Is Boynton Beach a good place to live? The short answer

For many people, yes, with conditions. Boynton sits between West Palm Beach and Delray Beach, has its own ocean park and a Tri-Rail station, and costs less to buy into than Boca Raton. Four numbers sum it up:

  • $403,510: Zillow's typical home value, August 2026.
  • $2,371: typical monthly rent, up 2.1% in a year.
  • -0.3%: one-year change in home values, after a 7.6% fall the year before.
  • About 74 days a year at 90°F or hotter: the 1991-2020 normal at Palm Beach International Airport, the nearest long-term weather station.

The city's reputation rests on those facts: a beach town with mid-range prices for the county, easy north-south commuting, and the same storm and insurance costs as the rest of coastal South Florida.

Pros of living in Boynton Beach

1. An ocean park with lifeguards every day

Boynton Beach Oceanfront Park is open 365 days a year from sunrise to 9 pm, with lifeguards on duty from 9 am to 5 pm daily. It has picnic areas with grills and pavilions you can reserve.

2. Lower prices than Boca Raton

Zillow's typical Boynton value of $403,510 is about $173,000 less than Boca Raton's $576,824. Census survey data put Boynton's median owner-occupied value at $351,100 against $447,300 for Palm Beach County.

3. A Tri-Rail station for regional commuting

The Boynton Beach Tri-Rail station at 2800 High Ridge Road has free parking for up to 12 hours with vehicle registration, and Palm Tran routes 70 and 73 connect to it. Trains run north to West Palm Beach and south through Broward to Miami-Dade.

4. A national wildlife refuge on the western edge

The Arthur R. Marshall Loxahatchee National Wildlife Refuge covers 145,188 acres, and its headquarters is at 10216 Lee Road, Boynton Beach. You can walk the Cypress Swamp Boardwalk, paddle, bike, fish and watch birds, and the visitor center opens daily from 9 am to 4 pm.

5. A full-service hospital in the city

Bethesda Hospital East on South Seacrest Boulevard offers 24-hour emergency care, maternity care with a Level III neonatal intensive care unit, and cancer, heart and orthopedic services.

6. No state income tax

Florida has no personal income tax, and Palm Beach County's sales tax is 7% (6% state plus a 1% county surtax). The surtax is listed as expiring at the end of 2026, so check the rate for purchases after that.

7. A flood insurance discount

Boynton Beach holds Class 5 in FEMA's Community Rating System, worth 25% off flood premiums for properties in the high-risk flood zone and 10% elsewhere.

8. A large regional job market

The Miami-Fort Lauderdale-West Palm Beach metro had 2,967,100 nonfarm jobs in August 2026 (preliminary) and 3.7% unemployment in July, according to the Bureau of Labor Statistics.

9. Mild winters

January normals at the nearest station are a high of 74.7°F and a low of 57.9°F, with about 3.5 inches of rain. Winter is the dry, comfortable season.

Cons of living in Boynton Beach

1. Homeowners insurance is expensive

Palm Beach County's average homeowners premium was $6,614 in state data as of September 30, 2024. Roof age, wind mitigation features and distance from the coast change quotes a lot, so get one before you buy.

2. King tides and low ground near the coast

The city says fall king tides can cause sunny-day flooding, and some low-lying coastal areas sit less than 2 feet above sea level. It has installed tidal valves and is upgrading drainage in areas such as Lakeside Gardens and Coquina Cove.

3. Hurricane season

The season runs June 1 to November 30. You need to know your evacuation zone, have a storm plan, and budget for shutters or impact windows if the home lacks them.

4. Long, hot, wet summers

July and August highs average about 90°F with lows near 76°F. The area gets 61.75 inches of rain a year, more than half of it from June to October.

5. Local incomes trail housing costs

Boynton's median household income was $70,074 in the 2020-2024 Census survey, against $83,581 for the county. The typical home costs about 5.8 times that income.

6. Higher tax rate inside city limits

The 2025 total millage was 20.0080 mills in the main city tax code, against 16.2652 in unincorporated Palm Beach County. On a $403,510 home that gap is about $1,500 a year before exemptions.

7. No Brightline stop

Boynton has no Brightline station. The nearest are in Boca Raton and West Palm Beach, so faster intercity rail means a drive first.

What Boynton Beach is like day to day

November to April

This is the pleasant half of the year: highs in the mid-70s in January, rising to about 85.7°F by May, and little rain.

May to October

Expect heat, humidity and afternoon storms. June, August and September each average about 8 inches of rain. Plan outdoor time for early morning or evening.

Getting around

I-95 and Florida's Turnpike run north-south through the city, with US 1 and A1A along the coast. Palm Beach International Airport is to the north and Fort Lauderdale-Hollywood International to the south. Palm Tran runs the county bus network. Most daily trips are by car.

Things to do

The ocean park, the Intracoastal and the Loxahatchee refuge are the outdoor anchors. For more dining and nightlife, many people head to Atlantic Avenue in Delray Beach or downtown West Palm Beach. See our Delray Beach living guide for that side of the comparison.

Schools

Public schools are run by the School District of Palm Beach County. Check which schools serve an address with the district's school locator, and look at its choice and magnet programs. We don't state zoning for any address.

What owning a home in Boynton Beach costs each year

The purchase price is only part of the bill. These are the yearly costs to budget for on a typical $403,510 home.

Property tax

At the 2025 city millage of 20.0080, a full-time owner with the standard homestead exemptions would pay roughly $7,200 a year inside city limits. In unincorporated county, at the base 16.2652 mills, the same home comes to roughly $5,900. Non-homestead owners, such as buyers of a second home or rental, pay more because they get neither the exemption the Save Our Homes cap, which limits yearly assessment increases to 3% or inflation, whichever is lower. Our Palm Beach County property tax guide shows the full calculation.

Homeowners and flood insurance

Budget from the county average premium of $6,614 and adjust once you have a real quote. Add flood cover even outside a high-risk zone if the home is near the Intracoastal, and remember the usual 30-day wait before a new flood policy starts.

HOA and condo fees

Most planned communities west of I-95 charge monthly HOA dues, and condo fees near the coast can include insurance and reserve contributions. Ask for the current budget before you make an offer.

What salary do you need to live in Boynton Beach?

MIT's Living Wage Calculator (updated February 2026) puts the pre-tax living wage for Palm Beach County at $54,595 a year for one adult with no children and $103,582 for two working adults with one child. Those figures cover basics, not buying a home.

Is $60,000 enough to live in Boynton Beach?

For one person renting, it's tight. The typical rent of $2,371 is about $28,450 a year, or roughly 47% of a $60,000 salary before tax. A roommate, a smaller unit or a condo well below the typical rent makes it workable.

Is $100,000 enough to buy?

It can be. At 7.03%, principal and interest on a $403,510 home is about $2,154 a month with 20% down. With tax and insurance added, the total can pass $3,300, which is around 40% of gross pay on $100,000. Lenders often look for less, so a larger down payment or a lower-priced ZIP helps.

Costs to add to the rent or mortgage

FPL's typical residential bill for 1,000 kWh is $136.64 in 2026. Water and sewer come from Boynton Beach Utilities, which also serves some areas outside city limits. HOA dues apply in most western communities.

Why people are moving to (and leaving) Boynton Beach

Census estimates put Boynton Beach at 82,396 people on July 1, 2025, up 2.7% since the 2020 base of 80,198 but down slightly from 82,730 in 2024. Growth has flattened.

Why some people are leaving

The costs to weigh are insurance, property tax and prices that jumped after 2021. Values rose 54.4% between 2020 and 2022, faster than local incomes.

Why others still come

A coastal city with a typical value near West Palm Beach's and well below Boca Raton's, plus a train station and new building to the west, is the case for moving in. About 64.7% of occupied homes are owner-occupied.

Is Boynton Beach a good place to retire?

The facts that matter for retirement are costs, healthcare and housing choice. Bethesda Hospital East is inside the city. Boynton is one of only two Palm Beach County cities, with Delray Beach, that has adopted the long-term resident senior exemption, which reduces the city portion of the tax bill for qualifying owners (the 2026 income limit is $38,686).

West of the city, GL Homes sells two age-restricted (55+) communities with Boynton Beach addresses: Valencia Grand, from $1.3 million, and Valencia Del Mar, from $1.2 million to $2.5 million. Older Valencia communities, including Valencia Bay, Cove, Isles, Lakes, Pointe and Reserve, are resale only. Our Florida 55+ communities guide explains the federal rules, and the Boca Raton 55+ page covers communities to the south.

Zillow's typical home value was $403,510 in August 2026, though a few neighborhoods, such as Diane Drive and Mission Hills, had typical values above $1.3 million.

Why is Boynton Beach so cheap?+

It isn't cheap for Florida, but it costs less than Boca Raton. Zillow's typical value is $403,510 against Boca's $576,824, and several Boynton neighborhoods have typical values under $150,000, which pulls the city figure down. Delray Beach's typical value, $343,049, was actually lower in August 2026.

What is the reputation of Boynton Beach?+

On the numbers, it is a coastal Palm Beach County city with mid-range prices, a lifeguarded ocean park, a Tri-Rail station and quick access to I-95 and the Turnpike. The main drawbacks people cite are insurance costs, summer heat and storm exposure, all common to the South Florida coast.

Is Boynton Beach part of Boca Raton?+

No. Boynton Beach is a separate city in Palm Beach County, north of Delray Beach, with Boca Raton further south. Many western homes with a Boynton Beach mailing address are in unincorporated Palm Beach County rather than inside any city.

Does Boynton Beach get hit by hurricanes?+

It is exposed like the rest of Florida's Atlantic coast during the June 1 to November 30 season. Look up your evacuation zone with Palm Beach County's Know Your Zone tool, check the FEMA flood zone, and price windstorm and flood cover before you buy.

Is it expensive to live in Boynton Beach?+
