you are changing plans with the move.
