How we ranked North Florida places

There is no single best place to live, so we use a stated, repeatable method and show the numbers. We took 25 cities and communities across the Panhandle, the Big Bend, North Central and Northeast Florida that have both a Zillow home value series and Census income data.

Each place is ranked on three measures, and the three ranks are averaged: value to income (Zillow's typical home value in August 2026 divided by the Census median household income, lower is better), five-year price change (a long-run sign of demand) and one-year price change (whether prices held up through 2026's softer market). Ties go to the place with the better value-to-income ratio.

The score says nothing about schools, crime, commute or lifestyle, which only you can weigh. Use it to build a shortlist, then check the details for each address.

What counts as North Florida here

We used the counties from Escambia in the west to Nassau, St. Johns and Flagler on the Atlantic, and south to Alachua and Columbia. Ocala and The Villages are covered in our Central Florida guide.

Northeast Florida: Jacksonville, the beaches and St. Augustine

6. Fleming Island

Zillow's typical home value was $445,587 in August 2026 (-0.1% over the year, +23.8% over five years), typical rent $2,044 a month. The Census Bureau's 2020-2024 survey puts median household income at $116,611, so a typical home costs 3.8 times a typical local income.

Fleming Island is an unincorporated Clay County community on the west bank of the St. Johns River, southwest of Jacksonville. Home values are well above the Jacksonville city figure, but so is household income, which keeps its price-to-income ratio low. Housing is largely built since the 1990s (median year built 2001.0) and 85% owner-occupied. Many subdivisions add HOA dues; see our Fleming Island guide for costs and schools.

8. Jacksonville Beach

Zillow's typical home value was $638,241 in August 2026 (+2.6% over the year, +21.3% over five years), typical rent $2,436 a month. The Census Bureau's 2020-2024 survey puts median household income at $120,698, so a typical home costs 5.3 times a typical local income.

Jacksonville Beach is a separate city on the ocean east of Jacksonville, and one of the most expensive places on this list. It ranks well because prices rose 2.6% over the year, the strongest in the group, and incomes are high. Rent is also among the highest in North Florida. 9. Yulee

Zillow's typical home value was $387,510 in August 2026 (+0.7% over the year, +23.1% over five years), typical rent $2,100 a month. The Census Bureau's 2020-2024 survey puts median household income at $85,247, so a typical home costs 4.5 times a typical local income.

Yulee is an unincorporated Nassau County community on the mainland west of Amelia Island, north of Jacksonville along I-95. It is where much of Nassau County's new building happens, and most homes are recent (median year built 2004.0). Values sit near the Jacksonville metro figure. Check for community development district (CDD) assessments on newer subdivisions, which appear on the tax bill.

13. Orange Park

Zillow's typical home value was $311,431 in August 2026 (-0.9% over the year, +17.6% over five years), typical rent $1,660 a month. The Census Bureau's 2020-2024 survey puts median household income at $77,106, so a typical home costs 4.0 times a typical local income.

Orange Park is a small incorporated town in Clay County on the St. Johns River, just south of the Jacksonville city line. It is one of the lower-priced ways to live near Jacksonville's southwest side and the Naval Air Station Jacksonville area. Homes are older (median year built 1974.0) and only 56% owner-occupied. Values fell -0.9% over the year, in line with the Jacksonville metro.

15. Fernandina Beach

Zillow's typical home value was $610,615 in August 2026 (-0.3% over the year, +26.9% over five years), typical rent $2,248 a month. The Census Bureau's 2020-2024 survey puts median household income at $97,903, so a typical home costs 6.2 times a typical local income.

Fernandina Beach is the only city on Amelia Island, in Nassau County at Florida's northeast corner. It is among the most expensive places in North Florida, with a strong five-year gain. 16. Jacksonville

Zillow's typical home value was $285,103 in August 2026 (-0.8% over the year, +16.7% over five years), typical rent $1,601 a month. The Census Bureau's 2020-2024 survey puts median household income at $69,872, so a typical home costs 4.1 times a typical local income.

Jacksonville is Florida's largest city by population and by land area, and covers all of Duval County except Atlantic Beach, Neptune Beach, Jacksonville Beach and Baldwin. Its typical value is well below the Florida figure of $375,470, and rent is moderate. Prices slipped -0.8% over the year. 22. Palm Coast

Zillow's typical home value was $342,262 in August 2026 (-0.9% over the year, +8.6% over five years), typical rent $1,868 a month. The Census Bureau's 2020-2024 survey puts median household income at $77,350, so a typical home costs 4.4 times a typical local income.

Palm Coast is a Flagler County city between St. Augustine and Daytona Beach, and one of the largest places in this group by population. It has relatively new housing (median year built 2003.0) and high owner-occupancy (82%), with values below the state figure. It ranks low here because its five-year gain was the weakest in the group. Some lots back onto saltwater or freshwater canals, so check the flood zone and seawall condition.

23. St. Augustine

Zillow's typical home value was $429,114 in August 2026 (-1.7% over the year, +17.2% over five years), typical rent $2,034 a month. The Census Bureau's 2020-2024 survey puts median household income at $78,151, so a typical home costs 5.5 times a typical local income.

St. Augustine is the St. Johns County seat and the oldest continuously occupied European-founded city in the United States. Values are above the Florida figure and price-to-income is high, and prices fell -1.7% over the year. Much of the city is close to the water, so ask for the flood zone, any elevation certificate and the seller's flood history.

North Central Florida: Gainesville and the I-75 corridor

1. High Springs

Zillow's typical home value was $326,871 in August 2026 (+0.8% over the year, +27.4% over five years). The Census Bureau's 2020-2024 survey puts median household income at $94,421, so a typical home costs 3.5 times a typical local income.

A small Alachua County city northwest of Gainesville, High Springs sits near the springs and rivers of the Santa Fe basin. Its housing stock is newer than most of the region (median year built 2002.0) and 84% of homes are owner-occupied. Zillow does not publish a rent figure here, which tells you the rental market is thin. Budget time for the drive into Gainesville for most jobs and shopping, and check whether a lot is on well and septic.

10. Lake City

Zillow's typical home value was $264,618 in August 2026 (+0.4% over the year, +29.2% over five years), typical rent $1,494 a month. The Census Bureau's 2020-2024 survey puts median household income at $56,472, so a typical home costs 4.7 times a typical local income.

Lake City is the Columbia County seat, where I-10 meets I-75, northwest of Gainesville. It had the strongest five-year gain in this group, from a low base, and remains one of the cheapest places here to buy. Local incomes are low, so price-to-income is middling. Only 40% of homes are owner-occupied and the median home was built in 1980.0, so budget for a thorough inspection.

19. Newberry

Zillow's typical home value was $329,546 in August 2026 (-2.0% over the year, +12.8% over five years), typical rent $2,135 a month. The Census Bureau's 2020-2024 survey puts median household income at $89,552, so a typical home costs 3.7 times a typical local income.

Newberry is a small Alachua County city west of Gainesville. It has the highest owner-occupancy rate in this group (93%) and some of the newest housing (median year built 2006.0), and it scores well on price against local income. 20. Alachua

Zillow's typical home value was $327,303 in August 2026 (-2.1% over the year, +16.5% over five years), typical rent $2,292 a month. The Census Bureau's 2020-2024 survey puts median household income at $83,464, so a typical home costs 3.9 times a typical local income.

Alachua is a city north of Gainesville on I-75, Values are close to Newberry's and price-to-income is good, but prices fell -2.1% over the year, the weakest result here. Rent is high relative to home values. Our Alachua guide covers neighborhoods and costs.

24. Gainesville

Zillow's typical home value was $295,760 in August 2026 (-1.2% over the year, +17.2% over five years), typical rent $1,618 a month. The Census Bureau's 2020-2024 survey puts median household income at $46,195, so a typical home costs 6.4 times a typical local income.

Gainesville is the Alachua County seat and home to the University of Florida and UF Health. Values are below the Florida figure, but median household income is the lowest here because of the student population, which drives its price-to-income ratio up. Only 38% of homes are owner-occupied. Tallahassee and the Big Bend

3. Crawfordville

Zillow's typical home value was $292,941 in August 2026 (+0.7% over the year, +23.5% over five years), typical rent $1,828 a month. The Census Bureau's 2020-2024 survey puts median household income at $82,656, so a typical home costs 3.5 times a typical local income.

Crawfordville is the unincorporated county seat of Wakulla County, south of Tallahassee toward the Gulf. It scores well on price against local income, and most homes are newer (median year built 2003.0) and owner-occupied (76%). Commuting to Tallahassee is the norm. Coastal parts of Wakulla County sit in storm surge and flood zones, so compare the flood zone and insurance quote on any address before you offer.

11. Tallahassee

Zillow's typical home value was $294,444 in August 2026 (+1.4% over the year, +18.5% over five years), typical rent $1,470 a month. The Census Bureau's 2020-2024 survey puts median household income at $57,409, so a typical home costs 5.1 times a typical local income.

Tallahassee is the state capital and the Leon County seat, home to Florida State University and Florida A&M University. It is the largest city in this group after Jacksonville, with prices rising 1.4% over the year and rent lower than in most Florida metros. Median household income is pulled down by the large student population, and only 41% of homes are owner-occupied, so compare neighborhoods closely: areas near campus behave like a rental market.

The Panhandle: Pensacola to Panama City

2. Milton

Zillow's typical home value was $287,336 in August 2026 (+1.7% over the year, +22.3% over five years), typical rent $1,775 a month. The Census Bureau's 2020-2024 survey puts median household income at $76,301, so a typical home costs 3.8 times a typical local income.

Milton is the Santa Rosa County seat, east of Pensacola along the Blackwater River. It is one of the lower-priced choices in the Pensacola metro, and prices kept rising over the past year when most of Florida fell. Homes are older on average (median year built 1987.0) and only 53% are owner-occupied, so expect a mix of older in-town houses and newer subdivisions outside the city limits. 4. Pensacola

Zillow's typical home value was $266,727 in August 2026 (+1.2% over the year, +18.5% over five years), typical rent $1,657 a month. The Census Bureau's 2020-2024 survey puts median household income at $74,212, so a typical home costs 3.6 times a typical local income.

Pensacola is the largest city in the western Panhandle and the Escambia County seat, with Naval Air Station Pensacola on its doorstep. Its home values are among the lowest of any sizable city on this list and rose over the past year. The housing stock is older (median year built 1972.0), which means more homes that need roof, wiring or plumbing updates for insurance.

5. Navarre

Zillow's typical home value was $416,563 in August 2026 (+1.5% over the year, +18.9% over five years), typical rent $2,085 a month. The Census Bureau's 2020-2024 survey puts median household income at $105,265, so a typical home costs 4.0 times a typical local income.

Navarre is an unincorporated Santa Rosa County community on Santa Rosa Sound, between Pensacola and Fort Walton Beach. It costs more than inland Panhandle towns, but local incomes are high too, and prices were up over the year. Most homes are recent (median year built 2003.0) and 82% are owner-occupied. Compare insurance quotes for sound-front and Navarre Beach homes against homes further inland before you choose.

7. Panama City

Zillow's typical home value was $284,369 in August 2026 (+1.2% over the year, +23.9% over five years), typical rent $1,697 a month. The Census Bureau's 2020-2024 survey puts median household income at $62,265, so a typical home costs 4.6 times a typical local income.

Panama City is the Bay County seat on St. Andrew Bay, near Tyndall Air Force Base. It is one of the cheaper cities in the Panhandle and posted one of the stronger five-year gains on this list. Homes are older on average (median year built 1976.0). Ask for roof age and wind mitigation reports, and compare quotes early.

12. Lynn Haven

Zillow's typical home value was $327,447 in August 2026 (-0.3% over the year, +18.6% over five years), typical rent $1,887 a month. The Census Bureau's 2020-2024 survey puts median household income at $80,973, so a typical home costs 4.0 times a typical local income.

Lynn Haven is a Bay County city just north of Panama City on North Bay. It costs a little more than Panama City, and local incomes are higher, giving it a better price-to-income ratio. Homes are newer on average (median year built 1998.0). Prices dipped -0.3% over the year. Like the rest of Bay County, insurance cost depends heavily on roof age, construction and flood zone.

14. Niceville

Zillow's typical home value was $434,886 in August 2026 (+0.8% over the year, +14.2% over five years), typical rent $2,210 a month. The Census Bureau's 2020-2024 survey puts median household income at $102,409, so a typical home costs 4.2 times a typical local income.

Niceville is an Okaloosa County city on Choctawhatchee Bay, close to Eglin Air Force Base. Values are higher than inland Okaloosa towns, but so are incomes, and prices rose 0.8% over the year. Its five-year gain was weaker than most of the list. Most homes date from the 1980s onward (median year built 1989.0). Bay-front and bayou streets need a flood zone check.

17. Gulf Breeze

Zillow's typical home value was $478,656 in August 2026 (+0.7% over the year, +16.1% over five years), typical rent $2,001 a month. The Census Bureau's 2020-2024 survey puts median household income at $104,050, so a typical home costs 4.6 times a typical local income.

Gulf Breeze is a small Santa Rosa County city on the peninsula between Pensacola Bay and Santa Rosa Sound, on the route to Pensacola Beach. Values are high for the region and homes older on average (median year built 1972.0). With water on both sides, the flood zone, elevation certificate and insurance quote matter as much as the price.

18. Crestview

Zillow's typical home value was $288,328 in August 2026 (+0.1% over the year, +14.5% over five years), typical rent $1,933 a month. The Census Bureau's 2020-2024 survey puts median household income at $65,480, so a typical home costs 4.4 times a typical local income.

Crestview is the Okaloosa County seat, inland on I-10 north of Eglin Air Force Base. It is the lower-priced alternative to Destin and the bay towns, with values close to the Pensacola figure and newer homes (median year built 2000.0). Prices were flat over the year and the five-year gain was below most of the list. Typical rent, at $1,933, is higher than in Pensacola or Panama City.

21. Destin

Zillow's typical home value was $612,080 in August 2026 (+1.3% over the year, +12.3% over five years), typical rent $2,110 a month. The Census Bureau's 2020-2024 survey puts median household income at $89,011, so a typical home costs 6.9 times a typical local income.

Destin sits on the Gulf between Choctawhatchee Bay and the Gulf of Mexico in Okaloosa County. It is the most expensive place on this list, and the high price-to-income ratio reflects second-home and vacation-rental demand rather than local wages. Prices rose 1.3% over the year. Condo buyers should check reserves, recent special assessments and milestone inspection status under Florida's condo safety laws.

25. Panama City Beach

Zillow's typical home value was $414,475 in August 2026 (-1.4% over the year, +12.1% over five years), typical rent $1,748 a month. The Census Bureau's 2020-2024 survey puts median household income at $80,941, so a typical home costs 5.1 times a typical local income.

Panama City Beach is a Bay County resort city on the Gulf, west of Panama City. It costs far more than Panama City, and much of its housing is condos and vacation rentals. Prices fell -1.4% over the year and the five-year gain was weak. If you are buying a condo, check reserves, special assessments and milestone inspection status, and ask how rental rules affect the building.

Is it cheaper to live in North Florida?

Mostly, yes. Zillow's typical home value for the Jacksonville metro was $350,783 in August 2026, Tallahassee $284,218, Gainesville $302,455, Pensacola $310,111 and Panama City $344,018. That compares with $475,830 for the Miami metro, $383,445 for Orlando and $375,470 for Florida as a whole.

The exceptions are the coast: Jacksonville Beach, Fernandina Beach, Destin and Walton County beach towns such as Santa Rosa Beach ($858,900) cost more than most of South Florida, and the Crestview-Fort Walton Beach-Destin metro's typical value was $438,425.

At the 7.03% average 30-year rate Freddie Mac reported on September 24, 2026, principal and interest on a $285,103 Jacksonville home with 10% down is about $1,712 a month, against about $2,858 on a $475,830 Miami-area home. How to choose where to live in North Florida

Start with where you will work

North Florida is spread out. Jacksonville, Tallahassee, Gainesville and Pensacola are separate job markets hours apart, so pick the metro first and the town second.

Compare coast and inland

Coastal towns cost more to buy and usually more to insure. Inland towns such as Milton, Crestview, Lake City and Crawfordville cost less but mean longer drives to the beach, the airport and specialist healthcare.

Check flood, evacuation and insurance first

Look up the flood zone on the FEMA map and the evacuation zone with the Florida Division of Emergency Management, and get an insurance quote before your inspection period ends. Our Florida flood zones guide explains what the zones mean.

Read the age of the housing

A median year built in the 1970s, as in Pensacola, Gulf Breeze and Orange Park, means more homes needing roof and system updates to insure. Newer areas trade that for HOA dues and, often, CDD assessments.

Check crime data yourself

We do not rate places as safe or unsafe. The Florida Department of Law Enforcement publishes reported crime by agency, and the FBI's Crime Data Explorer does the same nationally. Compare rates per 1,000 residents over several years, and remember that a county sheriff's figures cover a very different area from a city's.

Is it cheaper to live in North Florida than South Florida?+

Generally yes. Zillow's typical home value in August 2026 was $350,783 for the Jacksonville metro, $284,218 for Tallahassee and $310,111 for Pensacola, against $475,830 for the Miami metro. Coastal towns such as Destin, Fernandina Beach and Jacksonville Beach are the exception, with typical values above $600,000.

Which side of Florida is best to live on?+

It depends on what you value. The Atlantic side north of Daytona has Jacksonville's larger job market and ocean beaches, while the Panhandle has Gulf beaches, lower inland prices and military bases. In our ranking, Panhandle towns such as Milton, Pensacola and Navarre scored slightly better on value and price trends than most Northeast Florida towns in 2026.

What is the safest town in northern Florida?+

We do not label towns safe or unsafe. Reported crime for every Florida police department and sheriff's office is published by the Florida Department of Law Enforcement, and the FBI Crime Data Explorer has the same agency data. Compare rates per 1,000 residents over several years, and check that you are looking at the agency that actually covers the address.

Where is the nicest but cheapest place to live in Florida?+

In North Florida, the lowest typical home values among sizable towns in our list were Lake City at $264,618, Pensacola at $266,727, Panama City at $284,369 and Jacksonville at $285,103 in August 2026. Whether a place is nice is personal, so visit and compare insurance, commute and the age of the homes you would buy.

Is North Florida a good place to buy a house in 2026?+

North Florida held value better than most of the state. Leon, Escambia and Santa Rosa counties saw typical values rise over the year to August 2026, while Florida as a whole fell 1.5%. That does not predict future prices. Compare the monthly cost at today's 7.03% average rate, plus insurance and tax, against renting.

How much do you need to earn to live in North Florida?+

MIT's living wage calculator puts the pre-tax income a single adult with no children needs in Florida at $50,117 a year, or $66,917 for two working adults with no children. Housing is cheaper in most North Florida towns than the state average, so those figures usually go further there than in South Florida.
