Where Lakeland condos are
Lakeland is mostly a single-family market, so condos are concentrated in a few places:
- Golf and gated communities. Grasslands in 33803 includes condominiums alongside villas, townhomes and houses in its 18 neighborhoods.

Zillow's typical value for all Lakeland homes was $309,954 in August 2026. That figure covers all home types, so the useful comparison for a condo is the total monthly cost, including the association fee, against a similar single-family home or a townhome in an HOA.
Milestone inspections: which Lakeland condos need them
Under section 553.899 of the Florida Statutes, condo and co-op buildings of three or more habitable stories need a milestone structural inspection once they reach 30 years old, then every 10 years. Local governments can require it at 25 years for buildings near salt water, which does not apply to inland Lakeland. The inspection has two phases. Phase one is a visual review by a licensed architect or engineer. Phase two, with testing, is required only if phase one finds substantial structural deterioration. The association pays for the inspection of the parts it maintains.
Check the number of habitable stories for the specific building. If it is under three habitable stories, the milestone law does not apply, but you should still ask about roof age, structural repairs and the association's normal reserve accounts.
Reserves and structural integrity reserve studies (SIRS)
Section 718.112 requires condo associations with buildings of three or more habitable stories to complete a structural integrity reserve study every 10 years. The study covers the roof, structure, fireproofing, plumbing, electrical systems, waterproofing, windows and doors, and any other item over $25,000 (adjusted for inflation) that affects structural integrity. Associations that existed before July 1, 2022 had until December 31, 2025, or December 31, 2026 if they combined the study with a milestone inspection.
For budgets adopted after December 31, 2024, owners cannot vote to waive or reduce reserves for the items the study covers. Legislation signed in June 2025 (Chapter 2025-175, effective July 1, 2025) added some relief. Through 2028, a board may pause reserve contributions for two consecutive budgets after completing a milestone inspection, and associations may use lines of credit or loans for capital work.

Documents you receive and your 7-day window
Under section 718.503, a resale seller must give you the declaration, articles of incorporation, bylaws and rules, the annual financial statement and budget, the association's most recent SIRS, the inspector's summary of any milestone inspection, any turnover inspection report and the "Frequently Asked Questions and Answers" sheet, plus a governance summary form.
You then have 7 days, excluding Saturdays, Sundays and legal holidays, after signing the contract and receiving all of these documents to cancel in writing. On a new condo bought from a developer, the window is 15 days. Use the time to read the budget and reserve schedule, not just the rules.
Lakeland condo checklist
- Current monthly fee, what it covers (water, trash, cable, exterior insurance) and the last three years of increases.
- Reserve balance against the reserve schedule or SIRS recommendation.
- Any special assessment approved or under discussion. Read recent board minutes.
- Master insurance policy coverage and deductible, and a quote for your own HO-6 policy.
- Rental rules and minimum lease terms if you may rent the unit.
- Lender approval of the project: ask your lender if it will finance a unit there. Ask early, because some lenders review the association's budget, insurance and litigation.
