Zillow's typical value of $303,599 compares with $377,566 in Tampa, $400,424 in Wesley Chapel and $415,778 in Land O' Lakes. At 7.03% on a 30-year loan with 10% down, the typical Zephyrhills home costs about $1,823 a month in principal and interest, against about $2,497 in Land O' Lakes.
2. Rent below its neighbors
Typical rent of $1,765 a month in August 2026 was $455 less than Wesley Chapel's $2,220 and $192 less than Tampa's $1,957. That gap lets renters test the area before buying.

Listings range from older site-built homes near the city center to new subdivisions, manufactured homes and age-restricted 55+ communities. More choice at the lower end is one reason the typical value is below the metro.
4. A real small-city center
Zephyrhills was settled in 1888 as Abbott and became a city in 1914. It created a local historic district in 1999, and the Zephyrhills Historic District was listed on the National Register in 2001. A Founders Day celebration is held each March.

AdventHealth Zephyrhills is the city's hospital, so emergency and inpatient care do not require a drive to Tampa.

The city's population rose about 30.5% from 2020 to 2025, faster than Pasco County's roughly 20%. Growth pulls in new stores, restaurants and medical offices, even if it also adds traffic.
7. An airport with a skydiving scene
The city owns Zephyrhills Municipal Airport, a former World War II training field just southeast of downtown. Skydive City, founded in 1990, runs from the airport and reports more than 70,000 skydives a year, and the Museum of Military History uses a renovated wartime building there.
8. No state income tax and homestead protection

Zephyrhills is inland, well away from Gulf storm surge. Individual lots can still sit in a flood zone near lakes and wetlands, so look up each address on the FEMA flood map.

During Hurricane Milton in October 2024, a Zephyrhills station recorded a 77-knot gust, about 89 mph, and a gauge just north of the city collected 11.93 inches of rain. Inland does not mean storm-free; it means wind and rain instead of surge.

At the nearest NOAA station, St. Leo, June to September highs run about 88 to 90°F with nights near 71 to 73°F, and those four months bring about 31 of the year's 53 inches of rain.

US 301 is the main north-south road, State Road 54 runs east-west across south Pasco, and State Road 39 heads to Plant City. Tampa is about 26 miles away in a straight line, and the drive is longer, so most households need a car per adult.

Expect heat, humidity and afternoon storms, with 6.6 to 8.3 inches of rain a month. Plan yard work and exercise for early morning.

Getting around

The nearest Gulf coast is in west Pasco around Port Richey and New Port Richey, about 33 miles away in a straight line between Census place centers, and Clearwater is about 40 miles. Things to do
The airport is the local draw: skydiving at Skydive City and the Museum of Military History. Zephyrhills is also home to the headquarters of the Zephyrhills bottled water company, and the historic district holds the city's older commercial blocks. For bigger shopping, dining and sports, most residents head to Wesley Chapel or Tampa.
