Gated communities in Sarasota: prices, HOA fees and how access works

Sarasota's best-known gated communities are built around golf clubs, such as Prestancia in Palmer Ranch and the three gated neighborhoods of The Oaks Club in Osprey, which advertises 24/7 security. A gate adds cost as well as privacy: you usually pay for staffing or equipment, private road upkeep and sometimes a club membership, so ask for the full fee schedule before you compare prices.

What "gated" can mean in Sarasota

Listings use the word loosely. Before you rely on it, find out which of these you are getting:

  • Staffed gatehouse. A guard checks visitors and deliveries, sometimes around the clock.
  • Automated gate. Residents use a transponder or code, and visitors call through. There may be no staff on site.
  • Gated section of a larger community. One neighborhood is gated while the wider master-planned area is open, as in parts of Palmer Ranch.
  • Roving patrol only. Some communities have security patrols but no gate.

Ask the association for the security contract, the gate's operating hours and the visitor policy. A gate is not a guarantee of anything, and we do not rank areas by safety. If crime data matters to you, use official reports and ask how they were compiled.

Examples of gated and club communities around Sarasota

Prestancia, Palmer Ranch

TPC Prestancia describes itself as sitting inside the gated community of Prestancia in Palmer Ranch. The club covers 565 acres with 36 holes of golf and was created by the PGA Tour in 1985. The Oaks Club, Osprey

The Oaks Club, at 301 MacEwen Drive in Osprey, says membership begins with ownership in one of three gated residential communities on Little Sarasota Bay, with 24/7 security, 36 holes of golf and 16 courts. Club-linked ownership like this usually means dues on top of the HOA fee, so ask for the equity or membership terms. Our Osprey guide covers the wider area.

The Founders Club

The Founders Club describes itself as a private golf club community of 262 homes on 700 acres, with a Robert Trent Jones Jr. course and 275 golf memberships. Ask the sales team how entry works and what membership costs.

Laurel Oak Country Club

Laurel Oak Country Club lists a 45,000-square-foot clubhouse on 800 acres. Check how access is controlled and whether club membership is required with a home purchase.

Longboat Key

On Longboat Key, the Longboat Key Club resort covers 410 acres. Access rules differ from one association to the next on the island, so ask each one how visitors and contractors get in. See our Longboat Key guide.

What a gate adds to your costs

  • Security staffing or equipment. Round-the-clock guards cost far more than a code gate. Ask what share of the HOA budget goes to security.
  • Private roads. Many gated communities own their roads, so the association, not the county, pays to repave them. Check that the reserve study includes roads and gates.
  • Club dues and capital contributions. Where membership is tied to ownership, ask for annual dues, food minimums, initiation or equity fees and any transfer fee at resale.
  • Property tax and CDD. Gated or not, the parcel pays county millage. The 2025 countywide rate for most of Sarasota County was 11.4737 mills, and some newer communities add a CDD assessment. Our Sarasota County property tax guide explains the bill.

Documents to request before you make an offer

  1. The declaration, bylaws and rules, including leasing limits.
  2. The current budget, reserve study and last year's financial statements.
  3. Club membership documents, if membership is tied to ownership.
  4. Board minutes for the last 12 months, for any planned special assessment.
  5. An estoppel letter showing dues owed and any approved assessments.
  6. Architectural rules, if you plan to renovate.

Gates do not stop water

Many Sarasota golf and bay communities sit near water. Hurricane Milton made landfall near Siesta Key in October 2024 with water levels more than 8 feet above normal near Sarasota. Check the parcel's flood zone and elevation, ask whether the home flooded, and ask how the gates and generators performed during the storm.
