The Wellness Way corridor

Wellness Way is a Lake County planning area in south Lake County, next to the Orange County line. Its official site says it plans 8.8 million square feet of non-residential space and sets aside 3,000 acres for conservation, with a wildlife corridor. It lists Sunshine Water, the City of Clermont utility department and Duke Energy as utility providers. A municipal service taxing unit (MSTU) funds enhanced design standards for the regional road network.

What a Clermont CDD assessment looks like

The Wellness Ridge CDD was created by City of Clermont Ordinance 2022-018 in May 2022, and its board seats are held by Lennar staff while the community is built out. Its FY2027 adopted budget sets gross operations and maintenance assessments by product type:

Debt service assessments are separate and depend on which bond series covers the lot. The same budget shows gross debt assessments for a 50 ft single-family lot of $1,303 under the Series 2023 bonds and $1,564 under the Series 2024 bonds. That means one home can carry well over $2,000 a year in CDD charges. Ask the builder which series applies to your lot.

How to compare a new build with a resale

  • Add principal and interest (Freddie Mac's 30-year average was 7.03% in the week of 24 September 2026), property tax, CDD, HOA and an insurance quote.
  • Estimate tax from the purchase price. The prior year's bill on a new lot may reflect vacant land only.
  • Confirm whether the lot is inside Clermont city limits. The city lowered its rate to 4.59 mills, but unincorporated parcels pay county rates instead. See our Lake County property tax guide.
  • Price in lender incentives separately from price reductions. A lower price keeps paying off if you refinance later.

Lots, hills and drainage

Clermont's rolling terrain is part of the appeal, but it changes what you should check on a new lot. Ask for the lot grading plan, whether the home sits above or below the street, and where stormwater from neighboring lots will flow. Retaining walls, steep driveways and sloped backyards can limit pools and fences, so ask what the HOA allows. For lake-view or conservation lots, ask whether the view is protected or could be built on later, and check the FEMA flood zone for low-lying lots.

Builder contract checks

  • Florida law requires the first sale contract for a home inside a CDD to include a bold disclosure that the district may levy taxes or assessments. Read it, then ask for the numbers.
  • Ask when deposits become non-refundable and whether the price is fixed.
  • Get the HOA budget and a list of amenities that are finished versus planned.
  • Ask what is planned for vacant land next to the lot.

Clermont's typical home value peaked in Zillow's August series at $455,254 in 2024 and has since eased to $428,604, down 2.3% on the year but up 21.4% over five years. Builders are competing with resale homes and with each other, and the Lennar Clermont listings checked in September 2026 showed $25,000 price cuts on many homes.
