How expensive is Sarasota?
Housing makes Sarasota one of the pricier places to live on Florida's Gulf coast. Zillow's typical home value of $409,878 is above Tampa's $377,566 and Cape Coral's $335,825, and typical rent of $2,175 is above both. Everyday costs such as gas and food are close to state and national levels, so the gap comes almost entirely from housing and insurance.

One useful way to read that table: MIT's basic budget for a single adult is slightly lower in Sarasota County than in Lee or Hillsborough counties, but Sarasota's median household income is below the Florida median. Rent and home prices take a bigger share of a typical paycheck here than the headline living wage suggests.

Buying a home
Zillow's typical Sarasota home value was $409,878 in August 2026, down 2.7% on the year and up 13.5% over five years. At a 7.03% rate, principal and interest are about $2,462 a month with 10% down and $2,188 with 20% down. Location changes the number fast: the typical value runs from $278,186 in ZIP 34234 to $1,004,398 in 34236. Renting
Zillow's typical rent was $2,175 a month in August 2026, down 0.2% in a year, so rents have been flat while prices eased. That rent is about $26,100 a year, or 36% of the city's median household income. To keep it under 30% of gross income you would need to earn about $87,000.
Property tax
On Sarasota County's 2025 roll, most of the county pays 11.4737 mills countywide: 4.6487 for county government, 6.0950 for schools and 0.7300 for emergency medical services. Inside the City of Sarasota, the city adds 3.4078 mills, for about 14.8815 mills before any special district. That is about $1,488 a year for each $100,000 of taxable value. Homeowners and flood insurance
Insurance is the cost most likely to surprise a newcomer. Hurricane Milton made landfall near Siesta Key in October 2024 as a Category 3 storm, and roof age, construction, elevation and distance to water all move the premium. FEMA's Risk Rating 2.0 prices flood cover property by property, and most NFIP rates cannot rise more than 18% a year. HOA, condo and CDD fees
Much of the newer housing east of I-75 sits in community development districts that bill on the property tax bill. The 2025 Sarasota County roll lists more than a dozen CDDs, including Stoneybrook, Toscana Isles, Windward of Lakewood Ranch and LT Ranch. Water, sewer and trash
The City of Sarasota publishes its rates. From September 1, 2026, a single-family home on a standard meter pays a $22.02 monthly water base charge, then $4.45 per 1,000 gallons for the first 4,000 gallons and $5.24 for the next 4,000. Sewer adds a $30.30 base charge, $8.82 per 1,000 gallons up to 4,000 gallons and $10.39 after that. One curbside trash container is $35.05 a month.

City rates apply inside the city. Customers the city serves beyond its limits pay 120% of the stated rate plus a 25% surcharge, and much of the county is served by other utilities, so ask any seller for recent bills.
Electricity
FPL serves Sarasota. Under its residential rates effective October 2026, the RS-1 rate has a $10.52 monthly base charge, and the energy, fuel and clause charges add up to about 12.26 cents per kWh for the first 1,000 kWh. That is about $133 for 1,000 kWh before taxes and fees. FPL's rates page lists a typical 1,000-kWh bill of $136.64 for August, and summer air conditioning can push use well above 1,000 kWh.
Groceries and food
MIT's 2026 estimate puts food at $4,989 a year for one adult in Sarasota County, about $416 a month, and $14,601 for two adults with two children. Those figures assume groceries and home cooking, so eating out on the keys or downtown adds to them.
Transportation and gas
Most households need a car. AAA's average for regular gas in the Bradenton-Sarasota-Venice area was $4.45 a gallon on September 25, 2026, against $4.42 for Florida and $4.49 nationally. MIT budgets $8,333 a year for one adult's transportation in Sarasota County, covering car ownership, fuel and insurance.
Healthcare
MIT's medical estimate, which covers premiums and out-of-pocket costs, is $2,977 a year for one adult and $10,414 for two adults with two children in Sarasota County. Sarasota Memorial Hospital, a publicly owned hospital of about 900 beds, is the main hospital in the city.
Childcare
Childcare is the largest line for households with young children. MIT puts it at $11,523 a year for one child and $22,576 for two in Sarasota County, close to the $24,793 MIT allows for a year of housing for the same households.
Internet and phone
MIT budgets $1,710 a year for internet and mobile service for one adult in Sarasota County, about $143 a month, and $2,283 for two adults. Provider choice varies by street, so check the FCC National Broadband Map for the exact address before you commit.
Taxes in Sarasota
- Sales tax: 7%. Florida's state rate is 6%, and Sarasota County's 1% discretionary surtax runs through 2039, according to the Department of Revenue's 2026 rate table.
- No state income tax. Florida does not tax wages, pensions or retirement withdrawals.
- Property tax. About 14.88 mills inside the city on the 2025 roll and 11.47 mills countywide, before special districts and non-ad valorem charges. The homestead exemption lowers taxable value for a primary residence.
Amendment 3 on the November 2026 ballot would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028, and cut the annual assessment cap on non-homestead property from 10% to 5%. It needs 60% of voters to pass. School taxes would not change, so budget on current rules until the result is known.

Tampa and Cape Coral are cheaper to buy and rent in, while the unincorporated communities south of the city cost more. Tampa's higher sales tax partly offsets its lower housing costs, and Cape Coral's lower prices come with high flood exposure and city assessments on the tax bill.
Ways to lower your costs in Sarasota
File for the homestead exemption
If the home is your permanent residence, file with the Sarasota County Property Appraiser by March 1 of the year after you buy. The exemption lowers taxable value and caps yearly increases in assessed value for homesteaded property.
Get a wind mitigation inspection
Features such as roof-to-wall connections, impact windows and roof shape can earn windstorm discounts. The state's My Safe Florida Home program offers free wind mitigation inspections and grants of up to $10,000 for eligible upgrades such as roof improvements, impact windows and doors, and garage door reinforcement.
Shop flood cover early
Ask the seller for the current flood premium, which can sometimes transfer, and compare NFIP and private quotes. Elevation matters under Risk Rating 2.0, so an elevation certificate can support a better rate.
Check utility and association costs before you choose
City water and sewer, county utilities and private providers charge different rates, and CDD and HOA fees vary widely by community. Ask for the last tax bill, 12 months of utility bills and the association budget before you make an offer.
