Where new homes are being built around Bradenton

Almost all of the new subdivisions with a Bradenton mailing address sit east of I-75, along State Road 64 and toward Lakewood Ranch, in ZIP codes 34211, 34212 and 34202. According to the 2020 Census ZIP-to-city relationship file, none of those three ZIPs has any land inside Bradenton city limits, so a home there is almost always in unincorporated Manatee County, not the city. That matters for taxes, utilities, permits and impact fees, which we cover below.

Inside the older city grid, new construction is mostly infill: single lots, small townhome projects and rebuilds. The one active builder community we found in a ZIP that overlaps the city is D.R. Horton's Braden Pointe in 34208, and only about a third of that ZIP's land is inside city limits, so check the parcel before you assume either way. The city points buyers to the Manatee County Property Appraiser search: a tax district of 0021 means City of Bradenton.

Bradenton new construction communities and builders

Prices below are the builder's advertised starting price as of September 27, 2026, taken from each builder's own community page. They are not quotes: they change weekly, usually exclude lot premiums and options, and can end without notice.

Reagan Landing (Pulte Homes, 34212)

A gated community of 420 homesites off the SR-64 corridor near Lakewood Ranch, with one- and two-story single-family plans from 1,256 to 5,363 square feet. Pulte lists homes from $352,990, impact glass as standard, and landscaping, irrigation maintenance and internet in the association package. Pulte says community association fees are required but does not publish the amount, so ask for the budget. The builder estimates about 30 minutes to Sarasota Bradenton International Airport and 55 minutes to Tampa International.

Hillwood Preserve (Ryan Homes, 34212)

Single-family homes off SR-64, which Ryan Homes describes as about 10 minutes from I-75 and next to Lakewood Ranch. There are four floor plans (Canary, Willow, Mahogany and Palm) in one- and two-story layouts, plus a dog park and playground. Ryan Homes lists pricing from $329,990 and states there is no CDD, with a low monthly HOA whose amount it does not post.

Palm Grove (Neal Communities, 34212)

Neal markets Palm Grove under the Lakewood Ranch name, and listings use both Lakewood Ranch and Bradenton mailing names. It mixes townhomes (1,790 square feet, from the upper $200s), villas and single-family series called Coral, Cruise, Celebration and Cove, with the Celebration series from the low $500s and Cove from the mid $500s. The community page lists a starting price of $299,990 and a clubhouse, pools, fitness and pickleball. HOA and district fees are not on the page. Coddington (D.R. Horton, 34212)

One-story single-family homes in D.R. Horton's Tradition Series, starting at 1,565 square feet, with sales at 314 157th Ct E. The builder lists pricing from $320,990 and labels the community as final opportunities, so remaining lots and spec homes may be limited. No HOA or CDD figure is published.

Braden Pointe (D.R. Horton, 34208)

Two-story townhomes in the Express Series: three bedrooms, two and a half baths, 1,463 square feet and a one-car garage, from $294,990. It is the lowest starting price on this page. D.R. Horton names Samoset Elementary, Braden River Middle and Braden River High as the assigned schools, but zoning can change, so confirm with the district school locator. Because 34208 straddles the city line, check whether the parcel pays city or county millage.

Reserve at River Hayes (D.R. Horton, 34202)

Two-story homes with three bedrooms, two and a half baths and a one-car garage from 1,463 square feet, listed from the $315s on D.R. Horton's Bradenton-area listing. The 34202 ZIP has no land inside city limits, so this is unincorporated Manatee County. Ask the sales office for the HOA amount and whether any special district assessment applies.

Star Farms (D.R. Horton and others, 34211)

Star Farms is a Lakewood Ranch village rather than a Bradenton neighborhood, but it carries a Bradenton-area listing on D.R. Horton's site, with homes from the $295s and three to five bedrooms. Lots here pay Lakewood Ranch Stewardship District assessments: in FY2026, one Star Farms bond series paid $671.30 of debt service plus $393.71 of operations and maintenance. Westhaven at Heritage Harbour and Glen Creek (D.R. Horton, coming soon)

D.R. Horton shows Westhaven at Heritage Harbour (34212) and Glen Creek (34208, near US-301 and I-75) as coming soon, with no public pricing yet. Treat them as pipeline rather than homes you can buy today. Zillow's typical value in the established Heritage Harbour neighborhood was $390,722 in August 2026, a useful yardstick for the resale competition once Westhaven opens.

Builders we could not price

We could not collect prices from Lennar, Taylor Morrison or M/I Homes when we checked, so they are not in the table. For any builder not listed here, ask the sales office for a price sheet with the date on it.

"Unincorporated" means the address pays Manatee County and fire district millage instead of city millage, and gets county water and trash service. Where the builder does not publish fees, ask for the HOA budget and the most recent tax bill for a finished home in the same phase.

Impact fees: why the same house costs more to build in some places

Unincorporated Manatee County

Manatee County charges a one-time impact fee on every new home in unincorporated areas, paid before the certificate of occupancy. On the schedule in effect from September 9, 2026, a detached single-family home of 1,701 square feet or more pays $34,641, a home of 1,301 to 1,700 square feet pays $27,661, and one of 1,001 to 1,300 square feet pays $23,233. A townhome of 1,701 square feet or more pays $32,975. The education portion alone rises to $8,424 for the year starting September 9, 2026, and to $9,190 from September 9, 2027.

Inside Bradenton city limits

The county schedule above is for unincorporated addresses. Inside the city, the City of Bradenton charges its own water and sewer impact fees ($62.24 and $81.34 per fixture unit), a $1,550 sewer connection for a single-family home of up to four bedrooms and $1,751 for a 3/4-inch water connection with meter. Ask the city's Building and Permitting Division which other fees apply to your lot, because we did not verify the city's full schedule.

Who pays

On a production home, the builder pays the fee and it is baked into the base price. If you are buying a lot and hiring your own builder, it is your cost, so get the fee estimate from county Development Services before you sign. In-person county permitting moved to 9000 Town Center Pkwy in Lakewood Ranch in November 2025.

CDD and HOA fees on Bradenton new homes

What Florida law makes the builder tell you

Under Florida Statutes section 190.048, every contract for the first sale of a lot or home inside a community development district must carry a notice, just above your signature and in bold type larger than the rest of the contract, saying the district may levy taxes or assessments set each year by its board. Look for that paragraph before you sign. If it is there, ask for the current bond (debt service) and maintenance amounts for your specific lot, and how many years the bond runs.

How the charges show up

CDD and stewardship district charges appear on the county property tax bill, not the HOA invoice, so a builder's monthly payment estimate may leave them out. HOA dues are billed separately by the association. Ryan Homes says Hillwood Preserve has no CDD; the other builders above do not publish a CDD answer, so ask each one in writing.

Questions to ask the sales office

  • Is this lot in a CDD or special district, and what were last year's debt and maintenance assessments?
  • Can the bond be paid off at closing, and what does that cost?
  • What is the HOA budget, what does it cover, and is the builder subsidizing it until turnover?
  • Are there capital contributions or transfer fees due at closing?

Price

Several builders list homes below Zillow's typical Bradenton value of $352,501 (August 2026). Ryan Homes' Hillwood Preserve starts at $329,990 and D.R. Horton's Braden Pointe townhomes at $294,990. The metro median sale price was $421,000 in July 2026, so a base-price new home can undercut a typical resale, before options.

Monthly payment

At the Freddie Mac 30-year average of 7.03% (week of September 24, 2026), a $329,990 home with 10% down works out to about $1,982 a month in principal and interest. The same terms on $352,501 come to about $2,117. Add taxes, insurance, HOA and any CDD to both.

Property tax

A new home is taxed on its full new value from the first full year, with no Save Our Homes cap history. City and county rates differ: 2025 total millage was 18.4092 inside the City of Bradenton and 14.1600 in the East Manatee Fire Rescue district, about $1,841 versus $1,416 per $100,000 of taxable value before exemptions. Building your own home

Custom building adds the lot, design, permits and the county impact fee (up to $34,641 for a larger single-family home in unincorporated Manatee) on top of construction. On a lot you buy yourself, that fee alone is about a tenth of a $329,990 production home. Unless you need a specific lot or plan, a production builder or a resale is usually the cheaper route; price all three before deciding.

Inspections, warranties and flood checks

Your own inspector

County or city inspectors check code compliance, not finish quality. Write two private inspections into the contract, one before drywall and one before closing, and confirm the builder will let your inspector on site. Our Florida home inspection checklist lists what to look at.

Warranty and defect claims

Get the builder's written warranty and read its limits on workmanship, systems and structure. If a defect appears later, Florida's Chapter 558 requires written notice to the builder at least 60 days before you can sue, which gives the builder a chance to inspect and offer a repair or payment. Florida law also limits implied warranty claims for offsite work such as roads and drainage (section 553.835).

Flood zone and elevation

National Hurricane Center reports put 2024 surge at 5 to 7 feet above ground from the Anclote River to Longboat Key during Helene and 4 to 6 feet from Longboat Key to Venice during Milton, and at least 594 structures in mainland Manatee County were destroyed by Helene. Look up the lot on the FEMA Flood Map Service Center and the county's floodplain search, which shows the zone and base flood elevation. Ask the builder for the elevation certificate. Manatee County's Community Rating System participation gives unincorporated NFIP policies a 25% discount inside special flood hazard areas and 10% outside, and NFIP policies have a 30-day waiting period, so buy early. Insurance and wind features

Get homeowners quotes on the exact plan and lot during your inspection period. Keep the builder's documentation of impact glass, roof straps and other wind features for a wind mitigation report; see our wind mitigation guide.

Reading a builder contract

Deposits and timelines

A builder contract is the builder's own form, written to protect the builder. Check how much deposit is due, when it becomes non-refundable, and what happens if completion slips past the estimated date.

Price changes and incentives

Check whether the price is fixed once you sign, and whether an incentive depends on using the builder's affiliated lender or title company. Compare that incentive against a lower price from your own lender, since a lower price also lowers your future property tax.

Licenses

Verify the builder's contractor license and any agent's real estate license on the Florida DBPR license search.

Buying new in Bradenton with your own agent

The person at a builder's sales office works for the builder, not for you. Your own agent can compare communities on total monthly cost, check the city or county status of the lot, read the builder contract, push for inspection access and weigh nearby resales. Since August 2024, buyers sign a written agreement with their agent that states how the agent is paid, so ask each builder up front whether it pays a buyer's agent, and whether your agent must register you on your first visit.

Where can I find new construction homes for sale in Bradenton, Florida?+

Most are east of I-75 along SR-64 in ZIPs 34211, 34212 and 34202, at communities such as Reagan Landing, Hillwood Preserve, Palm Grove, Coddington and Reserve at River Hayes. Builder websites show current inventory and price sheets, listing portals show spec homes, and a local agent can pull new-build listings from the MLS. Inside city limits, new homes are mostly infill lots.

Census Building Permits Survey data show 7,014 single-family units permitted across Manatee County in 2025, valued at about $1.86 billion, up from 5,630 in 2024. Another 3,645 units were permitted in buildings of five or more units in 2025, compared with 1,782 in 2024. These totals cover every jurisdiction in the county, including Bradenton and Lakewood Ranch.

Is it cheaper to build or buy a house in FL?+

In Bradenton, a production home is often cheaper than custom building. Several builders list homes from about $295,000 to $330,000, below Zillow's typical value of $352,501. What is the best neighborhood to live in Bradenton, Florida?+

It depends on your budget, commute and whether you want new or established homes. Zillow's August 2026 values range from $177,063 in South Bradenton to $648,836 in Mill Creek and $647,539 in Greyhawk Landing, with Heritage Harbour at $390,722. Do Bradenton new construction communities have CDD fees?+

Some do. Ryan Homes says Hillwood Preserve has no CDD, while Star Farms lots pay Lakewood Ranch Stewardship District assessments. Florida law requires a bold CDD notice above your signature in the first sale contract for any home in a district, so look for it and ask for the lot's current debt and maintenance assessments.

Are new construction homes in Bradenton inside city limits?+

Usually not. ZIPs 34202, 34211 and 34212, where most builders are active, have no land inside the City of Bradenton, so homes there are in unincorporated Manatee County. Braden Pointe in 34208 is in a ZIP that is only partly inside the city. Check the tax district on the property appraiser record: 0021 means City of Bradenton.
