What makes a Boca Raton community legally 55+
A 55+ community is housing for older persons under the federal Fair Housing Act. To qualify, at least 80% of its occupied units must have at least one resident aged 55 or older. The community must also publish and follow policies showing that intent, and it must verify residents' ages with surveys or affidavits updated at least once every two years.
Florida used to keep a registry. Since July 1, 2020, 55+ communities no longer register with the Florida Commission on Human Relations, so there is no state list to check. Ask the association for its published 55+ policy and the date of its latest age verification survey. A listing that says "55+" is not proof.
A country club community is not automatically 55+ either. Boca Raton has several large club communities, such as Boca West and Broken Sound. Unless a community publishes a housing-for-older-persons policy, buyers of any age can live there.

Sources disagree on some Century Village figures, including the total number of units and the clubhouse size, so ask the umbrella association for current numbers before you rely on them.
Century Village at Boca Raton
Century Village is the largest of the three, with a Boca Raton 33434 address. Its condos are in three- and four-story buildings around lakes and ponds.

Whisper Walk
Whisper Walk is an unincorporated area northwest of Boca Raton in Palm Beach County. The association describes it as a private, 55+, gated community of 1,446 homes in five sections, with nine lakes. Each section has its own clubhouse and pool, and each section also runs its own website for residents, so rules and fees can differ from one section to the next.
Fairways of Boca Lago
The Fairways is the 55+ condominium within Boca Lago, a community of eight sub-associations covering more than 250 acres, with over 50 acres of lakes. Boca Lago Country Club, at 8665 Juego Way, Boca Raton 33433, is a private club with optional membership, so ask whether any club fee comes with the unit you are considering.
Fees and costs to confirm before you buy
None of the three associations publishes its fees on its public site. The only figure found is from a local brokerage page, which puts Century Village dues at roughly $450 to $550 a month. Treat that as a rough guide, because dues vary by association and building.
For any 55+ home, ask for:
- the current budget and monthly fee for the unit's association, plus any umbrella or master association fee
- any approved or proposed special assessments, especially in condo buildings with reserve study findings
- club dues and whether membership is required or optional
- the approval process and timing for new owners
- the parcel's tax bill, to check for non-ad valorem assessments
