What Cape Harbour is
Cape Harbour was developed by Realmark Group in southwest Cape Coral, off Chiquita Boulevard south of El Dorado Parkway. Its centre is a deep-water marina with a waterfront boardwalk of restaurants, shops, a spa and an art gallery, which gives residents dining and boating without crossing the river to Fort Myers.
Local sources describe several distinct enclaves:
- Harbour Preserve: a gated private island of waterfront estate homes with deep-water docks.
- Harbour Pointe: a gated community of single-family homes and villas, some on the water.
- Marina South: 220 condos in two 15-story buildings over the marina.
- The Funky Fish Houses: 19 Key West-style waterfront cottages with private docks.
- Marina Villas: newer townhomes, listed by Landstar Development from $549,900 to $683,900 in September 2026.
The marina and boating
The marina is run as Safe Harbor Cape Harbour and offers wet slips and dry stack storage. A local community site describes wet slips for boats of 35 to 65 feet, with a maximum beam of 16 feet, a maximum draft of 5.6 feet and unrestricted height, which suits sailboats. Transient slips are available for visitors.
Slips are not automatically included with a home or condo. Ask whether a slip is owned, leased or available on a waiting list, and get the current rate from the marina. For homes with private docks, see the gulf-access homes guide for what to check on the route out.
Prices and the current market
Zillow's typical value for Cape Harbour was $524,261 in August 2026, down 6.9% in a year, a steeper fall than Cape Coral's 3.9% citywide. A brokerage search on 25 September 2026 showed 25 Cape Harbour listings with a median asking price of $675,000, averaging 174 days on market.
Long days on market mean buyers can often negotiate. Because the enclaves differ so much, compare sales in the same enclave or building. The Cape Coral housing market page covers the city trend.
What to check before you buy
- Association fees. Many homes pay a community association and an enclave or condo association. Ask for each budget, reserves and any special assessments.
- Condo rules. Marina South buildings are more than three habitable stories, so ask for the SIRS and any milestone inspection summary. The Cape Coral condo guide explains both.
- Flood zone and elevation. Look up the parcel on the city's flood portal. See the flood zone guide.
- Storm history. Ask for repair permits since 2022, including seawalls and docks.
- Commercial activity. Homes near the marina village are close to restaurants and events. Visit in the evening and on a weekend.
To compare with other marina communities, see Tarpon Point and the Cape Coral gated communities guide.
