Why rates differ inside the county
In Clermont the total is the county general fund (5.0254), voted debt service (0.0400), the ambulance MSTU (0.4629), schools (3.0870 state plus 2.9980 local), the Lake County Water Authority (0.2940), the St. Johns River Water Management District (0.1793) and the city rate of 4.5900.
Unincorporated parcels pay a stormwater MSTU (0.4957) and, in most areas, a fire MSTU (0.4800) instead of a city rate, which gives totals of roughly 12.97 to 13.52. The Wellness Way MSTU (0.4585) applies only to certain Clermont and unincorporated mill groups. Some parcels elsewhere in the county also pay the North Lake Hospital district levy (0.3859), which Clermont's main groups do not.
Nearby Minneola and Groveland run about 1 mill higher than central Clermont, while Montverde is lower. Proposed 2026 rates were on the August 2026 TRIM notice.

Astatula, Howey-in-the-Hills, Lady Lake, Mascotte, Montverde and Fruitland Park pay the county fire MSTU on top of their city rate. Parts of Lady Lake and Fruitland Park that have their own fire services do not, which is why those towns show two totals.

Clermont raised its rate by 0.8539 mills in 2022 and has cut it in each of the last two years, to 4.5900 in 2025, slightly below its rolled-back rate of 4.6185. The school total fell from 6.5920 in 2021 to 6.0850 over the same period. The Wellness Way MSTU was halved for 2025, from 0.9170 to 0.4585.
Worked example: tax on a typical Lake County home
This example uses Zillow's typical home value for Lake County in August 2026, $361,482, and the 2025 City of Clermont millage of 16.6766. It assumes the property appraiser's assessed value equals that figure, which is a simplification: the just value on a tax roll is set as of January 1 and often differs from a sale price. The formula is taxable value × millage ÷ 1,000, worked out separately for school and non-school levies because the second homestead exemption does not apply to school taxes.

What the estimate leaves out
On these assumptions the homestead exemption is worth about $690 a year on a home at this value. Treat both figures as estimates only. Your actual bill depends on the appraiser's value, your exact taxing district, any other exemptions and the rates adopted for the year. Non-ad valorem assessments such as solid waste, stormwater, fire or CDD charges are billed on top and are not included here.
In a Wellness Way mill group, at 17.1351 mills, the same value comes to about $5,481 with homestead and $6,194 without.
Lake County exemptions: senior amounts by city
The homestead exemption and the statewide veteran, widow and disability exemptions are in our Florida property tax guide. In Lake County you file with the Lake County Property Appraiser by March 1, using e-File, by mail or in person. The office's exemptions line is 352-253-2150.
Limited income senior exemption
The property appraiser says Lake County and the City of Minneola give the full $50,000 to qualifying seniors, while Clermont, Lady Lake, Mount Dora and Tavares give up to $25,000. The 2026 household income limit is $38,686. Income documents, such as federal returns and W-2s for everyone in the household, are due by May 1.
The 25-year residency exemption
Lake County has adopted the additional exemption for seniors who have lived in the home for 25 years and whose just value was under $250,000 when they first qualified. In Lake it applies to the county general millage only, not to school, city or other levies, so it is worth less here than in counties where more levies have adopted it.
Save Our Homes and portability in Lake County
Lake County's taxable value grew about 70% between 2021 and 2025, the fastest of the counties on this site, so the Save Our Homes gap on older homesteads in places like Clermont and Mount Dora can be large. A buyer is reassessed on the next January 1, and portability from a previous Florida homestead is claimed on the homestead application. Our Florida property tax guide covers the rules.
Paying Lake County property taxes
The Lake County Tax Collector, David W. Jordan, mails the combined ad valorem and non-ad valorem notice in November. The discounts run to the end of each month: 4% if paid in full by November 30, 3% by December 31, 2% by January 31 and 1% by February 28. For mailed payments the postmark decides the discount, and on April 1 unpaid taxes pick up 3% statutory interest.

Installments
If your estimated tax is more than $100, you can pay quarterly. The June and September payments are based on the prior year's gross tax, with adjustments made in December and March, and you must make the June 30 payment to take part.
Charges that are not in the millage
Flat charges on the Lake County bill
Non-ad valorem assessments are billed separately, and can include charges such as solid waste or street lighting, depending on the parcel.
If a home is in a community development district, check the assessment before you commit. On new construction in Clermont, the CDD's debt and maintenance assessment can add a significant amount to the annual bill, so ask for the figure on the specific lot.
How to check a parcel before you buy
Look up the parcel on the tax collector's site and open the most recent bill. Each non-ad valorem line shows the levying authority and the amount. Note any CDD debt assessment and ask the district whether it can be prepaid, and ask the seller whether any special assessment has been approved but not yet billed.
What Lake County bills as flat charges
The Department of Revenue's 2025-26 report puts Lake County government's non-ad valorem assessments at about $81.1 million: fire $49.9 million, solid waste $30.0 million and street lighting $1.1 million. The cities added about $18.4 million, mostly for fire. Community development districts, which are independent, levied another $41.2 million across the county.
Appealing a Lake County value
The Lake County value adjustment board is administered by the Lake County Clerk of the Circuit Court and Comptroller, and the property appraiser links to the Clerk's VAB forms. As in every county, value petitions are due 25 days after the TRIM notice is mailed and exemption denials have 30 days. Legislation and the 2026 ballot in Lake County
Amendment 3 would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 (see our Florida property tax guide). For a Clermont homesteader in the main mill group, the extra $98,589 of exemption at the 2025 non-school rate of 10.5916 would be worth about $1,044 a year before any rate changes. CDD assessments, which are large in south Lake, would not be affected.

Median property tax paid in Lake County
The Census Bureau's 2024 American Community Survey puts the median real estate taxes paid by Lake County homeowners at $2,860 a year, with a median owner-occupied home value of $360,100.
How taxable value changed on the 2025 TRIM roll
The property appraiser's 2025 comparison sheet shows the county general fund's taxable value rising 11.36%, from $40.28 billion to $44.85 billion. The county still cut its rate slightly, from 5.0364 to 5.0254, which was 5.58% above the rolled-back rate. Among the cities, Montverde's taxable value rose 25.52% and Astatula's 24.73%, while Minneola's jumped 17.02% and Clermont's 10.95%. The Wellness Way MSTU area's taxable value grew 77.52%, and its rate was halved.

Montverde had the lowest 2025 total at 15.3966 mills, with a city rate of 2.8300, followed by Leesburg at 15.9477. Howey-in-the-Hills (19.9425), Eustis (19.8623) and Astatula (19.8525) had the highest. Unincorporated totals ran from about 12.97 to 13.52 before assessments.
