Expect a wide spread. Original 1960s houses sit next to large new homes, and there has been significant tear-down and redevelopment along Bayshore Drive, Coral Drive and Dolphin Drive. Many buyers purchase an older home to renovate or rebuild.

The median is pulled up by waterfront and new homes, so compare recent sales on the same canal and of a similar age.
The Yacht Club Community Park rebuild
The city-owned Yacht Club Community Park was badly damaged by Hurricane Ian. The beach reopened in November 2023, and the old ballroom, pool and other buildings were demolished in 2024. The state environmental permit was issued in February 2025 and the Army Corps of Engineers permit in May 2025. A limited notice to proceed for the first marine phase was issued in December 2025, covering work such as new docks, a relocated boat ramp and seawall replacement.
In May 2026, a phasing plan went to City Council, and the city said council had not yet decided how to fund the full project. If you are buying nearby, expect construction activity for several years and check the city's project page for the current schedule.
