SARASOTA NEIGHBORHOOD GUIDE

Living on Lido Key: homes, prices, fees and what to check before you buy

Lido Key is a barrier island inside the City of Sarasota, reached from downtown over the John Ringling Causeway, and Zillow's typical home value there was $907,506 in August 2026, down 4.6% on a year. Condo buildings make up a big part of the island's housing, so the building's inspections, reserves and flood history matter as much as the unit.

Where Lido Key is and how it connects

Lido Key sits between the Gulf of Mexico and Sarasota Bay, just west of St. Armands Key. Both islands are part of the City of Sarasota and are reached from downtown by the John Ringling Causeway. St. Armands Circle, on the neighboring key, has more than 130 shops and restaurants.

John Ringling bought Lido and the nearby keys in 1917 and developed the area in the 1920s, which is when the Lido name arrived. Today the Gulf side has public beaches, including Lido Beach and South Lido Park at the island's southern tip.

Homes and prices on Lido Key

Zillow's typical value for the Lido Key neighborhood was $907,506 in August 2026, down 4.6% on a year. Nearby, the separate Zillow neighborhood of Lido Shores had a typical value of $4,008,503, up 2.2%, while St. Armands fell 9.4% to $1,920,095. Those gaps show how much the property type and exact location change the price.

The island's housing mixes condo buildings with hotels and beach houses. When you compare listings, separate Gulf-front from bayside buildings, and older buildings from newer ones, because insurance and reserve costs can differ sharply.

Condo checks that matter more on the island

Florida requires milestone inspections for condo buildings of three or more habitable stories once they reach 30 years, then every 10 years, plus a structural integrity reserve study. On a Gulf-front island, salt air and storm exposure make those reports especially important.

  • Ask for the milestone inspection reports and the reserve study.
  • Compare the reserve plan with the current budget.
  • Read 12 months of board minutes for planned special assessments.
  • Check the building's rental rules if you want to lease the unit.

Resale buyers now have 7 days to cancel after receiving the association documents. Our Sarasota condo guide has the full list.

Flood and storm exposure

Hurricane Milton made landfall near Siesta Key, a few miles south, in October 2024, with water levels more than 8 feet above normal near Sarasota. On Lido Key, ask every seller or association whether the property took water, what was repaired and whether work was permitted. Get flood and wind quotes before your inspection period ends. Our waterfront homes guide explains how FEMA now prices flood cover.

Taxes and ongoing costs

Lido Key is inside the city, so on the 2025 roll it paid the countywide 11.4737 mills plus the city's 3.4078, about 14.88 mills in total. At that rate, each $100,000 of taxable value costs about $1,488 a year. Add condo fees, your unit insurance and flood cover. See our Sarasota cost of living page for utility rates.
