What the ten-year trend shows
Bradenton values climbed steadily, spiked during the pandemic and have now slipped for four years in a row. Zillow's typical value rose between 2.5% and 7.4% a year from 2016 to 2020, then jumped 22.3% in the year to August 2021 and 34.0% in the year to August 2022. That two-year run took the typical home from $246,866 to $404,625, a 63.9% gain.
August 2022 was the high point in the series. Since then the typical value has fallen 0.4%, 2.4%, 7.4% and, in the latest year, 3.2%. At $352,501 it is $52,124 (12.9%) below that high, yet still 42.8% above August 2020 and 74.3% above August 2016. Owners who bought before 2021 are generally well ahead; owners who bought in 2022 or 2023 may find a sale today nets less than they paid once costs are counted.
The slide overlaps with several pressures at once: mortgage rates that stayed near 7%, higher insurance premiums, and Hurricanes Helene and Milton, which hit the coast two weeks apart in 2024. The National Hurricane Center counted at least 594 structures destroyed in mainland Manatee County after Helene. No single cause explains the decline, and the latest drop is less than half the one before it.
Sale speed, price cuts and inventory across the metro
Zillow reports these measures for the whole North Port-Sarasota-Bradenton metro (Manatee and Sarasota counties), not for Bradenton alone. They describe the conditions a Bradenton seller competes in.
Days to pending
Homes took about 91 days on average to go under contract in August 2026, down from 97 days a year earlier. Zillow uses a mean, so a handful of stale listings pull the figure up. A well-priced home in good repair often goes under contract well inside three months.
Sale-to-list ratio
Homes sold for about 95.8% of their final list price in July 2026, up from 95.1%. On the metro median sale price of $421,000, that gap works out to roughly $17,756, which is the scale of discount buyers have been getting.
Price cuts
24.9% of listings had a price cut in August 2026, down from 27.2% a year earlier. Roughly one listing in four still starts too high, though fewer sellers are having to adjust than in 2025.
Inventory
The metro had 8,868 homes for sale in August 2026, 18.2% fewer than the 10,844 a year earlier. This is the clearest shift in the data: supply is shrinking even while typical values drift down.
Median sale price and closed sales
Zillow's metro median sale price was $421,000 in July 2026, up 4.9% from $401,167. Florida Realtors counted 1,333 single-family closings in the metro in August 2026, up 3.3% on the year, at a median of $485,000, up 2.2%. Sale prices reflect which homes sold that month, while Zillow's typical value covers every home, so the two can move in opposite directions.
How prices differ by ZIP code and neighborhood
All eight Bradenton ZIP codes in Zillow's data lost value over the year, and the range between them is wide: the typical home in 34201 is worth about three times one in 34207. Many "Bradenton" addresses are not in the City of Bradenton at all. The 2020 Census ZIP-to-place file shows only four ZIPs with land inside city limits, which matters because the city's 2025 total millage was 18.4092 against 14.1600 in the East Manatee Fire Rescue district.

34209 (which includes Robinson Preserve and De Soto National Memorial) and 34205 (home to LECOM Park) held up best, both down less than 2%. 34210 fell most at 6.2%. The eastern ZIPs, 34201 and 34212, cost most and sit entirely outside city limits. Census ZIP areas only approximate postal ZIPs, so check the tax district on the Manatee County Property Appraiser record for any home you consider.

Every one of the 18 Bradenton-area neighborhoods Zillow tracks fell, but the higher-priced ones fell least. The five above $500,000 dropped about 2.0% on average, led by Mill Creek at just 0.4%. The five below $300,000 dropped about 5.3% on average, with South Bradenton down 9.5%. Small neighborhoods have few sales, so one year can swing sharply.
What is the best neighborhood to live in Bradenton?
There is no single best one; it depends on your budget, commute and whether you want city services or a newer planned community. By price, the data splits into three tiers: Mill Creek and Greyhawk Landing near $650,000, Palma Sola Park and West Bradenton between $440,000 and $630,000, and Bayshore Gardens, West Samoset and Samoset under $270,000. Condos and townhouses
Florida Realtors counted 522 townhouse and condo closings in the metro in August 2026, up 16.8% on the year, at a median of $309,225, up 4.1%. Year to date, condo closings are up 16.0% with the median flat at $320,000. Sales volume is recovering faster than prices. Single-family homes
Metro single-family closings reached 11,467 year to date, up 7.2%, at a median of $485,000, up 2.1%. A rising sale median can sit alongside a falling typical value, because the median reflects only the mix of homes that closed.
Anna Maria Island and waterfront
The barrier island west of Bradenton behaves like its own market. Zillow's typical value was $1,876,412 in Anna Maria (down 2.2%), $989,114 in Holmes Beach (up 2.4%) and $627,941 in Bradenton Beach (down 1.0%). Bradenton Beach is only 2.7% above its level five years ago, after Helene; estimates cited by the National Hurricane Center put 90% to 95% of its structures destroyed. New construction
Building is picking up, not slowing. Census permit data shows 7,014 single-family homes permitted across Manatee County in 2025, up from 5,630 in 2024. Builders in east Bradenton list new homes from $294,990 (D.R. Horton townhomes at Braden Pointe) to $352,990 (Pulte at Reagan Landing), close to the city's typical resale value. Bradenton remains the cheaper entry point to the metro. Its typical value is $57,377 (14.0%) below Sarasota's and $55,327 below Manatee County's, and its five-year gain of 16.7% is the strongest in the table below.

Is it better to live in Bradenton or Sarasota?
On price, Bradenton wins: the typical home is about $57,000 less and typical rent is $393 a month lower, at $1,782 against $2,175. Sarasota fell slightly less over the year (2.7% against 3.2%). Both share the same metro market, with the same 91-day average to contract and 24.9% of listings cut, so negotiating conditions are almost identical. What is the hottest housing market in Florida?
No official ranking exists, but Zillow's August 2026 data shows where values are still rising. Among Florida metros, Wauchula led with a 2.0% one-year gain, followed by Pensacola at 1.4% and Tallahassee and Key West at 1.1% each. Statewide, the typical value fell 1.5%. Is now a good time to buy a house in Bradenton?
If you plan to stay at least several years, buyers have more room than at any point since 2021: prices are below the 2022 high, one listing in four has been cut and sales close under asking. The trade-off is that shrinking inventory means the discount may not last as long as it has. How to use the conditions:
- Budget the real payment. At Freddie Mac's 7.03% 30-year rate, principal and interest on the $352,501 typical home is about $2,117 a month with 10% down and $1,882 with 20% down, before tax, insurance and any HOA. The Bradenton cost of living page adds the rest.
- Compare with renting. Typical rent is $1,782, down 1.9% on the year. With 20% down, buying costs about $100 more a month than renting before insurance and taxes, so buying makes most sense if you will stay long enough to cover closing costs.
- Negotiate on terms. A 95.8% sale-to-list ratio means offers under asking are routine. A seller credit toward closing costs or a rate buydown can save more than a small price cut.

Is now a good time to sell a house in Bradenton?
Conditions are improving for sellers, slowly. Listings are down 18.2%, homes sell six days faster than a year ago and fewer sellers are cutting prices. Values are still edging lower, though, so waiting for a rebound is a bet, not a plan. Practical steps:
- Price to recent closings. The typical value is 12.9% under the August 2022 high. A list price built on 2022 sales will likely join the one in four listings that get cut.
- Allow three months or more. The metro average is about 91 days to contract, plus closing time, and you keep paying the mortgage, tax and insurance throughout.

Freddie Mac's 30-year average was 7.03% in the week of September 24, 2026. Rates set what the typical buyer can borrow, and a meaningful drop would bring more of them back.
The November 2026 property tax amendment
Amendment 3 on the November 3, 2026 ballot would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the non-homestead assessment cap from 10% to 5%, if 60% of voters approve. Either result changes the cost of owning in Manatee County.
Supply from new building
Manatee County permitted 7,014 single-family homes in 2025, and the active builder communities cluster in the eastern ZIPs. If resale inventory keeps falling while builders keep delivering, new homes will set the price ceiling for similar resales in 34202, 34211 and 34212.
Storm recovery and insurance
