What is the average home price in Florida?
There are two numbers worth knowing, and they measure different things. Both are recent, and both point to a Florida home costing a little under $400,000 in the middle of the market.
Zillow typical home value: $375,470
Zillow's typical home value for Florida was $375,470 in August 2026. That covers houses and condos together and estimates the value of homes in the middle third of the market, not just the ones that sold. It was -1.5% over 12 months and +20.3% over five years. Because it values the whole housing stock, it moves slowly and is the fairest number for comparing one county with another.
Median sale price: $415,000 for a single-family home
Florida Realtors reports what actually closed through the state's multiple listing services. In August 2026 the median sale price of a single-family home was $415,000, up 1.2% from $410,000 a year earlier. The median for townhouses and condos was $298,000, up 2.8%. Half of the homes sold for more than the median and half for less.
Average sale price: $607,238
The true arithmetic average is much higher. Florida's average single-family sale price in August 2026 was $607,238, and the condo average was $426,467. A relatively small number of very expensive sales on the coasts pulls the average up, which is why most price guides, including this one, lead with the median or the typical value instead.
Which number to use
Use the median sale price to judge what buyers are paying for houses right now. Use Zillow's typical value to compare places, because every county, city and state is measured the same way. Use the average only when you want total dollar volume, since it overstates what a normal home costs.
How Florida home prices compare with the US and other states
Florida is close to the national middle. Zillow's typical US home value was $368,697 in August 2026, so Florida's $375,470 is about 2% higher. Out of the 50 states and the District of Columbia, Florida ranked 24th on Zillow's state index that month.
The most expensive state to buy a house in was Hawaii, at a typical value of $833,340, followed by California at $764,158 and Massachusetts at $661,896. The least expensive were West Virginia ($179,496), Mississippi ($197,606) and Louisiana ($217,039). The table shows the states people most often move to Florida from, plus two neighbors.

The direction of travel differs too. Florida fell 1.5% over the year while New York rose 5.6%, Illinois 5.3% and Michigan 4.0%. That narrowed the price gap for buyers coming from the Northeast and Midwest, and widened it for buyers coming from Texas, where values also fell.

The table lists all 67 counties, most expensive first, with Zillow's typical home value for August 2026 and the change over one and five years. These are county-wide figures that blend houses and condos, so a specific neighborhood can sit well above or below its county.

The spread is wide: Monroe County (the Keys) is $959,844 and Calhoun County in the Panhandle is $176,870, more than five times cheaper.

Grouping the counties by typical value shows where each budget goes furthest. The bands below use the same August 2026 Zillow figures as the table.
Over $500,000: 4 counties
Monroe County, Walton County, Collier County, Miami-Dade County. These are the Keys, the Emerald Coast around Destin, Naples and Miami. Monroe and Miami-Dade also led on long-run growth, rising +27.4% and +36.2% over five years. Collier was the weak spot in this group at -2.4% for the year.
$400,000 to $500,000: 9 counties
St. Johns County, Nassau County, Palm Beach County, Martin County, Broward County, Franklin County, Manatee County, Seminole County, Orange County. This band covers most of the Southeast Florida coast outside Miami, the Jacksonville suburbs in St. Johns and Nassau, and the two core Orlando counties. Palm Beach was one of the few large counties still rising, at +1.2%.
$300,000 to $400,000: 23 counties
The largest group, including Hillsborough, Pinellas, Pasco, Lee, Sarasota, Brevard, Volusia, Lake, Osceola and the western Panhandle counties. It is where the statewide typical value of $375,470 sits, and where the biggest recent declines are: Lee fell -4.4% and Osceola -3.2%.
$250,000 to $300,000: 18 counties
Charlotte County, Polk County, Leon County, Duval County, Okeechobee County, Levy County, Wakulla County, Escambia County, Hendry County, Suwannee County, Citrus County, Columbia County, Marion County, Union County, Lafayette County, Glades County, DeSoto County, Bradford County. Duval (Jacksonville) and Polk (Lakeland) are the big-city counties here. Charlotte County, at $297,268, is the one coastal county in the band after the sharpest one-year drop in the state, -4.9%.
Under $250,000: 13 counties
Hardee County, Highlands County, Washington County, Dixie County, Putnam County, Hamilton County, Madison County, Liberty County, Gadsden County, Taylor County, Holmes County, Jackson County, Calhoun County. All are inland or in the rural Big Bend and Panhandle. Several posted the state's strongest five-year gains from a low base, such as Hamilton at +38.5% and Hardee at +38.2%.
How Florida home prices have changed
Over the last 12 months
Statewide values slipped 1.5%. Of the 67 counties, 39 declined, 25 rose and three were flat. The biggest falls were on the Southwest Gulf coast and in a few rural counties: Charlotte -4.9%, Lee -4.4%, Calhoun -4.1% and Hendry -3.9%. The biggest gains were in small North Florida counties: Taylor +6.1%, Lafayette +5.8% and Hamilton +5.7%.
Over five years
Florida's typical value is up +20.3% since August 2021, the same as the national figure. Union County gained the most (+44.6%), and Charlotte County the least (+0.9%), which means a typical Charlotte home is worth almost exactly what it was five years ago.
Over ten years and from the peak
In August 2016 Zillow's typical Florida value was about $202,500, so values have risen roughly 85% in a decade. The statewide peak on Zillow's index was about $404,500 in May 2024. August 2026 sits about 7.2% below that peak, but still about 20% above August 2021, when the typical value was roughly $312,100.
Home prices by property type
Single-family houses
Single-family homes are where most of the money changes hands. In August 2026 Florida recorded 21,497 closed single-family sales at a $415,000 median. About 27% (5,782 sales) were paid in cash. Sellers received a median of 96.0% of their original list price, up from 94.8% a year earlier.
Condos and townhouses
The condo and townhouse median was $298,000 across 7,291 closings, and just over half (3,722) were cash purchases. Sellers received a median of 93.3% of their original asking price, so negotiating room is larger than for houses. Common budget questions
Can you buy a house in Florida for $250,000?
Yes, but mostly outside the big coastal metros. Thirteen counties have a typical value under $250,000, all inland or rural, and Marion, Citrus, Columbia and Suwannee counties are in the $270,000s. How much does a middle-class house cost in Florida?
Zillow's index is built from homes in the middle third of values, so its $375,470 is a fair answer for a mid-market home statewide. For a house rather than a condo, the $415,000 single-family median sale price is closer to what buyers are paying. In Duval and Polk counties the typical value is under $300,000, while in Palm Beach and Broward it is well over $400,000.
Is Florida getting too expensive?
Prices have eased, but the monthly cost has not. A year ago the typical Florida home was worth about $381,000 and the 30-year rate averaged 6.30%, which put principal and interest with 20% down near $1,887 a month. In August 2026 the typical home was $375,470 and the rate in late September was 7.03%, so the same calculation comes to about $2,004. Lower prices were more than cancelled out by higher rates. Property tax
Florida property tax is the taxable value multiplied by the local millage rate. It varies by county, city and special district, and the homestead exemption lowers it for a primary residence. See Florida property tax by county for the rules and worked bills.

Florida had the highest average homeowners insurance premium in the country in the latest NAIC data published by the Insurance Information Institute: $2,677 a year in 2022, against $893 in the cheapest state.
