Ocala housing market: prices, inventory and how long homes take to sell

Ocala home values are drifting lower: Zillow's typical home value for the city was $265,333 in August 2026, down 2.5% over the year but still 22.7% above five years earlier. Across the Ocala metro, homes took an average of 95 days to go under contract, up from 83 a year before, and 26.6% of listings had a price cut. It is a slower market with more room to negotiate than at the 2022 peak.

What the ten-year trend shows

Zillow's typical Ocala value roughly doubled in a decade, from $128,819 in August 2016 to $265,333 in August 2026, a rise of about 106%. Nearly all of the jump came between 2020 and 2022, when the August figure went from $176,222 to $283,840. Since that peak, the value has slipped every year: $282,414 in 2023, $281,480 in 2024, $272,206 in 2025 and $265,333 now, about 6.5% below the 2022 high.

So an owner who bought before 2020 is still well ahead, while someone who bought at the top in 2022 may owe close to what the home would sell for after costs. That difference shapes how flexible individual sellers can be on price.

Sale speed, price cuts and inventory across the Ocala metro

These are Zillow's figures for the whole Ocala metro, which is all of Marion County, not the city alone. Each is compared with the same month a year earlier.

Days to pending

An average of 95 days in August 2026, against 83 days a year earlier. Zillow's figure is a mean, so a handful of very slow listings pulls it up, but the direction is clear: homes are taking about 12 days longer to find a buyer.

Sale-to-list ratio

0.966 in July 2026, barely changed from 0.965. A typical sale closed about 3.4% under its final asking price, so most negotiation is still happening through price cuts before the offer rather than deep discounts at the table.

Price cuts

26.6% of listings had a price cut in August 2026, down slightly from 27.1%. About one listing in four is still repricing after going on the market.

Inventory

3,667 homes were listed for sale across the metro, up 0.7% from 3,641. Supply has stopped growing much, but it has not shrunk either.

Median sale price

$268,800 in July 2026, up 2.7% from $261,650 a year earlier. The median sale price can rise while the typical value falls because it reflects only the homes that sold that month; more new construction and larger homes in the mix can lift it.

How Ocala compares with nearby metros

Ocala is the slowest of its neighbors on Zillow's measure. In August 2026 homes averaged 76 days to pending in the Gainesville metro, 80 in Lakeland and 70 in Orlando, against 95 in Ocala. Values also fell faster: the typical Ocala value was down 2.5% on the year, compared with 1.2% in Gainesville and 1.3% in Lakeland. Ocala remains cheaper than both, at $265,333 against $295,760 and $309,954.

Every Ocala ZIP code lost value over the year to August 2026, but the size of the drop and the price level vary a lot. The range runs from about $207,000 to about $319,000.

The ZIPs with the most new building, 34481 (home to Del Webb Stone Creek and Weybourne Landing at On Top of the World) and 34473 (Marion Oaks), fell the most, near 3%. That fits a pattern where builders' incentives set the price that resale homes must beat. 34471, which takes in City Hall on SE Watula Avenue and the historic district side of Ocala, held up best.

New builds, 55+ homes, horse country and entry-level homes

New construction

Marion County permitted 5,420 single-family homes in 2025 and 6,067 in 2024, according to the Census Bureau's building permits survey. Builders such as Pulte list Ocala homes from $268,990 and offer rate buydowns, which pulls buyers away from resale. See new construction in Ocala.

55+ communities

Horse country and acreage

Northwest Ocala's 34482, home to the World Equestrian Center and farms on larger parcels, sits at $291,869. Acreage and farm sales are a thin market, so the ZIP figure says little about a specific farm; recent comparable sales matter more.

Entry-level homes

ZIPs 34475 ($207,354) and 34470 ($229,577) on the north and east sides have the lowest typical values in the city. Older housing stock is common, so budget for a 4-point inspection and insurance quotes before you offer.

Why are so many homes for sale in Ocala?

Three things are sitting on top of each other. First, a heavy pipeline of new homes: more than 11,000 single-family permits across 2024 and 2025 in Marion County. Second, a population that grows through people moving in, which brings both buyers and, a few years later, resellers: Marion gained 17,301 people from net migration in the year to July 2025, per Census estimates. Third, slower sales: 95 days to pending means each listing stays visible longer, which makes inventory look larger. Inventory of 3,667 is roughly level with a year ago rather than surging.

Is now a good time to buy a house in Ocala?

For buyers, the numbers favor patience and negotiation, not panic. Price the whole monthly cost, since a 7.03% 30-year rate (Freddie Mac, week of September 24, 2026) matters more than a few thousand dollars on price.

Compare new against resale

Builders are offering below-market financing on some homes. Compare the total monthly payment and closing credits for a new home against a resale price cut before choosing.

Use days on market

A listing that has sat for three months or had a cut is a fair place to open lower or ask for repairs and closing costs.

Ocala housing market outlook for 2026 and 2027

Bright does not publish its own price forecast. Zillow's own forecast, based on August 2026 data, expects the Ocala metro's typical home value to fall 0.1% by September 2026, 0.3% by November 2026 and 2.4% by August 2027, while it forecasts a 1.4% rise for the US over the same year. Treat that as one model's view: it cannot see a change in mortgage rates or insurance costs.
