About Tarpon Point
Tarpon Point describes itself as a gated enclave of three high-rise waterfront condominiums, single-family homes, estate homes and villas overlooking a deep-water marina, a nature preserve, the Caloosahatchee River and Sanibel. It sits on the site of the old Rose Garden, Cape Coral's first tourist attraction, and was developed by Grosse Pointe Development Company.
Local brokerage listings describe three enclaves:
- Tarpon Landings: 210 condos in three 12-story buildings with marina views.
- Tarpon Gardens: 120 coach homes with lake or park views.
- Tarpon Estates: 47 single-family homes, some on canals with private deep-water docks. Builders there have included Aubuchon Homes and Harborside Custom Homes.
Marina, resort and amenities
Residents have a private clubhouse with a fitness center and pool, and the marina gives deep-water access to the Gulf of Mexico. Marina Village, next to The Westin Cape Coral Resort, has shops, restaurants, a spa and a fitness and aquatic center within walking distance of the homes.
Living next to a resort brings visitors and events. Ask which amenities are private to residents and which are shared with hotel guests, and how marina slips are assigned, leased or sold.
Prices and the current market
Zillow's typical value for Tarpon Point was $890,317 in August 2026, down 7.7% from a year earlier, a sharper fall than the 3.9% citywide. A brokerage search on 25 September 2026 showed 12 listings with a median asking price of $937,000, averaging 147 days on market.
With so few homes, a handful of sales can move these figures, and condo and estate prices differ widely. Compare sales in the same enclave and building. See the Cape Coral housing market page for the city trend.
What to check before you buy
- Association budgets: master and enclave or condo association fees, reserves and any special assessments.
- Condo inspections: Tarpon Landings buildings are 12 stories, so ask for the structural integrity reserve study and any milestone inspection summary. See the Cape Coral condo guide.
- Flood zone and elevation: check the parcel on the city's flood portal. See the flood zone guide.
- Storm repairs: ask for permits for any work since 2022.
- Slip rights: confirm whether a marina slip comes with the home and its annual cost.
