Owned land vs lot rent: the cost difference that matters most

In an owned-land community you buy the home and the lot. You pay property tax on both, can claim a homestead exemption if it is your permanent residence, and pay HOA dues set by an owner-elected board. Highland Fairways stands out because even its manufactured homes sit on land the owner holds, so there is no lot rent.

In a land-lease community such as Cypress Lakes Village, you own the home but rent the lot from the park owner. The purchase price is usually lower, but the monthly lot rent continues for as long as you stay and can rise. Florida's Mobile Home Act requires the park owner to give 90 days' written notice before a lot rent increase, a service reduction or a rule change, and lets a homeowners' committee meet the owner to hear the reasons. Cove Communities was advertising up to 12 months of free lot rent on new homes and 50% off lot rent on select resales through September 30, 2026, so ask what the rent becomes once any promotion ends.

Sandpiper Golf & Country Club

The largest owned-land 55+ community in the April 2026 guide, with 1,153 homes built mainly from 1985 to 1998 and a third phase started in 2023. It has an 18-hole course, clubhouse, restaurant, fitness center, heated pool, tennis and pickleball.

Cypress Lakes Village

A gated, 55+ manufactured-home community at 10000 US Highway 98 N, run by Cove Communities. Amenities include two 18-hole courses at the Big Cypress Golf Club, a 32,000-square-foot clubhouse, two heated pools and a 5,000-square-foot fitness center. 55places lists 1,604 homes built from 1987 to 2016. Highland Fairways

A gated community of 660 homes built from the 1980s to 1998, with a private 18-hole executive course and a clubhouse. Sources differ on the fee: the April 2026 guide reports about $218 a month and 55places lists $108 to $240 a month, including lawn care. See our Highland Fairways guide.

Colonnades

A gated south Lakeland community of 360 homes built from 1985 to 1994, including some manufactured homes on owned land, with a 15,000-square-foot clubhouse, heated pool and fishing dock.

Lake James

A gated north Lakeland community started in 2004 with 200-plus homes and new construction still available, reported at $170 a month plus a $550 annual assessment. It has a clubhouse, pool and an 8-acre lake.

Silver Lakes

A small gated community of 148 homes built from 1996 to 2004, resale only, with a clubhouse, heated pool and exercise room.

Heritage Landings at Lakes at Laurel Highlands

The newest in the guide: 65 homes built from 2017 to 2020 by D.R. Horton's Freedom Homes line off Airport Road, with a clubhouse and resort-style pool.

How 55+ age rules work

A 55+ community is a legal designation under federal fair housing rules. To qualify, at least 80% of occupied units must have at least one resident aged 55 or older, and the community must verify ages. The remaining 20% is set by each community's own documents, which may allow younger spouses or caregivers, or may be stricter. Read the declaration and rules for minimum ages, guest stays, rentals and pets before you make an offer.

What to check before you buy

  • The current HOA budget, reserve balance and any planned special assessment.
  • For lot-rent communities: the prospectus, current lot rent, what it includes and the rent history for the past few years.
  • Whether golf is included in the fee or requires a separate membership.
  • Rental restrictions, if you may need to rent the home later.
  • The home's roof age and, for manufactured homes, the year built and wind zone, since both affect insurance.
  • Property tax on the parcel and your eligibility for the homestead exemption and any senior exemption. See Polk County property tax.
