The totals include county, school, library, Children's Trust and water district levies. They exclude non-ad valorem charges such as fire, solid waste, stormwater and any CDD assessment, which are added separately. Final rates are adopted in September. Homeowners insurance
Citizens Property Insurance, the state-backed insurer, reported an average premium of $2,178 for multi-peril homeowners (HO-3) policies in Alachua County, based on policies in force at April 30, 2025. Its December 2025 filing recommended an 11.9% cut to an average of $1,918 for policies from June 1, 2026 to May 31, 2027. The statewide Citizens HO-3 average was $3,506, so Alachua County is among the cheaper areas to insure. Flood insurance
Flood insurance is separate from a homeowners policy. Citizens requires flood coverage for homes in a FEMA Special Flood Hazard Area, and is phasing it in for new and renewing personal residential policies with wind coverage: dwellings covered for $400,000 or more from January 1, 2026, and all such policies by January 1, 2027. Condo unit-owner and renters policies are exempt. Check the flood zone for each home before your inspection period ends.
HOA fees and CDD assessments
Many newer homes around Gainesville sit in a community development district (CDD), which adds a yearly assessment to the tax bill. Two published examples for fiscal 2027:
- Oakmont (Parker Road CDD): $3,054.29 to $4,669.22 a year, depending on lot width and bond series.

Gainesville Regional Utilities (GRU) provides electric, natural gas, water and wastewater service. Its residential rates effective 1 October 2025:

Worked example: 1,000 kWh of electricity costs about $136.60 before taxes, and 5,000 gallons of water plus wastewater about $71.33. Inside the city a 10% utility tax applies to most charges. Outside city limits GRU adds a 10% surcharge on electric and 25% on water and wastewater, and the county levies its own 10% utility tax. All customers pay a 2.5% gross receipts tax on electric and gas. For fiscal 2027, from 1 October 2026, GRU keeps electric base rates and gas rates unchanged and raises water 2% and wastewater 1.75%. In the City of Alachua, the city supplies electric, water and wastewater instead.
Groceries and food
MIT estimates a basic food budget of $4,697 a year for one adult in Alachua County, about $391 a month, and $13,746 a year for two adults with two children. Treat it as a grocery baseline and add your own estimate for eating out.
Transportation and gas
MIT puts basic transportation costs at $8,054 a year for one adult in Alachua County, mostly the cost of owning and running a car. RTS buses cost $1.50 a ride, $3 for a 24-hour pass or $35 for a full-fare monthly pass. UF and Santa Fe College designated students, faculty, staff and retirees ride fixed routes free with valid ID, as do City of Gainesville and UF Health employees, and riders 18 and under or 65 and over ride free through the 65/18 program.
Healthcare
MIT's basic medical cost estimate is $3,565 a year for one adult and $13,035 for two adults with one child in Alachua County, higher than its Duval County figures of $3,136 and $10,902. Taxes in Gainesville
Sales tax: 7.5%
Florida's state sales tax is 6%, and Alachua County adds a 1.5% discretionary sales surtax, for a combined 7.5% on most taxable purchases. The Florida Department of Revenue's surtax table lists a 0.5% surtax running to December 31, 2030 and a 1% surtax running to December 31, 2032.
