How Lakeland Highlands prices compare
Zillow's typical home value for Lakeland Highlands was $400,940 in August 2026. Among the Lakeland neighborhoods Zillow tracks, only Lake Hollingsworth ($478,781) and Beacon Hill ($435,768) were higher. The citywide figure was $309,954.
The more useful signal is stability. While Lakeland as a whole fell 1.3% over the year and several lower-priced neighborhoods fell more than 7%, Lakeland Highlands was essentially flat. The two south and southeast Lakeland ZIPs show the same pattern: 33813 was down 0.3% at $369,661 and 33812 down 0.2% at $373,323. In 33813, about 86% of housing units are single-family and 79% are owner-occupied, the kind of housing mix that has held value best in Lakeland this cycle.

Homes in and around Lakeland Highlands
Lakeland Highlands is not one uniform development, so check the year built, lot size and any association on each listing. Elsewhere in south Lakeland, two established examples show the range. Eaglebrooke Golf & Country Club in 33813 is a gated community of more than 600 homes opened in 1996 around a Ron Garl course, with lots from a quarter-acre to over five acres. The Christina area off County Road 540A, also 33813, dates from the early 1970s and is deed-restricted, with lake homes and a condo section. Our South Lakeland guide covers these in more detail.
Because Lakeland Highlands is a broad area, compare a home against recent closed sales in its own subdivision rather than the neighborhood figure.
What to check before you buy
- City or county. Look up the parcel on the Polk County Property Appraiser site to see whether it is inside Lakeland city limits or in unincorporated Polk County. Millage, utilities and trash service can differ.
- HOA, deed restrictions and CDD. Older subdivisions may have deed restrictions but little or no HOA, while newer ones may have an HOA and a CDD. Read the non-ad valorem section of the current tax bill.
- Well and septic. On larger or older lots, ask whether the home uses a private well or septic system and request service records.
- Flood zone and drainage. Check the flood map and ask about drainage on low lots or near lakes and ponds.
- Schools. Use the Polk County Public Schools School Zone Search for the exact address, since attendance zones do not follow neighborhood names.
- Roof and insurance. Get an insurance quote during your inspection period. See our Florida home inspection checklist.
