How expensive is Bradenton?

Bradenton is one of the cheaper places to live on the Sarasota Bay side of the Gulf coast, but it is not cheap by national standards once insurance and property tax are added. Zillow's typical home value of $352,501 in August 2026 was about 6% below the Florida figure of $375,470 and about 14% below Manatee County's $407,828. The typical rent of $1,782 was about $390 a month less than in Sarasota.

The catch is income. The Census Bureau puts the city's median household income at $60,822 (2020 to 2024 survey), below Manatee County's $78,457 and Florida's $74,568. So although prices are lower, the typical rent still takes about 35% of the typical household's gross pay.

Zillow's typical rent of $1,782 a month fell 1.9% over the year to August 2026, which gives renters a little room to negotiate. The Census Bureau's median gross rent for the city is lower, at $1,618, because it counts leases signed years ago; a new lease will price closer to Zillow's figure. About 44% of occupied homes in the city are rented, against about 26% countywide, so the city has far more rental stock than the county as a whole.

Inside city limits the 2025 total rate was 18.4092 mills, the second highest of any Manatee district after Palmetto. On the typical $352,501 home, assuming the assessed value matches it, that is about $5,718 a year with homestead and $6,489 without. Homeowners insurance

Citizens Property Insurance, the state-backed insurer, reported an average multi-peril homeowners premium of $2,888 in Manatee County on policies in force at April 30, 2025, and its 2026 filing recommended $2,932. That is about $240 a month, and private quotes can be higher or lower depending on roof age, windows and construction. Flood insurance

Hurricane Helene pushed 5 to 7 feet of water above ground along the coast from the Anclote River to Longboat Key in September 2024, and the gauge at Port Manatee read 6.04 feet above mean higher high water. The National Hurricane Center counted at least 594 structures destroyed in mainland Manatee County. Look up the address on FEMA's flood map, and ask the seller for the current flood premium and any elevation certificate. In unincorporated Manatee, the county's Community Rating System status gives a 25% discount on flood policies inside high-risk zones and 10% outside them. New NFIP policies have a 30-day wait. HOA and CDD fees

Most older homes inside the city have no association, while newer communities east of I-75 usually do. Builders there rarely publish the amounts: Pulte's Reagan Landing lists association fees as required without a figure, and Ryan Homes' Hillwood Preserve advertises no CDD and a low monthly HOA. Where a special district exists, it bills on the property tax bill; in Lakewood Ranch, one Star Farms lot owed $671.30 of bond debt plus $393.71 for operations in FY2026, about $1,065 a year. Inside city limits or unincorporated Manatee: the cost difference

A Bradenton mailing address does not mean the City of Bradenton. The city covers about 14.3 square miles of land, and on the Census Bureau's 2020 ZIP-to-city file only four ZIP codes overlap it at all: 34205 (about 64% of its land inside the city), 34208 and 34209 (about a third each) and 34210 (about 7%). ZIPs 34202, 34203, 34207, 34211 and 34212 have no land inside the city.

Utilities inside and outside the city

Inside city limits, the City of Bradenton supplies water and sewer, charges a stormwater fee and collects trash. Unincorporated addresses are served by Manatee County Utilities. Where the city serves customers beyond its limits, its water and sewer rates are about 25% higher: on 5,000 gallons a month, water and sewer come to about $78 inside the city and about $97 outside it.

Permits and impact fees

New homes in unincorporated Manatee pay county impact fees before a certificate of occupancy: $34,641 for a detached home of 1,701 square feet or more on the schedule effective September 9, 2026. Builders usually fold that into the price, so it shows up in what you pay rather than as a separate bill.

Everyday costs in Bradenton

Electricity

FPL puts its typical residential bill for 1,000 kWh at $136.64 in August 2026 and $128.45 in September, when a one-time storm cost refund applied. FPL serves much of the Gulf coast, but confirm the provider for the specific address on the seller's or landlord's bills and ask for 12 months of history, since summer air conditioning can push use well past 1,000 kWh.

Water, sewer and stormwater

On the city's FY2026 rates, a 3/4-inch meter pays a $17.44 water base charge and a $25.76 sewer base charge each month, plus usage. At 5,000 gallons that is about $34.46 for water and $43.16 for sewer, and the $5.70 stormwater fee brings it to about $83. New accounts need a $135 deposit, and only property owners can open a water account, so renters usually pay through the landlord.

Trash and recycling

City homes get one green garbage cart collected twice a week and one yard waste cart collected weekly, billed on the utility bill; extra carts cost more. Recycling in the city is through drop-off sites. In unincorporated Manatee, the county's solid waste service handles collection and has its own day lookup.

Groceries and food

MIT's February 2026 estimate for Manatee County puts food at $4,685 a year for one adult, about $390 a month, and $13,712 for two adults with two children, about $1,143 a month. Those budgets assume home cooking.

Transportation and gas

AAA's average for regular gas in the Bradenton-Sarasota-Venice area was $4.45 a gallon on September 25, 2026. MIT budgets $8,295 a year for one adult's transportation, about $691 a month, covering a car, fuel and insurance. City residents averaged a 25.2-minute commute in the Census Bureau's survey. Manatee County Area Transit runs buses to Sarasota, Anna Maria Island and along SR 70, with cashless mobile tickets, and the island trolley runs daily.

Healthcare

MIT's medical budget, covering premiums and out-of-pocket costs, is $2,977 a year for one adult and $10,414 for two adults with two children in Manatee County. HCA Florida Blake Hospital on 59th Street West lists 383 licensed beds.

Childcare

Sales tax: 7%
