Prices have eased for four years after the 2020 to 2022 jump
The August figures tell a clear story. Zillow's typical Sarasota value rose from $289,562 in August 2020 to $478,861 in August 2022, a rise of about 65% in two years. It has fallen each August since: $473,433 in 2023, $464,316 in 2024, $421,099 in 2025 and $409,878 in 2026.
Even after that slide, values sit about 13.5% above August 2021 and about 62% above August 2016, when the figure was $253,474. Owners who bought before 2021 are generally still ahead on paper. Owners who bought in 2022 or 2023 may be below their purchase price, which is worth knowing if you are negotiating with one.
Supply is shrinking and homes are selling a little faster
Across the North Port to Sarasota metro, Zillow counted 8,868 homes for sale in August 2026, down from 10,844 a year earlier. Typical days to pending fell from 97 to 91. Homes sold for about 95.8% of list price, up from 95.1%, and the share of listings with a price cut fell from 27.2% to 24.9%.
Put together, those numbers point to a market that is still soft on price but less one-sided than it was in 2025. Fewer sellers are chasing the market down, and fewer buyers have a long list of alternatives. The metro median sale price was $421,000, up from $401,167, though a median sale price moves with the mix of homes that happen to close and should not be read as a value gain.
Top-end bayfront areas held up better than lower-priced neighborhoods
Zillow tracks 70 neighborhoods inside the city. Of the 12 with a typical value above $1 million, nine were flat or up on the year, including Bird Key (up 4.5%), Cherokee Park (up 5.3%) and Bay Isle-Siesta (up 2.7%). St. Armands was the exception at the top, down 9.4%.
The lower end moved the other way. Of the 19 neighborhoods with a typical value under $350,000, 16 fell, by an average of about 4.4%. Park East (down 11.2%), Glen Oaks Ridge (down 9.8%) and Village Gardens (down 9.7%) had the steepest drops. The Meadows fell 8.7%, which we look at in our The Meadows guide.

Rents have gone flat
Zillow's typical Sarasota rent was $2,175 in August 2026, down 0.2% on a year. Flat rents and softer prices narrow the gap between renting and buying a little, but at a 7.03% mortgage rate (Freddie Mac, week of 24 September 2026) most buyers will still pay more each month to own than to rent a comparable home once tax, insurance and any HOA fee are added. What this market means for buyers
- Negotiate from the evidence. With homes selling below list on average and about one in four listings cut, ask your agent for the list-to-sale history of comparable homes before you make an offer.
- Price the carrying costs first. Insurance, flood coverage, condo reserves and CDD assessments can move a monthly payment more than a few thousand dollars off the price. Get quotes during your inspection period.

- Do not count on a rebound. Nobody can promise where prices go next. Buy a home you can afford to hold if values stay flat.
What this market means for sellers
- Price to the current market, not the 2022 peak. The typical value is about 14% below August 2022. Homes priced from old comparables tend to sit and then take cuts.
- Fix what the buyer's insurer will flag. Roof age, electrical panels and plumbing type affect whether a buyer can get coverage, which affects whether the sale closes.
