Locals describe Cape Coral by quadrant: northeast, northwest, southeast and southwest. Santa Barbara Boulevard divides east from west. In the south, the Caloosahatchee River forms the edge; in the north, the city runs to the Charlotte County line. ZIP codes follow those quadrants loosely, with two ZIPs (33990 and 33991) covering the middle of the city.

33914: Southwest Cape Coral, Cape Harbour and Tarpon Point
33914 covers the southwest quadrant, roughly from Santa Barbara Boulevard west to the Spreader Canal and from Embers Parkway south to the river. It has the highest typical value of the six ZIPs at $421,223 (down 2.4%), because it includes a large share of gulf-access canal homes and the marina communities of Cape Harbour and Tarpon Point.

33909: Northeast Cape Coral
33909 covers much of the northeast quadrant, which runs to North Fort Myers on the east and Charlotte County to the north. It had the lowest typical value in August 2026 at $293,459, down 4.6%. The area has a mix of older lots and newer builds, including townhome communities such as Sawgrass at Coral Lakes and Lennar's Palmetta Pines near U.S. 41 and Del Prado Boulevard.
Many streets are on freshwater canals or have no water frontage. Parts of Cape Coral are still being connected to city water and sewer through the city's Utilities Extension Project, so check the utility assessment position on any parcel.
33993: Northwest Cape Coral
33993 covers most of the northwest quadrant, west of Santa Barbara Boulevard and north of Pine Island Road and Embers Parkway. It is one of the fastest-building parts of the city, with many single-family homes built on individual lots and communities such as D.R. Horton's Stonewater.
Canals here reach Matlacha Pass and Pine Island Sound, and the ZIP borders the route out to Matlacha and Pine Island. Zillow's typical value was $326,142, down 4.6%. Some Cape Coral lots still use a private well and septic system, and builders sell homes on that basis, so confirm the utility status and any assessment balance for each parcel.
33990 and 33991: Central Cape Coral
33990 covers central-east Cape Coral, including City Hall on Cultural Park Boulevard. Its typical value was $322,222 in August 2026, down 3.5%. Most of the housing is single-family homes on standard lots, some on freshwater canals. Check year built, roof age and utility status house by house.
33991 covers central-west Cape Coral along Veterans Parkway, including the gated community of Sandoval. Its typical value was $359,005, down 2.9%, the smallest decline among the six ZIPs after 33914.
