Water, sewer, trash and stormwater: City of West Palm Beach

The city's Public Utilities department supplies more than 34,000 retail and commercial customers from Grassy Waters Preserve, through a plant permitted for up to 47 million gallons a day. It also serves the towns of Palm Beach and South Palm Beach. You get one monthly bill covering water, wastewater, sanitation and recycling, stormwater and utility tax, due on receipt and past due after 21 days. Trash, recycling and bulk pickup

City pickups run Monday to Saturday. Use the city's interactive pickup schedule to find your trash, recycling and bulk or yard waste days, or call Public Works at 561-822-2075. If your address is outside city limits, the county and a different utility may serve it, so check the seller's or landlord's recent bills.

Internet and phone

Driver license, vehicle registration and voting

Driver license within 30 days

In Palm Beach County, the Tax Collector's office issues Florida driver licenses and ID cards as an agent of the state. If your license is not REAL ID compliant, book a reservation first. Vision screening is required, and licenses are valid for eight years up to age 79. The main office is at the Governmental Center, 301 North Olive Avenue, 3rd floor, West Palm Beach (561-355-2264, 8:15 a.m. to 5 p.m. weekdays).

Vehicle title and registration within 10 days

Once you start work or enroll children in school here, you have 10 days to register your vehicles. A one-time $225 fee applies to the first Florida registration of most cars and trucks. Ask the Tax Collector what VIN verification it needs for a vehicle titled in another state before your visit.

Voter registration

You can register if you are a US citizen, a Florida resident and at least 18. The Palm Beach County Supervisor of Elections links to the state's online application. For the 2026 general election, the registration deadline is Monday, October 5. The property appraiser accepts a voter registration as one of the documents for homestead, so register before you file.

Who qualifies

You must be a permanent Florida resident, hold title to the home and make it your permanent residence as of January 1, with no residency-based tax benefit elsewhere. Applications are due by March 1 of the year the exemption applies.

How to file and what to bring

File online, in person at a Property Appraiser service center or by mail. You need the Social Security numbers of all owners and spouses, a Florida driver license or ID card, and one more proof such as a Florida vehicle registration, voter registration, declaration of domicile, federal tax return or utility bills. Non-citizens need proof of permanent residency.

What it is worth

The first $25,000 exemption applies to all taxes, and a second exemption of up to $25,722 (2025 figure) applies to value above $50,000, excluding school taxes. At West Palm Beach's 2025 rates, that saves roughly $870 a year on a typical home. The bigger long-term saving is the cap: assessed value can rise by no more than 3% a year or the change in the Consumer Price Index, whichever is lower.

Moving from another Florida home

Homestead does not transfer by itself; you must file a new application for the new home. The city recommends enough food, water and other supplies for every member of the household for at least 72 hours. Hurricane season runs June 1 to November 30, so a move in summer means stocking up in your first week.

Insurance before a storm

FEMA says there is typically a 30-day waiting period before a new National Flood Insurance Program policy takes effect, unless it is required by a lender at closing. Use the district's online boundary locator with the exact address. Assignments can differ between neighboring streets and change over time, so check again before you sign a lease or contract.

You can register a new student online through the district's student information portal and upload documents. You will need proof of residence, a birth certificate, the Florida immunization form (DH 680) and a physical exam form (DH 3040). State law requires the school-entry health exam to be done within one year before enrollment. For kindergarten, children must be 5 by September 1, 2026.

Getting around in your first weeks

Buses and passes

Palm Tran charges $2 a ride, $5 for an unlimited day pass and $70 for a 31-day pass, with half fares ($1 a ride, $55 a month) for eligible riders. If you arrive before your car does, a day pass covers errands like the Tax Collector visit.

Rail to the rest of South Florida

Tri-Rail's West Palm Beach station at 203 South Tamarind Avenue has free parking and runs south through Boca Raton and Fort Lauderdale to Miami. Brightline's station at 260 Quadrille Plaza Drive opens at 5:20 a.m. daily and has a gateless parking garage, with trains to Boca Raton, Fort Lauderdale, Aventura, Miami and Orlando.

Getting to the airport

Palm Tran Route 2 runs free between the Tri-Rail station and Palm Beach International Airport, which handled 8,657,372 passengers in 2025. Downtown, the on-demand Rose Trolley and West Palm Move service connect at the same station.

Renting first or buying straight away

Renting for a few months lets you test commutes, summer heat and neighborhoods before you commit to a purchase, at the cost of a second move. Zillow's typical rent was up 3.9% over the year to August 2026, so check renewal terms before you sign. Either way, a few checks save trouble.

If you rent

Ask the landlord which utilities are in your name, what the deposit covers and whether the building is a condo with its own rules for tenants. Confirm the address is inside city limits if you are counting on city services such as trash pickup.

The seller must give you a flood disclosure at or before signing, and in an HOA community you must receive a disclosure summary before you sign.
