Moving from Michigan to Florida: taxes, costs and where Michiganders settle

Moving from Michigan to Florida trades a flat 4.25% income tax and a 1.19% effective property tax rate for no income tax and a 0.78% rate. But Zillow's typical Florida home, at $375,470, costs $109,178 more than Michigan's $266,292, and Florida's average homeowners premium was about 2.5 times Michigan's in 2022. Southwest Florida is where Michiganders go most: Lee, Collier and Sarasota counties took more than a fifth of them.

Is it better to live in Florida or Michigan?

Financially, it is closer than most people assume. Michigan is a low-cost state for housing and insurance, and from 2026 it taxes most retirement income lightly, so the tax savings from moving can be smaller than the headline 4.25% suggests. Florida's edge is no income tax on wages and investments, a lower property tax rate, and winters without snow.

People move both ways. The Census Bureau's 2024 estimates show about 18,558 people moving from Michigan to Florida and about 19,282 moving from Florida to Michigan, a difference well inside the margins of error. Florida is still the single most popular destination for people leaving Michigan, ahead of Ohio (14,467) and Illinois (9,418). Overall, Michigan gained slightly more people from other states than it lost in 2024, roughly 6,400 on the Census estimates, so this is a steady two-way flow rather than an exodus.

Five years of prices

Over the five years to August 2026, Zillow's typical Michigan value rose 24.1% and Florida's 20.3%. Michigan has gained ground on Florida recently, which is why a Michigan sale now covers more of a Florida purchase than it did five years ago. Southwest Florida has been softer still: Lee County is down 4.4% over the past year alone.

Michigan's flat income tax

Michigan taxes income at a flat 4.25%, after a one-year cut to 4.05% for 2023, according to the Tax Foundation's 2026 table, with a personal exemption of $5,900 per person. For a single filer with $80,000 of income, that works out to about $3,150 a year. Florida charges nothing.

Retirement income from 2026

Michigan Treasury's guidance on retirement and pension benefits describes a four-year phase-in that restores the pre-2012 retirement subtraction: up to 25% for 2023, 50% for 2024, 75% for 2025 and up to 100% for 2026 and later, within private pension limits that rise with inflation. If your income is mostly pensions and retirement account withdrawals, check how much Michigan tax you will still owe in 2026 before counting income tax as a reason to move.

City income taxes

Detroit and a number of other Michigan cities levy their own income tax. Michigan Treasury administers Detroit's and will begin processing Flint's returns from January 1, 2027. The Tax Foundation's estimate of Michigan's average local income tax is small, 0.16% of adjusted gross income, which suggests relatively few Michigan residents pay one. If you do, moving ends that tax too.

Property tax

Michigan's effective rate is 1.19% on the Tax Foundation's 2024 data, against Florida's 0.78%. On each state's typical home, that is about $3,169 a year in Michigan and $2,929 in Florida, before Florida's homestead exemption. Insurance

NAIC data for 2022 puts Michigan's average homeowners premium at $1,056, one of the ten lowest, and Florida's at $2,677, the highest. Southwest Florida, where most Michiganders move, is exposed to storm surge, so price flood insurance too. See our Florida homeowners insurance guide.

Reading it

With a new mortgage, the typical Florida home costs about $8,375 a year more to own. Bought for cash, the gap narrows to about $1,381 a year, which a working household's Michigan income tax saving (about $3,150 on $80,000) covers. A retiree whose pension is now fully subtracted in Michigan may see little income tax saving to set against it. The rate is Freddie Mac's 30-year average for September 24, 2026.

Where Michiganders settle in Florida

Southwest Florida first. Census county-to-county estimates for 2016 to 2020 show about 22,391 people a year moving from Michigan to Florida. Lee County took 9.0% and Collier 7.4%, the highest Collier share of any state in this series, and Sarasota another 5.8%. Pasco County, north of Tampa, appears in Michigan's top eight and in no other state's we cover.

Cape Coral and Fort Myers

Lee County is the top destination for Michigan movers. Cape Coral's typical value is $335,825, down 3.9% on the year and about $69,500 above Michigan's statewide typical value. The city's canals are its draw and its main risk: read the waterfront homes, flood zones and utility assessments guides, and the nearby Pine Island and Matlacha page.

Naples and Collier County

Collier is the second choice and the most expensive county on the list, at $550,723. It fell 2.4% over the year. Bright Florida Homes doesn't cover Naples yet; Collier's property appraiser has parcel-level tax and flood data. If Collier prices are out of reach, Lee County next door is about $215,000 cheaper on Zillow's typical values.

Sarasota

Tampa, Pasco and Pinellas

Hillsborough, Pasco and Pinellas together took about 14.9% of Michigan movers. Tampa's typical value is $377,566; Odessa and Lutz, north of Tampa near the Pasco County line, have their own guides.

Lakeland

Polk County took 4.2%. Lakeland's typical value is $309,954, and its cost of living page breaks down the rest of the budget.

Palm Beach County

Only 4.0% of Michigan movers chose Palm Beach County, against 12.4% of New York movers. It is also the one county on the list where values rose over the year, to $474,416. Boca Raton ($576,824) is the Bright guide for that coast.

Closing out Michigan

The move-year return

For the year you move, you file a Michigan return as a part-year resident, splitting income between the months you lived in Michigan and the months you lived in Florida. Income from Michigan sources after the move, such as rent from a cottage or house you keep, stays taxable in Michigan.

City returns

If you lived or worked in a city with an income tax, such as Detroit, file the city return for the move year and tell your employer your new address so city withholding stops.

If you keep a Michigan cottage

If you keep a summer place up north, that is fine, but the Florida home needs to be your permanent residence for Florida homestead, and the more time and belongings you keep in Michigan, the harder it is to show your domicile moved. Keep records of where you spend each month.

Becoming a Florida resident

Declaration of Domicile

Florida Statutes section 222.17 provides for a sworn Declaration of Domicile, filed with the clerk of the circuit court in your county. It gives your Florida address and the Michigan city and county you came from. It is cheap, quick and useful evidence.

License, plates and auto insurance

New residents who take a job or enroll a child in a Florida public school have 30 days to get a Florida driver's license and 10 days to register vehicles. Out-of-state titles need a VIN check, and many first-time registrations carry a $225 fee. Florida auto policies must include $10,000 of personal injury protection and $10,000 of property damage liability, minimums that differ from the coverage choices in Michigan's no-fault system.

Voter registration

Register online with your Florida license number; books close 29 days before each election.

Homestead

Own the home and make it your permanent residence by January 1, then apply to the county property appraiser by March 1. In 2026 the exemption can reduce assessed value by up to $51,411, and Save Our Homes limits future increases to 3% or the CPI change (2.7% for 2026). See the Florida homestead exemption guide.

What are the best ways to move from Michigan to Florida?

Full-service movers

moveBuddha's 2026 data for the route, from 1,144 quotes averaging 1,408 miles, puts full-service movers at $3,100 to $6,820 for a 2 to 3 bedroom home and $5,310 to $10,090 for 4+ bedrooms. It costs most but you do nothing but pack valuables.

Moving containers

A container runs $1,900 to $3,470 for 2 to 3 bedrooms, about 50% less than full service. You load it; the company drives it.

Rental truck

Cheapest, at $990 to $1,990 for 2 to 3 bedrooms, about 70% less than full service, before fuel and at least one night of lodging on a 1,400-mile drive.

Checking a mover

The FMCSA's checklist: confirm registration and a USDOT number, check complaints, get the Your Rights and Responsibilities When You Move booklet, and note damage on the inventory before signing at delivery.

A Michigan to Florida moving timeline

Three months ahead

Price your Michigan home and decide whether to sell, rent or keep it. Get homeowners and flood quotes on actual Southwest Florida listings; roof age, elevation and wind features change them more than the county does. The month of the move

Book the mover or container with a written estimate, check the USDOT number, and set up power and water at the Florida address. Winter moves out of Michigan can meet snow on loading day, so allow a spare day.

First 30 days

Florida license, title and plates, then the Declaration of Domicile and voter registration. Move your bank, doctors and prescriptions, and update your address with the IRS, Social Security and your pension payer.

Next spring

File for homestead by March 1 if you owned and lived in the home on January 1, then your Michigan part-year return and any city return.

Life after Michigan: what changes

From lake-effect snow to summer storms

Winter stops being a season you prepare for, and summer takes its place: long, hot and humid, with frequent afternoon thunderstorms. Air conditioning runs most of the year, and Florida taxes electricity at 6.95%, so ask for a year of utility bills on any home.

Hurricane season

Is it smart to move to Florida right now?

We don't forecast prices. On Zillow's data, Michigan values rose 4.0% in the year to August 2026 and Florida's fell 1.5%, and Lee County, the top Michigan destination, fell 4.4%. That improves the exchange rate for Michigan sellers compared with a year ago. The insurance quote on the specific home is the number to settle first.

Can you live in Florida on $1,500 a month?

Not as a renter in the cities we cover: Zillow's typical August 2026 rent was $1,601 in Jacksonville, $1,722 in Lakeland, $1,949 in Cape Coral and $2,175 in Sarasota, before utilities. An owner without a mortgage still needs to cover property tax, insurance (about $223 a month on the 2022 average), dues and utilities.

Will I save on income tax as a Michigan retiree moving to Florida?+

Possibly less than you expect. Michigan's retirement subtraction phases in to up to 100% for tax year 2026 and later, within inflation-adjusted private pension limits, so much pension and retirement account income may already escape Michigan tax. Wages, investment income and amounts above the limits are taxed at 4.25%. Florida has no income tax on any of it.
