Lennar also announced Palmetta Pines Townhomes in northeast Cape Coral, near U.S. 41 and Del Prado Boulevard, opening in summer 2026 with three-bedroom plans of 1,343 to 1,392 square feet priced from the $200,000s.

Scattered-lot homes versus planned communities

When a builder lists its community simply as "Cape Coral", it usually builds on individual lots spread across the city's grid. You pick a lot and a plan. That gives you choice of location, often with no HOA, but each lot differs:

  • Neighbors and roads. A new home may sit next to vacant lots that will be built on later.

Planned communities such as Stonewater, Sawgrass at Coral Lakes and Marina Villas at Cape Harbour come with an association, shared amenities and rules. Ask for the HOA budget and fees before you compare prices.

CDD and HOA fees on new Cape Coral homes

A community development district (CDD) is a special-purpose government that finances infrastructure through bonds and charges owners an annual assessment on the tax bill. Because most of Cape Coral was laid out as individual lots decades ago, many scattered-lot homes are not in a CDD, but some newer projects are. One example is the Cape Coral Town Center CDD, which the city created in August 2023 and which covers about 130 acres.

For any new home, ask the builder in writing:

  • Is the lot in a CDD? If so, what are the annual debt and operations assessments, and when do the bonds pay off?
  • What is the HOA fee, what does it cover and is the developer subsidizing it now?
  • Are impact fees, utility connection charges and any utility assessment included in the price?

Flood elevation and build checks

New homes must meet the Base Flood Elevations set by FEMA's Lee County maps, effective 17 November 2022. Ask for the elevation certificate once the slab is poured and again at completion, and give it to your insurance agent early. Resale prices have been falling. Zillow's typical Cape Coral home value was $335,825 in August 2026, down 3.9% in a year, and a brokerage search on 25 September 2026 showed 605 new-construction listings at a median ask of $400,000. With that much supply, ask each builder about rate buydowns or closing-cost help.
