Where condo prices fit in the Gainesville market
Zillow's typical home value for Gainesville was $295,760 in August 2026, down 1.2% in a year, and 27.1% of listings in the metro had a price cut. That citywide figure blends every home type, and condo prices vary widely by building age, location and monthly fees. Ask a local agent for closed sales in the same complex over the last 12 months rather than relying on an area average.
Condos appear in older complexes and in planned communities such as Haile Village Center, where condos sit alongside townhomes and houses. Newer attached homes, such as The Vue townhomes at Celebration Pointe, may be fee-simple townhomes rather than condos. Check the legal form on the deed or listing, because the rules and documents differ.
Start with the building's height
Florida's post-Surfside condo safety laws apply by building height. Two rules matter most, and both cover only condominium and cooperative buildings of three or more habitable stories:
- Milestone inspection (section 553.899, Florida Statutes): due by 31 December of the year the building turns 30, then every 10 years. A local agency can require it at 25 years where conditions such as proximity to salt water justify it. Phase one is a visual review by a licensed architect or engineer. If it finds substantial structural deterioration, a phase two inspection with testing follows, and repairs must begin within 365 days of the phase two report.
- Structural integrity reserve study, or SIRS (section 718.112): required at least every 10 years. Associations that existed on or before 1 July 2022 had to complete one by 31 December 2025. It covers the roof, structure, fireproofing, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors.
If the building is one or two stories, it is outside both rules, which means the association may have no independent structural study at all. That is not a reason to avoid them, but it puts more weight on your own inspection and on the association's budget.
Reserves and special assessments
For budgets adopted after 31 December 2024, owners in an association that must have a SIRS can no longer vote to waive or reduce reserves for the items the study covers. The law does allow a temporary pause or reduction in reserve contributions for up to two consecutive annual budgets to pay for repairs recommended by a milestone inspection, through 31 December 2028.
For you as a buyer, this means two things. Monthly fees in older three-story-plus buildings may have risen to fund reserves, and a building that has paused reserves to pay for repairs may need to catch up later. Ask for:
- The current budget and the reserve schedule, with the funded balance.
- The SIRS and the milestone inspection summary, if the building needs them.
- Minutes from the last 12 months of board meetings, to spot planned projects or loans.
- A written statement of any approved or proposed special assessment.
Your 7-day document review on a resale
Under section 718.503, a resale buyer who did not receive the association documents more than 7 days before signing can cancel within 7 days, excluding weekends and legal holidays, after receiving them. The seller must provide the declaration, articles, bylaws and rules, the latest annual financial statement and budget, the frequently asked questions document and, where they exist, the inspector's summary of the milestone inspection, the SIRS and any turnover inspection report.

Leasing rules near the university
Gainesville is home to the University of Florida, which Wikipedia lists as the third-largest public university campus by enrollment for 2023-24, so rental demand shapes many complexes. If you plan to rent the unit, check the declaration for minimum lease terms, caps on the number of rented units and any waiting period after purchase. If you plan to live in it, a complex with a high share of renters may have more turnover and different parking needs.
Financing and insurance
Condo loans depend on the project as well as the buyer. Lenders review the association's budget, reserves, insurance, litigation and the share of units that are rented or delinquent. Ask your lender early whether the project meets their requirements, since a building that fails can limit you to cash or portfolio lenders and make resale harder.
You will need an HO-6 policy for the interior of your unit and your liability. Ask the association for the master policy declarations page so your agent can see what the building policy covers and the deductible you might share through an assessment after a loss.
