The Estates @ NOMAR (GL Homes), West Palm Beach
GL Homes is building 100 homes in a redeveloped enclave at 425 40th Street, West Palm Beach 33407, in the Northwood Marina District beside the Intracoastal Waterway. Published pricing runs from $1.8 million to $3 million, with floor plans of about 3,340 to 3,870 air-conditioned square feet. The builder says purchases include memberships to The Cove Club and Equinox. It is the main new single-family option inside the city, and GL lists early move-in homes.
Apex at Avenir (GL Homes), Palm Beach Gardens
An all-ages GL community in Avenir at 12874 Soaring View, Palm Beach Gardens 33412. The Pinnacle Collection starts in the $960s and the Summit Collection from $1.4 million, with homes of 1,905 to 5,502 air-conditioned square feet around the Great Egret Clubhouse. GL notes the Avenir Town Center is still under development.
L'Ambiance at Avenir (Kolter Homes), Palm Beach Gardens
Kolter's all-ages Avenir neighborhood starts in the $800s. Homes run from 1,911 to 2,776 square feet with 2 to 5 bedrooms, and some plans expand to 6. Amenities listed include a restaurant, bars, a fitness center, playgrounds and sports courts.
Esprit at Avenir (Kolter Homes), 55+
A legally age-restricted 55+ neighborhood in Avenir with eight floor plans from 1,911 to 2,776 square feet and its own clubhouse, pickleball and circuit-training gym. Kolter did not publish a starting price on the community page, so ask for the current price sheet.
Regency at Avenir (Toll Brothers), 55+
A 55+ active-adult community of 469 single-family homes on Northlake Boulevard. Toll lists the Palms Collection from $664,995, homes of about 1,800 to 2,800 square feet, and quick move-in homes up to $1,499,000. Amenities include a pool, fitness center, tennis and pickleball, a ballroom, a café and a lifestyle director.
Artistry Palm Beach (Kolter Homes), Palm Beach Gardens
A gated, all-ages community with a manned gatehouse, which Kolter places about 3 miles from the beach and near The Gardens Mall. Published pricing runs from $1.3 million to over $2 million, and the builder describes a no-equity club with a clubhouse, pool, fitness center and sports court.
Cresswind Palm Beach at Westlake (Kolter Homes), 55+
Kolter's 55+ community in Westlake, between Wellington and Palm Beach Gardens, starts in the $600s. Nine floor plans range from 1,840 to 2,776 square feet, and amenities include a fitness center, resort and resistance pools, pickleball and tennis courts, trails and a full-time lifestyle director.
Westlake: the city built from scratch
Minto Communities bought about 3,800 acres in 2013 for $51 million, and the area, previously the Seminole Improvement District, became the City of Westlake in 2016. Its population grew from 906 in the 2020 census to an estimated 9,042 in 2025. Kolter's Cresswind is one of the communities there. Ask any Westlake builder which special district assessments apply to the lot you are considering.
Infill and historic-district rebuilds
Inside the city, a new house on an older lot is often the only way to get new construction in an established neighborhood. In any of the city's 18 locally designated historic districts, demolition and new exterior work need a certificate of appropriateness, and major projects go to the Historic Preservation Board. Confirm the review level with the planning division before you buy a lot to build on.

CDD and HOA fees on new homes
How a CDD shows up on your bill
A community development district is a special district that borrows to build roads, drainage and amenities, then recovers the cost from owners. The Avenir Community Development District, for example, was established on January 5, 2017 by City of Palm Beach Gardens ordinance under Chapter 190, Florida Statutes. Its assessments have two parts, operation and maintenance plus debt service on the bonds, and both appear in the non-ad valorem section of the county tax bill.
The disclosures you should receive
Florida law requires every first-sale contract inside a CDD to carry a bold notice, just above your signature, that the district may levy taxes or assessments on top of county taxes. Separately, an HOA community must give you a disclosure summary before you sign, stating the current assessment and warning that failure to pay can lead to a lien. Read both before you pay a deposit.

Zillow's typical West Palm Beach home value was $404,294 in August 2026. Most new single-family homes listed above start at $600,000 or more, so a new build around the city usually means paying a premium, moving to Palm Beach Gardens or Westlake, or both.
How much does it cost to build a house in West Palm Beach?
No official source publishes a local cost per square foot, and custom-build bids vary widely with design, lot and finishes. As a rough check on builder pricing, Regency at Avenir's $664,995 starting price over a home of about 1,883 square feet works out near $353 a square foot, and The Estates @ NOMAR's $1.8 million over about 3,340 square feet is near $539, both including the lot and community infrastructure. For a custom home, get written bids from licensed contractors and ask the city building division about permit and impact fees.
Taxes in the first years
Florida values property as of January 1. If the house was not finished on that date, your first bill may reflect the land only, and the full bill arrives the following year. Inspections and warranties on a new home
Pre-drywall inspection
Ask in the contract for the right to bring an independent inspector before insulation and drywall go in, when framing, plumbing, electrical and window installation are still visible.
Final inspection and walk-through
A city or county certificate of occupancy confirms code compliance, not workmanship. Book your own inspector before the builder's orientation walk so any defects go on the punch list in writing.
Builder warranty
Warranty terms differ by builder. Ask for the written warranty before signing and note how long workmanship, systems and structural cover last, how to file a claim and whether the builder uses a third-party warranty company.

The builder's sales office represents the builder. Your own agent can compare the published price with resale homes nearby, review the contract's deposit and delay clauses, and push for incentives.
