What Haile Village is
Haile Village Center is the mixed-use core of Haile Plantation, the planned community southwest of Gainesville that began in the late 1970s. Visit Gainesville lists restaurants, a supermarket, boutiques, spas and gift shops in the village, which serves the surrounding neighborhoods.
Every Saturday from 8:30 a.m. to noon the village hosts a farmers market with local produce, baked goods and crafts. The Haile Plantation Association's management office is also in the village area.
Types of homes in and around the village
The village was designed so people could live close to where they shop and work. Gainesville Life describes the village's homes as condos, townhomes and single-family detached homes at a range of price points. Some of the village's commercial buildings also contain residential apartments alongside retail and office space.
Each format carries different costs. A condo or townhome may have its own association on top of the Haile Plantation Association, while an apartment inside a commercial building is usually a rental held by the building owner rather than a home you can buy. Ask for the legal description and the association documents for the exact unit.
Costs to budget for
- HOA dues. The Haile Plantation Association charges a quarterly common area assessment, and some neighborhoods pay an added neighborhood assessment. Condo and townhome buildings may add their own.

How it compares with other walkable options
Gainesville has only a few places designed around a walkable center. Celebration Pointe, off I-75 and Archer Road, is newer and larger, with mostly rental housing, a short list of for-sale townhomes and a CDD assessment on every unit. Town of Tioga, west of the city, pairs a town center with single-family streets and new custom homes. Haile Village is the oldest of the three, with homes built over several decades. Whichever you compare, read the non-ad valorem lines on each parcel's tax bill so you see every assessment, not just the HOA dues.
What to check before you buy
Walk the block at the times you would use the home. A unit near restaurants will hear more activity on weekend evenings and during the Saturday market than a home a few streets away. Ask where you and your guests park.
