Where new homes are being built in Ocala
Marion County issued permits for 5,420 new single-family homes in 2025 and 6,067 in 2024, according to the Census Bureau. Prices and fees below come from each builder's or developer's own site in September 2026 and change often, so treat them as starting points.
Pulte: Pioneer Ranch (southwest Ocala, 34476)
At 6858 SW 90th Loop, Pioneer Ranch lists 11 home designs from $268,990, with 2 to 5 bedrooms. The entry Candlewood plan is 1,433 square feet. Pulte describes a pool, pickleball courts, trails and a dog park. HOA dues were not listed on the community page, so ask the sales office.
Pulte: Marion Ranch (southwest Ocala, 34476)
At 8316 SW 46th Avenue, Marion Ranch lists eight designs from $310,990 with 3 to 5 bedrooms and 2 to 3 car garages, and Pulte says new homesites have been released. Pulte describes resort-style amenities and a central location; ask which amenities are finished and which are still planned, and for the HOA budget.
Del Webb Stone Creek (55+, 34481)
A guard-gated, age-restricted community at 6320 SW 89th Court Road with an 18-hole golf course, an on-site restaurant, 16 pickleball courts, five tennis courts and an indoor lap pool. New homes start at $295,990 in the Scenic series, from 1,405 square feet. Del Webb says high-speed internet and TV are included in the HOA fees in select phases, so ask which phase a home is in.
On Top of the World and Weybourne Landing (55+, Colen Built)
On Top of the World is a 55+ community of 12,972 acres off SW 99th Street Road with homes from the mid-$200,000s to about $500,000, built by Colen Built Development in concrete block. Its newest neighborhood, Weybourne Landing, is fee simple and gated; a local brokerage reported its HOA fee at $220.75 a month as of January 2025, covering clubhouse access, trash, a fitness center and common areas, with the Gateway Pass to the wider amenities about $65 a month extra.
Calesa Township (all ages, Colen Built)
Colen Built's all-ages community at 6404 SW 78th Court (34474) has paved and unpaved trails, Roan Hills Park with pools, an adventure park and dog parks. The developer says HOA fees are low and include membership at the Florida Aquatics Swimming and Training (FAST) facility, and the tuition-free Ina A. Colen Academy charter school is on site. Ask for the current HOA figure in writing.
Ocala Preserve (northwest Ocala, 34482)
Developed by Forestar on more than 600 acres at 4021 NW 53rd Avenue Road, Ocala Preserve is gated, with a Tom Lehman-designed 18-hole golf course, a resort club with pools and a spa, a 7-acre lake and trails. D.R. Horton builds single-family homes and Shea Homes builds single-family and duplex homes. Prices and fees were not published on the community site.
Highland Homes: Falls of Ocala, The Park at The Magnolias and Vista Trace
Falls of Ocala is a 55+ community of single-story homes from $255,900 (1,479 to 2,537 square feet) with $200 a month in HOA dues that include water and sewer. The Park at The Magnolias (34480) is a gated, 36-home neighborhood from $469,900 on lots of about a quarter acre, with $105 a month in dues. Vista Trace in Belleview starts at $259,900 with $700 a year in dues. None has a CDD.
Marion Oaks scattered lots
South of the city, builders put homes on individual lots in Marion Oaks. Maronda lists plans from the $249s and advertises zero HOA fees; Highland lists homes on 1 to 1.61-acre sites from $331,900. See our Marion Oaks guide for the county charges that apply instead.

HOA and CDD fees on Ocala new homes
Why CDDs are rare here
A community development district finances roads and utilities with bonds that buyers repay through an assessment on the tax bill. The Department of Revenue's 2025-26 report lists no community development assessments from independent districts in Marion County, compared with $174.6 million in Pasco and $144.1 million in neighboring Sumter. Several Highland communities state no CDD outright. Still confirm on the property's tax record, because a new district could be created. Our Florida CDD fees guide explains how they work.
What HOA dues cover
Dues range from nothing in Marion Oaks to more than $200 a month in amenity-rich 55+ communities, and what they include varies: water and sewer at Falls of Ocala, internet and TV in some Stone Creek phases, trash and a clubhouse at Weybourne Landing. Compare what a fee covers, not just its size, and ask for the budget and reserve schedule.
Flat county charges still apply
Homes outside Ocala's city limits pay the county's fire rescue and solid waste assessments on the tax bill as well as any HOA. The Marion County property tax guide lists them.
New build or resale in Ocala: what it really costs
Price
Zillow's typical Ocala value was $265,333 in August 2026, down 2.5% on the year. Entry-level new homes start near that figure, so a resale home needs to be cheaper, larger or better located to compete, and many sellers are cutting prices: 26.6% of metro listings had a cut in August.
Financing incentives
Pulte advertised a 4.875% 30-year FHA fixed rate (5.631% APR) on select homes with a mid-November 2026 lock deadline, against Freddie Mac's 7.03% average for the week of September 24, 2026. Ask what the buydown costs in the base price and whether it requires the builder's lender.
Taxes on a new home
The appraiser values property as of January 1. If the house was unfinished then, last year's bill may reflect land only, and your first full bill will be much higher. Estimate it at full value with your district's millage.
Ground conditions
Ground conditions matter here. When South Marion High opened in August 2026 the school district was spending nearly $700,000 to fix subsurface voids found under its football field, WCJB reported. Ask the builder for the geotechnical report for your lot. Our Florida sinkholes guide covers insurance.
Inspections and warranties on an Ocala new build
Pre-drywall inspection
Hire your own inspector before the walls close to check framing, straps, plumbing and wiring. Put the right to inspect in the contract.
Final inspection and walk-through
A county certificate of occupancy confirms code compliance, not workmanship. Have an inspector write up a punch list before closing and again before the one-year warranty ends.
Builder warranty

Buying new in Ocala with a local agent
The builder's sales staff represent the builder. Register your own agent on your first visit, since some builders will not add one later, and ask the agent to compare incentives across communities. Since August 2024 you sign a written buyer agreement before touring with an agent, and whether the builder pays your agent's fee is negotiated rather than assumed. The Census Bureau's permit data put the average construction value of a new single-family home in Marion County at about $209,000 in 2025 (5,420 homes, $1.13 billion), excluding land. Builders' finished prices including the lot start in the mid-$200,000s, such as $255,900 at Falls of Ocala and $268,990 at Pioneer Ranch.
Where are new construction homes in Ocala?+
Most are on the southwest side along SR 200, including Pulte's Pioneer Ranch and Marion Ranch, Del Webb Stone Creek and On Top of the World, plus Calesa Township. Ocala Preserve is in northwest horse country, and builders such as Maronda and Highland build on scattered lots in Marion Oaks to the south.
Do new homes in Ocala have CDD fees?+
Rarely. The Department of Revenue's 2025-26 report lists no community development district assessments from independent districts in Marion County, and Highland Homes states no CDD at its Ocala communities. HOA dues are the usual extra, from none in Marion Oaks to over $200 a month in some 55+ communities.
What's new coming to Ocala, FL?+
South Marion High School opened near Marion Oaks on August 10, 2026, and builders are still releasing homesites, including Pulte at Marion Ranch. Marion County permitted 5,420 single-family homes in 2025, so expect continued construction across the southwest and south of the county.
Why are people moving out of Ocala, FL?+
Census estimates show more people moving into Marion County than leaving: net migration added 17,301 residents in the year to July 2025. Deaths outnumbered births by 2,508 that year. Census figures do not say why individuals leave, so weigh summer heat, driving distances and insurance costs for yourself before buying.
What is the nicest part of Ocala, FL to live in?+
That depends on your priorities, and Bright does not rank areas. By Zillow's August 2026 data, the highest typical values are in ZIPs 34471 ($319,167), 34474 ($310,995) and 34480 ($308,792). Newer planned communities cluster in 34476 and 34481, and horse-country acreage is in 34482.
