How expensive is Lakeland?
Lakeland is cheaper than most of Florida's big metros, though not cheap by national standards. Zillow's typical home value was $309,954 in August 2026, below Tampa's $377,566 and Orlando's $371,120, and typical rent was $1,722 a month. Everyday costs such as food and transport are close to the Florida norm, so the savings come mainly from housing.
Census Bureau figures put that in context. In the 2024 American Community Survey (1-year), Lakeland's median gross rent was $1,447, below Florida's $1,812 but just under the US figure of $1,487. The median owner-occupied home value was $274,800, against $396,900 for Florida and $360,600 for the US. Incomes are lower too: the city's median household income was $63,859, against $77,735 statewide.
MIT's Living Wage Calculator estimates that a single adult in Polk County needs $46,101 a year before tax to cover basic costs, against $54,595 in Palm Beach County, home of Boca Raton.
Housing costs in Lakeland
Buying a home
The typical Lakeland value of $309,954 was down 1.3% over the year to August 2026 but up 21.0% over five years. At Freddie Mac's 7.03% average rate (week of September 24, 2026), principal and interest is about $1,862 a month with 10% down and $1,655 with 20% down. Across the Lakeland metro, homes took a mean 80 days to go under contract and sold at about 97.4% of list price, and 26.8% of listings had a price cut, so you can often negotiate. Values differ by ZIP, from $183,135 in 33815 to $373,323 in 33812; see the Lakeland ZIP code guide.
Renting
Zillow's typical Lakeland rent was $1,722 a month in August 2026, up 1.7% in a year. The monthly principal and interest on the typical home with 20% down is a little below that, but tax and insurance push the full cost of owning above the rent. Compare the two on a full monthly basis.
Property tax
For 2025, the combined millage inside Lakeland was 17.5402, or 18.0402 where the Lakeland Area Mass Transit District applies, according to the Polk County Property Appraiser's final rates. That breaks down as 5.2900 for schools and 12.7502 non-school in the transit district, including the city's operating rate of 5.4323. Most unincorporated areas nearby paid 12.9291.
On the typical value of $309,954 at 18.0402 mills, a homesteaded home would pay about $4,804 a year once the school and non-school exemptions are applied, about $400 a month. Without homestead, as for a second home or rental, the bill would be about $5,592. Proposed 2026 rates were printed on August TRIM notices, so check the current rate for the parcel. The Polk County property tax guide has the full worked example.
Homeowners and flood insurance
Polk County sits among the lower to moderate counties for average homeowners premiums in the Florida Office of Insurance Regulation's county data, well below coastal South Florida, where Palm Beach averaged $6,614. Neighboring Hillsborough County averaged $2,653 in the same data, as of September 30, 2024. Statewide, Citizens policyholders were due an average 8.7% reduction in 2026.
Your own premium depends on roof age, construction, wind mitigation features and claims history, so get a quote before your inspection period ends. Being inland removes storm surge, but heavy summer rain can still flood low-lying streets, and standard policies don't cover flood. Check the flood zone and price flood cover anyway.
HOA, CDD and lot rent
Many newer Lakeland subdivisions carry a Community Development District (CDD) assessment on the property tax bill, on top of HOA dues. Ask for the CDD's assessment on the specific lot and check the latest tax bill; the Lakeland new construction guide explains how they work. In land-lease 55+ communities, you pay monthly lot rent instead of owning the land, and Florida law requires 90 days' written notice of an increase. The Lakeland 55+ communities guide compares fees.
Everyday costs in Lakeland
Electricity
Lakeland Electric, a department of the City of Lakeland, supplies power across much of the area. On its rates effective June 1, 2026, the standard residential plan has a $14.45 monthly customer charge, an energy charge of about 5.56 cents per kWh for the first 1,000 kWh (rising to 6.35 cents and then 7.03 cents at higher usage), and a fuel charge of 5.70 cents per kWh. The utility puts the average residential bill at $163.42 a month for 1,178 kWh, before taxes.
A base rate increase has been proposed from October 1, 2026, which would lift that average bill to $166.25, about 1.7% more. Taxes are added on top, including a 10% utility tax inside city limits or a 10% surcharge outside them. Summer air conditioning pushes usage above the average, so ask a seller for 12 months of bills.
Water, sewer and trash
The City of Lakeland runs the water utility, and Lakeland Electric's customer service handles both electric and water accounts. We couldn't confirm the current water rate schedule, so ask the seller or landlord for recent bills. In unincorporated Polk County, the county's 2025 rate sheet lists garbage collection and disposal at $346.05 a year per home where the county provides the service.
Groceries and food
MIT's Living Wage Calculator budgets $4,300 a year for food for a single adult in Polk County, about $358 a month, and $12,584 for two adults with two children, about $1,049 a month. Those are basic grocery budgets, so eating out often will add to them. Publix is headquartered in Lakeland, so you won't be short of stores.
Transportation and gas
Most Lakeland households need a car. MIT puts transportation at $8,924 a year for a single adult and $14,969 for a two-adult, two-child household, covering vehicle, fuel, insurance and upkeep. If you commute to Tampa or Orlando on I-4, budget for extra fuel and wear. Citrus Connection buses cost $1.50 per adult cash fare, or $0.75 for seniors, students and riders with disabilities.
Healthcare
MIT's medical cost estimate is $3,122 a year for a single adult and $11,134 for a family of four with two working adults. Lakeland Regional Health, one of the area's largest employers, is based in the city.
Childcare
MIT puts childcare at $9,261 a year for one child in Polk County and $17,626 for two. That is lower than Palm Beach County's $14,654 and $27,798, but it is still close to MIT's annual housing budget for the same households.
Internet and phone
MIT budgets $1,715 a year for internet and mobile service for a single adult and $2,288 for two adults. Check providers for the specific address, especially in rural edges of the county.
Taxes in Lakeland
Sales tax
The sales tax rate in Lakeland is 7%: Florida's 6% state rate plus Polk County's 1% discretionary surtax. The Florida Department of Revenue lists Polk's surtax as two half-cent levies, one effective from 2004 and expiring at the end of 2033, and the other from 2005 to the end of 2044.
No state income tax
Florida has no state personal income tax. Wages, pensions, Social Security and investment income are taxed only at the federal level.
Property tax and flat assessments
Property tax is the main local tax: about 17.5 to 18.0 mills inside Lakeland for 2025. Flat charges also appear on some bills. Where the county fire assessment applies, the 2025 rate was $393 per single-family home, and CDD assessments apply in many new subdivisions. Check the parcel's latest tax bill for every line.
Salary needed to live in Lakeland
MIT's Living Wage Calculator for Polk County, updated February 2026, gives the pre-tax income needed to cover basic costs while renting:
| Household | Hourly wage | Annual income before tax |
|---|---|---|
| 1 adult, no children | $22.16 | $46,101 |
| 1 adult, 1 child | $36.10 | $75,082 |
| 1 adult, 2 children | $44.61 | $92,798 |
| 2 adults (1 working), no children | $29.41 | $61,164 |
| 2 adults (both working), 1 child | $20.70 each | $86,099 |
| 2 adults (both working), 2 children | $24.45 each | $101,723 |
MIT's housing budget uses county-wide rents of about $1,232 a month for a single adult, below Zillow's typical Lakeland rent. Here is what the typical rent of $1,722 takes from common gross incomes, alongside the cost of buying the typical home (principal and interest with 10% down plus homesteaded property tax, about $2,262 a month before insurance and HOA):
| Gross income | Typical rent share | Buying share (before insurance) |
|---|---|---|
| $50,000 | 41% | 54% |
| $60,000 | 34% | 45% |
| $75,000 | 28% | 36% |
| $100,000 | 21% | 27% |
A household earning around $75,000 can rent the typical home comfortably. Buying the typical home fits more easily at $100,000 or with a larger down payment.
Lakeland vs nearby cities
Zillow's August 2026 figures for Lakeland and nearby areas:
| Area | Typical home value | 1-year change | Typical rent |
|---|---|---|---|
| Lakeland | $309,954 | -1.3% | $1,722 |
| Auburndale | $302,746 | -1.4% | n/a |
| Polk County | $295,824 | -2.4% | n/a |
| Plant City | $340,391 | -1.2% | $1,803 |
| Tampa | $377,566 | -0.3% | $1,957 |
| Orlando | $371,120 | -1.4% | $1,896 |
Lakeland's typical value is about 18% below Tampa's and 16% below Orlando's. Plant City, the nearest Hillsborough County city to the west, costs about 10% more. If you would commute to either metro, add the extra fuel and time to the comparison, not just the price gap.
Ways to lower your costs in Lakeland
File for homestead
If the home is your permanent residence on January 1, file with the Polk County Property Appraiser by March 1. The exemptions are worth up to $51,411 of assessed value for 2026, and on the typical Lakeland home they save roughly $790 a year compared with a non-homestead bill. Homestead also brings the Save Our Homes cap, which held assessment increases to 2.7% for 2026.
Get a free wind mitigation inspection
Florida's My Safe Florida Home program offers free wind mitigation inspections to eligible homeowners and grants of up to $10,000 for approved upgrades. The inspection report also documents features that can earn insurance discounts.
Pick the right electric plan
Lakeland Electric's Shift to Save plan charges about 1.6 cents per kWh of energy off-peak against 14.1 cents on-peak, with all weekends off-peak. If you can run laundry, dishwashers and pool pumps outside peak hours, compare it with the standard plan using the utility's rate calculator.
Pay property tax early
Florida gives a 4% discount for paying in November, 3% in December, 2% in January and 1% in February. On a $4,800 bill, paying in November saves $192.
Check CDD and HOA costs before you choose
Two similar homes can differ by hundreds of dollars a month once CDD and HOA charges are added. Compare total monthly cost across resale and new-build options, and read the Florida first-time buyer guide and closing costs guide for the upfront costs.
