Values fell in both cities over the year to August 2026, by 3.2% in Bradenton and 2.7% in Sarasota. Over five years Bradenton rose 16.7% and Sarasota 13.5%. A declining market can favor buyers who are ready to act, but the next year's direction is unknown.

Bradenton's nearest Gulf beaches are on Anna Maria Island, a barrier island about 7 miles long off the Manatee County coast. Sarasota's are on Lido Key, inside the city, and Siesta Key to the south.
