Is West Palm Beach a good place to live? The short answer
Yes for many households, provided the budget works after insurance and tax. West Palm Beach is the county seat and the rail and airport hub of Palm Beach County, it is cheaper to buy into than Boca Raton, Jupiter or Palm Beach Gardens, and its historic districts are among the most intact in South Florida. The costs are high insurance premiums, a city tax rate well above its neighbors, hurricane exposure and a long hot season.

Is West Palm Beach a rich area?
On income, no more than Florida as a whole. The Census Bureau's 2024 American Community Survey puts the city's median household income at $74,478, a little below the state's $77,735, while income per person was $50,743 against $43,582 statewide. Home values are higher: the survey's median owner-occupied home value was $480,700, compared with $396,900 for Florida. Wealth is concentrated by neighborhood, with Zillow typical values above $1 million in El Cid, Prospect Park and Southland Park, South Side and Flamingo Park.
Pros of living in West Palm Beach
1. No state income tax, and a 7% sales tax
Florida does not tax wages, pensions or Social Security. Palm Beach County adds a 1% surtax to the 6% state sales tax, for 7% in total. The Department of Revenue lists that surtax as effective from January 1, 2017 to December 31, 2026, so check whether it has been renewed before you budget for 2027.
2. Two rail lines downtown
Brightline's station at 260 Quadrille Plaza Drive runs to Boca Raton, Fort Lauderdale, Aventura, Miami and Orlando. Tri-Rail's commuter trains leave from 203 South Tamarind Avenue with free parking and run south to Miami, and Palm Tran Route 2 links that station to the airport for free.
3. An airport inside the city's orbit
Palm Beach International sits just west of the city and handled 8,657,372 passengers in 2025, served by 14 passenger airlines including American, Delta, JetBlue, Southwest and United. Check nonstop routes from your home city before you move.
4. Historic neighborhoods with character
The city lists 18 locally designated historic districts and 46 individually designated sites. El Cid's Mediterranean Revival and Mission-style homes date mostly from 1923 to 1926, and Flamingo Park has 458 historic buildings over 95 acres. If you want a 1920s house on a walkable grid, you have more choice here than in most of the county.
5. Arts, festivals and a waterfront downtown
The Norton Museum of Art is described as the largest art museum in Florida, the Kravis Center has hosted music, dance, opera and theater since 1992, and SunFest, a waterfront music and art festival, dates from 1982. Clematis Street is the historic downtown shopping and nightlife street, and Rosemary Square opened as CityPlace in 2000.
6. Spring training and outdoor space
The Ballpark of the Palm Beaches opened in 2017 and hosts the Houston Astros and Washington Nationals for spring training. Grassy Waters Preserve, the reservoir for the city's drinking water, doubles as a nature preserve with a boardwalk and trails, and the Palm Beach Zoo is on Summit Boulevard.
7. A broad professional job base
The county's Business Development Board counts a workforce of 776,893 with an average salary of $77,246, and lists financial services, corporate headquarters, healthcare, and aviation and aerospace among its target industries. Its site showcases firms including Goldman Sachs, BlackRock, Pratt & Whitney and Cleveland Clinic.
8. Cheaper to buy into than its neighbors
Zillow's August 2026 typical value was $404,294 in West Palm Beach, against $474,416 for Palm Beach County, $576,824 in Boca Raton, $695,799 in Palm Beach Gardens and $704,677 in Jupiter. By ZIP it ran from $281,434 in 33415 to $636,629 in 33405, so there are entry points across the price range.
9. Shorter commutes than the state average
The 2024 American Community Survey puts the average one-way commute for city residents at 25.7 minutes, against 28.9 minutes for Florida. Living near where you work, or near a rail station, helps keep it there.
Cons of living in West Palm Beach
1. Homeowners insurance is expensive
Florida Office of Insurance Regulation data reported as of September 30, 2024 put Palm Beach County's average homeowners premium at $6,614, higher than Broward's $6,290 and Miami-Dade's $6,045. 2. The city tax rate is high for the county
West Palm Beach's own operating millage was 8.1308 in 2025, against 3.6476 in Boca Raton and 5.0537 in Palm Beach Gardens. With county, school and other levies, a city address paid 20.4468 mills in total, and 21.4168 inside the Downtown Development Authority. 3. Hurricane and flood exposure
The city faces the Lake Worth Lagoon, and FEMA notes that most homeowners policies exclude flood. Florida's seller flood disclosure tells you about past flood damage and claims, but not the future risk, so check the FEMA flood zone and the county evacuation zone for every address you consider.
4. A long, hot, wet season
Average highs reach 90.0°F in July and 89.9°F in August, and the airport records 61.75 inches of rain in a normal year. June (8.48 inches) and August (8.68 inches) are the wettest months, with about two thirds of the annual total falling from May to October.
5. Housing costs run ahead of local incomes
Keeping Zillow's typical $2,377 rent at 30% of gross income takes about $95,080 a year, well above the city's median household income of $74,478. MIT's figures show typical Florida salaries of $36,070 in food preparation and $47,360 in office and administrative support, so many workers spend far more than 30% on housing.
6. Values move unevenly by neighborhood
Citywide values rose 1.4% in the year to August 2026, but Golden Lakes fell 11.1%, Progressive North West 9.4% and Grandview Heights 3.3%, while Northwood Shores rose 28.7%. The neighborhood you pick matters more than the city trend, which makes local pricing advice worth having.
7. Homes take longer to sell
Listings across the Miami metro took about 98 days on average to go under contract in August 2026. If you might need to sell within a few years, that timeline and the transaction costs are real risks.

Winter and spring (December to April)
This is the pleasant season. Average highs run from 74.7°F in January to 82.2°F in April, with lows from 57.9°F to 67.5°F, and monthly rain stays between about 2.6 and 3.7 inches (NOAA normals, Palm Beach International Airport). Spring training and most outdoor festivals fall in these months.
The wet season (May to October)
Highs sit between 85.7°F and 90.0°F and lows stay above 71°F. Rain jumps from 4.91 inches in May to 8.48 inches in June, and the wet months together bring about 41.6 inches. Atlantic hurricane season runs June 1 to November 30. Plan outdoor work and exercise for the morning.

The transition month: highs average 80.0°F and rainfall drops back to 3.62 inches. Nights below 40°F average just 2.6 a year.
Getting around
Palm Tran buses cost $2 a trip, $5 for a day pass and $70 for a 31-day pass. Tri-Rail's station connects to Palm Tran routes 1, 2, 20, 31, 40, 41, 43, 44 and 60, plus the on-demand Rose Trolley downtown. For most trips beyond downtown, test the route you would use at the time you would travel before you rely on transit.

Typical weekends mix Clematis Street and Rosemary Square, the Norton Museum, shows at the Kravis Center, the Palm Beach Zoo, the boardwalk at Grassy Waters, spring training in February and March, and trips across the bridges to the ocean beaches on the barrier island.

For a single person, generally yes: the typical rent is 28.5% of $100,000, just under the common 30% guideline. For one adult with one child, MIT's $92,128 figure leaves little room. To buy the typical home and keep principal, interest and an estimated $616 a month of homesteaded property tax at 30% of gross income, you would need about $121,800, before insurance and association fees.

What the population figures show
Census Bureau estimates put the city at 127,189 on July 1, 2025, up 8.4% from its 2020 base of 117,290. Most of that gain came in 2022 and 2023, when the population rose by about 4,300 and 4,000. Since 2024 it has been flat, slipping by 175 people in the latest year.
What the county migration data shows
Palm Beach County as a whole had 11,953 more people move out to other parts of the US than move in during the year to July 2025, after a net domestic loss of 7,482 the year before and close to balance (a loss of 481) in the year to July 2023. Net arrivals from abroad (14,302) kept the county growing slightly, while deaths outnumbered births by 593.
Are New Yorkers moving to West Palm Beach?
The Census estimates above do not break moves down by origin state, and we have not found an official city-level count to quote. The county's economic development board lists financial services and corporate headquarters among its target industries, which is the link most often drawn to New York. If origin matters to your decision, it is better to look at the job and housing facts directly.

It can be, if your income covers insurance and storm preparation comfortably. The facts that matter most:
