Property tax

A city address paid 20.4468 mills in 2025 across all levies, or 21.4168 inside the Downtown Development Authority. The city's own operating rate of 8.1308 mills is one of the higher municipal rates in the county, against 3.6476 in Boca Raton. Homeowners and flood insurance

Office of Insurance Regulation data reported as of September 30, 2024 put the average homeowners premium in Palm Beach County at $6,614, about $551 a month, above Broward ($6,290) and Miami-Dade ($6,045). Roof age, construction and wind mitigation features change that number a lot. FEMA's FloodSmart notes most homeowners policies do not cover flood, so add a flood quote even outside a high-risk zone. HOA, condo and CDD fees

Whether you pay association fees depends on the home: condos and planned communities have them, many older single-family streets do not. Condo buildings three habitable stories or taller must have a structural integrity reserve study at least every 10 years, and budgets adopted since December 31, 2024 cannot skip the reserves it calls for, which feeds into monthly fees. In newer communities outside the city, such as those in Palm Beach Gardens' Avenir, a community development district assessment appears on the tax bill. Electricity

Florida Power & Light serves the city. FPL says its typical residential bill for 1,000 kWh is $136.64 a month from January 1, 2026, up $2.50 from $134.14. Summer air conditioning pushes most homes above 1,000 kWh, so ask the seller or landlord for 12 months of bills.

Water, sewer, trash and stormwater

The City of West Palm Beach's utility draws its water from Grassy Waters Preserve and treats it at a plant permitted for up to 47 million gallons a day, serving the city and the towns of Palm Beach and South Palm Beach. One monthly city bill covers water, wastewater, sanitation and recycling, stormwater and the applicable utility tax. The city asks new customers to call 561-822-1300 for deposit requirements.

Groceries and food

MIT budgets $5,001 a year, about $417 a month, for food for one adult, and $14,635 for two working adults with two children. That covers groceries only, with no restaurant meals.

Transportation and gas

MIT allows $8,234 a year for one adult's transportation, mostly car costs. If you can use transit, Palm Tran is $2 a ride or $70 for a 31-day pass, and Tri-Rail and Brightline both stop downtown. Budget the $225 one-time Florida fee on a vehicle's first registration if you are moving from another state.

Healthcare

MIT's medical estimate is $2,779 a year for one adult and $8,199 for one adult with a child, covering premiums and out-of-pocket costs. Your real figure depends on your employer plan.

Childcare

MIT puts childcare at $14,654 a year for one child and $27,798 for two in Palm Beach County, often the largest cost after housing for a working parent.

Sales tax: 7%

Florida's 6% state sales tax plus Palm Beach County's 1% surtax gives 7% on most purchases. The Department of Revenue lists that surtax as running from January 1, 2017 to December 31, 2026, so confirm the rate for 2027 before you plan a large purchase.
