Zillow's typical West Palm Beach home value was $196,883 in August 2016 and $404,294 in August 2026, a gain of 105.3% over ten years. The August readings tell the story in four phases.

2016 to 2020: steady growth

Values rose from $196,883 to $249,563, roughly 6% a year on average, without a single jump.

2020 to 2022: the surge

The typical value went from $249,563 to $401,745 in two years, including a 34.3% rise between August 2021 and August 2022 alone. That is the period when most of the ten-year gain happened.

2022 to 2026: a plateau with a dip

Values edged up to $421,244 by August 2024, fell 5.4% to $398,518 in August 2025 and recovered 1.4% to $404,294 in August 2026. The city is 4.0% below that 2024 reading but still 35.2% above five years ago. That points to prices holding a range rather than a steady fall. It is not a forecast.

Sale speed, price cuts and inventory across the Miami metro

Zillow reports these figures for the whole Miami metro, which includes Palm Beach County, not for West Palm Beach alone. Each is compared with its own reading a year earlier.

Days to pending

Listings took about 98 days on average to go under contract in August 2026, compared with 97 days a year earlier. That is a mean, so a few very slow luxury or condo listings pull it up; well-priced homes often go faster.

Sale-to-list ratio

The typical home sold for about 95.7% of its final list price in July 2026, up from 95.3% a year earlier. Sellers are still accepting discounts of around 4%, but slightly smaller ones.

Price cuts

18.9% of listings had a price cut in August 2026, down from 21.5% a year earlier. Fewer sellers are having to chase the market down after listing.

Inventory and median sale price

There were 48,328 homes for sale across the metro, down 14.3% from 56,417 a year earlier. The median sale price was $491,667 in July 2026, up 2.8% from $478,333. Fewer listings and smaller discounts are consistent with a market firming from a soft 2025, even while sale times stay long.

How the market differs by ZIP code and neighborhood

The city average hides wide gaps. Of the 35 West Palm Beach neighborhoods Zillow tracks, 21 rose in value over the year to August 2026, 13 fell and one was flat.

ZIP 33405 was both the most expensive and the fastest rising. The two cheapest ZIPs, 33409 and 33415, both slipped. Several of these ZIPs also cover addresses outside city limits, so check the jurisdiction of any specific home.

Neighborhoods that gained most

Northwood Shores rose 28.7% to $635,692, South Side 23.3% to $1,359,754, Prospect Park and Southland Park 18.7% to $2,299,563, Pineapple Park 15.1% to $659,226, Old Northwood 14.4% to $974,059 and El Cid 14.2% to $3,573,235. Three of those six, Old Northwood, El Cid and Prospect Park and Southland Park, are National Register historic districts.

Neighborhoods that fell

Golden Lakes dropped 11.1% to $137,938, Progressive North West 9.4% to $342,956, Palm Club Village 6.1% to $192,003 and the Villages of Palm Beach Lakes 5.9% to $265,446. Grandview Heights, a historic district, slipped 3.3% to $944,092. If a home in one of these areas is a condo or townhouse, check the association's budget and reserves as well as the recent sales.

Condos, luxury homes and new builds

Condos

Condo buyers face two state rules that affect prices. Residential condo buildings three stories or taller need a milestone inspection by December 31 of the year they reach 30 years old (25 where the local agency requires it near salt water) and every 10 years after. Associations must also complete a structural integrity reserve study at least every 10 years and, for budgets adopted since December 31, 2024, cannot vote to skip those reserves. Luxury homes

Four Zillow neighborhoods had typical values above $1 million in August 2026: El Cid, Prospect Park and Southland Park, South Side and Flamingo Park. All four rose over the year, three of them by double digits, so the top of the market held up better than the city as a whole.

New construction

New single-family homes inside the city are scarce. The Estates @ NOMAR, 100 homes from GL Homes, is priced from $1.8 million, and most other new communities are in Palm Beach Gardens and Westlake. The West Palm Beach new construction guide lists them.

Is now a good time to buy a house in West Palm Beach?

It is a better time to negotiate than in 2021 or 2022. Whether it is a good time for you depends on how long you will stay and whether the full monthly cost fits.

Use the long sale times

With listings averaging about 98 days to contract, a home that has sat for months is a candidate for a lower offer or seller-paid closing costs. Ask for the listing history and any earlier price cuts.

Budget at today's rate

At 7.03% (Freddie Mac, week of September 24, 2026), principal and interest on the $404,294 typical home is about $2,428 a month with 10% down. Add property tax at about 20.45 mills before exemptions, insurance and association fees. The cost of living guide has each line.

Is West Palm Beach a good place to buy a house?

Relative to its neighbors it is one of the cheaper ways into eastern Palm Beach County: the typical value is below the county's $474,416 and well below Boca Raton ($576,824) and Palm Beach Gardens ($695,799). Its values also rose over the past year, when many large Florida cities fell. Pick the neighborhood carefully, since some fell by more than 5%.

Is now a good time to sell a house in West Palm Beach?

Price to recent sales, not the peak

If your neighborhood gained over the year, you may be selling into strength. If it is one of the 13 that fell, price to the latest comparable sales rather than to 2024, because buyers can see how long overpriced listings sit.

Only 19 of those 89 cities gained value over the year. Among counties, small rural ones such as Taylor County (6.1%) rose fastest.
