How expensive is Ocala?

By MIT's Living Wage Calculator, updated February 15, 2026, Marion County is one of the cheaper places in Florida to cover basic costs. The gap comes almost entirely from housing: MIT budgets $13,581 a year for rent for one adult in Marion, against $18,245 statewide, a difference of about 26%. Food ($4,300 against $4,614) and medical costs ($3,016 against $3,054) are only slightly lower, and transportation is higher ($8,776 against $8,389).

So Ocala is cheap to house yourself in and ordinary for everything else. If you are coming from a large Florida metro, the savings show up in rent or your mortgage, not at the grocery checkout.

Zillow's typical Ocala home value was $265,333 in August 2026, down 2.5% on the year. At Freddie Mac's 7.03% 30-year rate for the week of September 24, 2026, principal and interest come to about $1,594 a month with 10% down or $1,416 with 20% down, before tax and insurance. Renting

Zillow's typical Ocala rent was $1,575 a month in August 2026, down 0.4% on the year. That is close to the owner's principal and interest on a typical home with 20% down, so the rent-or-buy decision here depends more on how long you will stay and on closing costs than on the monthly figure.

Property tax

Inside the City of Ocala the 2025 rate was 17.1370 mills. On a $265,333 home with homestead that is about $3,840 a year, or $320 a month. Unincorporated areas have a lower rate, 15.3493 in most districts, but add a flat fire rescue assessment of about $284 and a $215 solid waste assessment. Homeowners and flood insurance

Ocala is inland, but Florida policies still price in wind, and older roofs can limit which insurers will quote. Get quotes with a 4-point and wind mitigation report before you make an offer. HOA fees and community charges

Many Ocala subdivisions have modest or no HOA dues, and the Department of Revenue's 2025-26 report shows no community development district assessments in Marion. Builder listings range from $20 a year in part of Marion Oaks to $105 a month at The Park at The Magnolias and $200 a month at Falls of Ocala, a 55+ community where water and sewer are included. Age-restricted communities with golf and clubhouses charge more.

Everyday costs in Ocala

Electricity

Inside the city, Ocala Electric Utility, a city-owned utility, supplies power. Its rates from March 2024 set a $20 monthly customer charge, an energy charge of 10.126 cents per kWh and a power cost adjustment of 2.815 cents, which works out to about $149 for 1,000 kWh before taxes and fees. The utility also serves some customers outside city limits; confirm the provider for any address, and ask for a year of bills because summer air conditioning drives usage.

Water and sewer

Ocala City Council approved phased water and sewer increases on June 17, 2025. For the 2026 fiscal year, a typical home using 6,000 gallons a month pays about $90.79 for water and sewer, up $4.33. From 2030 rates will be indexed with a 4% minimum annual rise. Homes on a well and septic tank, common in the county, avoid that bill but need their own maintenance.

Groceries and food

MIT budgets $4,300 a year for food for one adult in Marion County and $12,584 for two working adults with two children, based on a low-cost food plan. Eating out is extra.

Transportation and gas

MIT puts transportation at $8,776 a year for one adult, higher than its Florida figure. AAA's average for regular gas in the Ocala metro was $4.442 a gallon on September 26, 2026, up from $3.036 a year earlier and slightly above the Florida average of $4.396. SunTran buses run seven routes, mostly within Ocala, for $1.50 a ride or $45 a month.

Healthcare

MIT estimates $3,016 a year in medical costs for one adult and $10,604 for two working adults with two children. Ocala has three hospitals, AdventHealth Ocala, HCA Florida Ocala Hospital and HCA Florida West Marion Hospital. Census QuickFacts puts the share of Marion residents under 65 without health insurance at 15.2%, so price a marketplace plan early if you are not covered through work.

Childcare

MIT puts childcare at $9,261 a year for one child and $17,746 for two in Marion County, below its Florida figure of $10,747 for one child. Ask providers about waitlists as well as weekly rates.

Internet and phone

MIT budgets $1,588 a year for internet and mobile for one adult and $2,162 for two adults. Rural parcels may have fewer broadband options, so check coverage for the exact address.

Taxes in Ocala

Sales tax: 7.5%

Marion County adds 1.5% of discretionary surtax to Florida's 6% state rate, according to the Department of Revenue's surtax table: a 1% local government infrastructure surtax extended to 2044 and a 0.5% school capital outlay surtax that began January 1, 2025 and runs to 2034.

No state income tax

Paying property tax early

The Marion County Tax Collector gives 4% off for paying in November, stepping down to 1% in February, with the full amount due March 31.

If your income is tied to a larger metro, such as remote work for an Orlando or Tampa employer, the difference stretches further; if you will be earning locally, compare job offers with the lower costs in mind.

Ways to lower your costs in Ocala

File for homestead

On the typical Ocala home, homestead cuts the 2025 tax bill by about $707 and caps future assessment increases. File with the Marion County Property Appraiser by March 1.

Get a wind mitigation inspection
