Most new construction homes in the Naples area are being built east of the city, in ZIP 34114 and in eastern Collier County, where Ave Maria builders list homes from the low $200s to the $800s. Closer in, Toll Brothers' Seven Shores starts at $599,995 and Stock Development's Caymas from $1.5 million. Budget for stewardship or CDD charges in the eastern communities, and compare each home's full monthly cost with a resale near Zillow's $544,120 typical Naples value.

Where new homes are being built around Naples

Very little vacant land is left west of I-75, so new single-family building has moved east and south. Prices below are the builders' own published starting figures in September 2026 and change often. Ask each sales office for current base prices, lot premiums and incentives in writing.

Toll Brothers: Seven Shores (Naples, 34114)

Seven Shores, at 8876 Oceana Way, Naples, sells single-family homes in three collections (Harbor, Landing and Port), priced from $599,995 for the Sawgrass model. The amenity center lists a pool, fitness center, pickleball and tennis courts, a putting green and a social room. Toll showed seven quick move-in homes when we checked.

Stock Development and Pulte: Caymas (Naples, 34114)

Caymas is a gated Stock Development community of 457 homesites, 97 of them offered by Pulte Homes with one- and two-story estate designs. Stock lists Caymas from $1.5 million. Its Pulte model address is 9402 Caymas Terrace.

GL Homes: Valencia Sky (55+)

GL Homes lists Valencia Sky in Naples as a 55+ active adult community priced from the $700s to more than $1 million. 55+ is a legal housing-for-older-persons designation; our Florida 55+ communities guide explains the occupancy rules. Ask for this community's age-verification policy.

Del Webb Naples, Ave Maria (55+)

Del Webb's 55+ community is in Ave Maria, at 6231 Liberty Street (34142), with homesites on golf, lake and preserve views. Ave Maria's own site lists it from the $300s.

Pulte and Lennar: Gatherpoint, Ave Maria

Gatherpoint is described by Ave Maria as a gated, multi-generational neighborhood with homes from Pulte and Lennar, from the $300s. The Pulte sales address is 4649 Valiant Lane.

Lennar: The National, Ave Maria

Lennar's homes at The National are the lowest-priced new homes Ave Maria lists, from the low $200s.

CC Homes: Maple Ridge, Ave Maria

CC Homes sells at Maple Ridge, with prices Ave Maria lists from the $300s to the $700s.

Pulte: Avalon Park, Ave Maria

Pulte's Avalon Park neighborhood is listed from the $400s. Across all of Ave Maria's builders, the town quotes new homes from the low $200s to the $800s.

Rivergrass, Longwater and Bellmar (planned villages)

Collier Enterprises is planning the Town of Big Cypress and three villages, Rivergrass, Longwater and Bellmar, just east of Golden Gate Estates. Rivergrass, on Oil Well Road, is approved for up to 2,500 homes on 1,000 acres with an 18-hole public golf course. Under Collier's Rural Lands Stewardship program the developer preserves more than three acres for every acre developed. Check each village's site for builders, prices and first closings before you plan around them.

Kalea Bay (high-rise condos, North Naples)

New construction in Naples also means condo towers. Kalea Bay, at 13910 Old Coast Road (34110), is a five-tower development by Soave Real Estate with three- and four-bedroom residences of about 3,200 square feet. Its site posted construction updates through April 2026. Prices are not published, so ask the sales office.

CDD, stewardship and HOA fees on new Naples homes

Ave Maria's stewardship district

Ave Maria's infrastructure is financed through the Ave Maria Stewardship Community District. Its annual assessment has two parts: debt service on its bonds, and administration and maintenance. Both appear on the November property tax bill, so if your taxes are escrowed the charge is inside your mortgage payment. The district's FAQ does not publish a per-lot figure, so ask for the exact assessment on the parcel you are buying.

How big these charges are countywide

The Department of Revenue counted about $11.9 million of community development and redevelopment assessments levied through Collier County government for 2025-26, on top of independent districts that bill separately. What to ask the builder

  • Is there a CDD or stewardship district, and what is this lot's annual debt and operating charge?
  • Can the debt portion be prepaid, and for how much?
  • What are HOA dues now, and what was the dues history in the builder's earlier phases?
  • Is there a club membership or capital contribution at closing?

New build or resale in Naples: what it really costs

Price against the resale market

Zillow's typical Naples value was $544,120 in August 2026, and the Collier County figure $550,723. ZIPs 34113 and 34114 were $495,415 and $512,747, so Seven Shores and resales nearby start in a similar range, while Ave Maria's new homes start well below.

Property tax on a new home

A new home has no Save Our Homes history, and the Collier appraiser notes the cap does not apply to new construction in the year it is added to the roll. Your first full bill is based on the finished home's value. Estimate it with the Collier County property tax guide before you compare monthly costs.

Flood and elevation

Collier County requires new air conditioners, generators and similar machinery to sit at least one foot above base flood elevation. A new home built to current code may insure differently from an older one on the same street. Get an elevation certificate and a flood quote either way.

Why build costs are high: impact fees

From February 1, 2026, Collier's impact fees for a single-family home under 4,000 square feet in the unincorporated county total $32,646.49 including county water and sewer, before fire fees ($476 per unit in North Collier Fire, or 43.3 cents per square foot under roof in Greater Naples Fire). Builders fold these into the price; custom builders may list them separately.

Incentives

Builders often offer closing-cost help or rate buydowns, especially on finished inventory homes. Compare the incentive with a price cut, and check whether it requires the builder's lender.

Inspections and warranties on a new home

Pre-drywall inspection

Hire your own inspector to look at framing, straps, windows and plumbing before the walls close. It is the only time these can be seen.

Final walk-through

Inspect again before closing and give the builder a written punch list. Check the flood elevation paperwork and the certificate of occupancy.

Builder warranty

Buying new in Naples with a local agent

The builder's sales staff work for the builder. A buyer's agent can compare incentives across communities, read the purchase contract and CDD disclosure with you, and point out resale competition from older homes nearby. Ask whether the builder requires your agent to be registered on your first visit. Under the rules in place since August 2024, agree in writing how your agent is paid. It depends on budget and location. Toll Brothers' Seven Shores (ZIP 34114) starts at $599,995 and Stock Development's gated Caymas from $1.5 million. Ave Maria, about 36 miles northeast, has the widest choice: Lennar, Pulte, CC Homes and Del Webb, from the low $200s. GL Homes' Valencia Sky is a 55+ option from the $700s.

Are house prices dropping in Naples, FL?+

Resale values have eased. Zillow's typical Naples home value was $544,120 in August 2026, down 2.4% over the year and 10.5% below August 2022. Builders tend to respond with incentives such as rate buydowns rather than lower base prices, so compare the total package when you shop new homes.

What is the average cost to build a house in Naples, Florida?+

No official source publishes a cost per square foot, so get builder quotes. What is fixed is the government side: Collier County's impact fees for a single-family home under 4,000 square feet in the unincorporated area total $32,646.49 including county water and sewer, plus fire impact fees, as of February 1, 2026.

Why are so many people leaving Naples, FL?+

Census estimates show Collier County had net domestic out-migration of 2,337 people in the year to July 2025, after strong inflows in 2021 and 2022, while total population was roughly flat. Higher insurance premiums, storm damage and prices are commonly cited, but the Census does not record reasons.

Do new homes in Ave Maria have CDD fees?+

Ave Maria's infrastructure is funded by the Ave Maria Stewardship Community District, which levies an annual assessment with a debt service part and an administration and maintenance part. Should I get an inspection on a new build in Naples?+

Yes. Hire your own inspector before drywall goes up and again before closing, and book a final check before the builder's first-year warranty ends. Municipal inspections check code minimums; your inspector works for you and can catch installation problems the builder can still fix.
